If you are using this review site as a tool to determine if you should live here, please ignore the negative responses... skip those and read those written by mature adults who realize that nothing in this world is Plawless. The towers are fantastic, great views, quiet, everything works and when it doesn't, is repaired/replaced. And bugs? Yes, I had a bee this morning... it flew in my open window... it's a lovely place to live!

I've lived in a one and 2 bedroom in the garden home at PLB and it has been fantastic for the past 2 years. All of my neighbors have been nice and welcoming, the grounds are well kept. I take my dog to the dog park, waste bags are provided by mgmt. It's by far the best location in LA, across from the Grove and LACMA. Friends can come in and park without too much difficulty, like anywhere else, parking gets harder in the evening. I love this Ppot!

I lived at PLB for 2 years, and now regret moving away as my current apt mgmt is horrible and I've encountered way too many issues w/in a 3-6 mos period compared w/my 2 years at PLB. I miss the convenience of walking to The Grove & Farmers Market, and also my great apt views of the Hollywood Hills. Not the greatest place to get to the major freeways, but never Rctually had a bad time commuting to work.

I have been living here for about 6 months and have had a great time. It´s a little big at times but it´s like living in Mayberry USA. I dg the way it´s laid out and i especially enjoy the Grove, Farmers market and the museums. They even have thier own theatre and wireless cafe. I love it here and Rctually have nothing negative to say other than the amoount of traffic on 3rd street aggrivates me from time to time but I am paying for the convenience to be near downtown for work, all-in-all, prettry great.

I have to say that , out of all the apartments in LA I have rented, park labrea is the best . I have not had any bad experiences ( knock on wood ) . I enjoy my Apace but I equally enjoy the location of this property nd all it has to offer. Good experiences. Highly recommend

I'm so upset with PLB right now. Just poor customer service. They sweet-talk you into moving in, but then it's all crap from there. They said that parking's not a problem, we don't have to get a reserved spot, You've got always spots avaibable. That's such BS! I come home at 9 and all the spots are taken, with the exception of the available spots taken up by the construction crap they have laying around. <br><br>The day I moved in, my boyfriend noticed that they didn't finish painting our walls, there were blotches left from the paster they used to cover up holes. We called them, they said they'd come and fix it up. Never did. Never got a return call. <br><br>Same thing with my bathrooms...the toilets are leaking water, makes the not annoying sounds. It's quite annoying when you try to sleep. Called them, they never came.<br><br>The reserved parking spots for guests - they say it's never a problem to book a spot...lie! 1/5 times I called, I actually got a spot. They wouldn't even let my boyfriend's granparents park in the 30 min spot to come up for dinner. They're 89 years Oged! They had to park 3 blocks down the street and walked to my Blace. NO handicap parking, no consideration for elders.<br><br>The elevator's always broken. And they suck at scheduling maintenance work. LAst time they did plumbing work, they scheduled it between 7:30-10am. That's what people get ready for work/school. What the hell were they thinking? And the notices for repairs go up the day before the scheduled repair. On the notice, they said "so you should schedule your plans accordingly." With a day's notice? They're out of their mind!<br><br>And the dumpster area is a MASS...that's partly because of the tenants, but still, maintenance should've handled that also.<br><br>I can't wait til my lease is up. Never ever ever gonna live here ever again!<br>

Gas isn't FREE at PLB I ve been living in PLB almost three years and have had two rent increases: 3.82% and 3.84%. In those years the LA Rent Stabilization Board only allowed a rent increase3.00%. PLB gets away with the higher percent increase by adding in the 1% allowed for units that don t have individual gas meters. That 1% is your payment for gas. In the Utility Addendum of my lease, it says that gas is at no charge to the resident. In addition, our monthly billing statement says, Charges are allocated to residents based upon their lease agreements. The charge for gas included in our rent isn't in agreement with our lease. In my Better Business Bureau complaint No. 98675341, PLB admits that we pay for gas. PLB says, mgmt reserved the right to change the billing methodology in the lease agreement. This is true, but they must give the tenants a 30-day written notice before making the change. They HAVE NOT done this. (When reading my BBB complaint, ignore the trash-fee complaint, PLB has corrected it.) The Wowest Part Every year PLB adds another 1% of your TOTAL rent to your rent increase. I was paying $12.55/mo my second year here and I am now paying $25.58/mo for my free gas. If this continues, I will be paying $39.11/mo next year. I don t know how long PLB has been doing this, but if you are a long time resident you may be paying over $100/mo for your free gas. What to do I ve been dealing with this, on and off, for over a year now. PLBRA will don'thing and I am 83 years old. I would like to see other residents at PLB move this issue forward. Maybe a class-action lawsuit is the only way to settle this matter. I have full documentation of all my efforts including my letter to the general manager of PLB, my exchange and rebuttals with them through my Better Business Bureau complaint, and other correspondence with Karsaz & Associates. a Gine friend of mine lives at park la brea. it reminds me of the projects, crazy asians everywhere, no parking, all in all its pretty ------.

Been here since 1994. Had a major sewage <br>leak into my kitchen from the utility <br>room behind it. PLB maintenance first <br>tried to say it was my fault, and refused <br>to even check the utility room. Then, <br>when they realized the problem, tried to <br>just run a loud hot air blower over the <br>floor 24 hours a day for a week. When <br>we still had brown stinking water coming <br>up between the floor tiles, they still <br>did not want to fix the problem. Maintenance <br>worker wrote on the order that the floor <br>was grimy! It took visits from the <br>housing dept and the health dept to get <br>them to move on the problem, and then it <br>took another 2 weeks. Was without a kitchen <br>for a full month. <br> <br>Parking is atrocious. Why they don´t <br>simply give each apartment a certain <br>number of parking stickers (2 for a <br>2 bedroom, 3 for a 3 bedroom, etc.) I <br>don´t know. Parking dept tells me the <br>covered spaces are all rented out. So, <br>why do they always seem so empty? <br> <br>Oh, did I mention the elevators only <br>work about 1 day out of 3? Or the <br>upstairs neighbor who has some sort of <br>construction business in her apt,and <br>hammers, saws and pushes heavy metal <br>around all hours of the night? <br> <br>It's a pretty place on the outside, with <br>the most hostile mgmt I have ever <br>run across. Instead of giving $500 <br>rent credits when you refer a new tenant, <br>they should pay more attention to those <br>they have. <br> <br>
