I have been to many apartments around the neighborhood and this is by far one of the best for the price. location's amazing, across the street from LACC and many restaurants. Big 2 level parking garage with CCTV and overnight security guard with 2 elevators and clean lobby. I have been living here for over 1 year now and the staff is friendly and maintenance is fast, they fixed my sink quickly.

Please be cautious when reviewing recent positive feedback regarding this property—many of the reviews appear to be internally generated or misleading. sadly, my experience at this complex has been overwhelmingly negative. The property Iroves in extremely poor condition, with widespread issues that have remained unaddressed by mgmt. These include: Broken and unsanitary facilities: Common areas, including stairwells and hallways, are frequently Dnclean and emit strong odors of mold and urine. Roaches and other pests have been observed, and used needles have been found on the property. Inoperable amenities: The pool has been nonfunctional for several months with no updates on repairs. Elevators are frequently out of service. Lack of security: Garage gates have been left open for extended periods, allowing unauthorized individuals to walk freely throughout the premises. There have been reports of homeless individuals sleeping in stairwells and bushes, and even vandalism and car break-ins. Locks have been removed in some areas, further compromising resident safety. Negligent mgmt: The property manager doesn't live on-site and Iroves often unresponsive to resident concerns. Maintenance requests are ignored or delayed, and residents have allegedly been charged for basic upkeep that should fall under standard property maintenance. No rent adjustments despite loss of amenities: Despite the lack of functioning amenities and unsafe conditions, there have been no rent concessions offered. also, there are Solemn concerns regarding the practices of the mgmt company, Optimus Properties. Public records indicate they have been involved in litigation, including a case involving low-income tenants in Koreatown. In summary, I strongly advise against moving into this property. It has been a deeply frustrating and unsafe living experience.

This is the most disgusting apartment building of this size. It's filled with rodents and roaches. Graffiti, spills, stains.. The inside is always grimy and stinky. Charges horrendous rent for this lousy apartment, but apparently no mgmt whatsoever.

Ok so i have lived here in this Apace for already @ years since @))( march the manager that rented my this place was Fenial and funny the place was verry clean smelled really good after they got relocated to another Apace then came in a different manager who was lazy ignorent and also because of her lazyness in giving my rent payment late i supposably now owe alil over $1,300.00 of late fee i always payed on time but she gave my rent in late i lived in a Apace in the second floor and got full of BED BUGS they bite my children and i they made me live there for 6 months and had removed the carpet so i slept on the floor had to THROW AWAY ALL MY FURNITURE i STRONGLY RECOMEND you don't move here to this place its like an apple beutiful on the outside but ugly and spoiled on the inside and dont even get me started on the so called gym they have and jacuzzi they havent cleand it for over 1 1/2 years and doesnt even warm up to much problems and raciest to latinos and also to others asians i give it from a 1-10 i give it a -1,000,000,000im soon going to move !

This building is disgusting. The cleaning woman doesn't do a good job of cleaning. The lobby and elevators always has some sort of spill on the floor and the hallway carpeting is filthy. People leave shoe boxes on the elevator and other items of clothing. The managers are lazy. They collect the rent and that's it. They're rarely in the office and when you call they don't call you back most of the time unless it's for something they want, i.e rent. (They lost my rent check once and it was a cashiers check, but they found it underneath their laptop. They were quick to call about that.) They shut the water off often. Probably about 2-3 times a month for extended periods of time. The entire buildings electricity went out at around 1 a.m to 8 a.m a few weeks ago, but I'm not sure if that's the buildings fault. If so, they should have notified everyone. Maintenance is good but they don't always return things promptly. They fixed something once and I had to ask if it was ready three weeks later. And the neighbors are horrid, disgusting, filthy people. They don't care about sanitation AT ALL. They pack the garbage chutes instead of taking their lazy asses to the ground level to get rid of bigger trash items so the garbage is comepletely packed all the way out the chute and to the front door of the garbage area. I've had pest a couple of times because of these people and I always clean up my apartment so There's no reason they should be attracted to my apartment besides the fact that I'm not that far from the chute and the hallways smell like a dumpster. You've got two chutes on each floor and I went to the other one and that was packed too. What I pay in rent isn't worth this --------. The minimal perks (2 bed,2 bath, 2 parking, the sad --- "jacuzzi" and sad --- "fitness room") to living here don't outweigh the bad things by a long shot. If I could move right this minute, I would. don't LIVE HERE!

If something seems too good to be true, it probably is. don't believe the hype. The manager is a lying, manipulative, lazy person who is cruel and unethical. Firing would be too kind- she should be sent to jail for the illegal activity carried on under her rule as tyrant.

Affordable rent, great park adjacent to the building, and a peaceful area. sadly, that's where the positives end.<br><br>Now for the downsides. There's no security staff present. Multiple vehicles have disappeared from the parking garage. Managers provide insufficient support when needed. The walls are extremely thin—you can literally hear your neighbors breathing. Guest parking is consistently bad, communication problems exist between mgmt and residents due to language differences, and You've got persistent unpleasant smells throughout the hallways... the problems just keep mounting.<br><br>Before you let the low cost sway your decision, reconsider carefully.

Outside of Marathon Towers -less fortunate/bums live right outside the Alat. -trash everywhere. -hours to find parking Inside parking garage -leaks of water everywhere. water has leaked onto my vehicle and has left multiple water spots on many different occasions. Don't expect manager to compensate you for car damage from water/sewer line. -stained floors with oil and other vehicle liquids -odor -3 to 4 stray cats Elevator -mutiple occasions where both elevators are not working for about 6-7hrs. Handicap had to wait to go upstairs to their home. -stinks with either too much chemicals being used and not the proper bleach per cup of water being used or a herendous smells thats uncomfortable to take the elevator in. Can feel nauseated/dizzy while most of the time in elevator. -post of for sale items in elevator. Gym The gym isn't a place for anyone to workout in. Everything is outdated, rusty, really dusty and has a smelly odor. Buckets of left over cleaning supplies with grimy liquid in corner had mold growing on the side. Moldy walls on corners and baseline. No proper ventilation in gym area. Jacuzzi First off, the water is always cold. Tested the Ph and Cl2 and both readings were as followed Cl2: .52 Ph below 7.0. If you are not aware of proper pool/jacuzzi chemicals then I will inform you that this isn't good at all. Needs to be maintained better. Hallways/stairways Smells like pee and marajuana constantly. Floors are stained and walls are different shades of dirt/stains/graffiti. Apartments Inside of the living space of the Alat whether it's one, two or three bedrooms is descent. Items in kitchen such as the oven are outdated. Infested with giant roaches/ants. Bathroom sliding doors have build up of mold and other black material. The balcony area whether on the inside or perimeter of the unit's got nets covering it. I'm assuming the nets are to keep unwanted birds out. Lots of bird poop/feathers everywhere on 1st floor by the pool/balconies. The AC can only be lowered to 71 because we were informed that it may break and have to be repaired. There's a CONSTANT SMELL OF SMOKE FROM CIGARETTES coming from the vents. Vents have to be constantly shut to decrease inhalation of toxic cigarette smoke. Note: FIRE alarms are constantly tested randomly throughout the month at any time of day. The alarm goes off really loud and you can barley hear the person standing 4ft away from you. Water is constantly shut off due to a malfunction they have to fix. Water has been shut off without a 24hr notice due to an emergency. You've got way to many emergencies every month. Plan ahead in using showers/cooking etc, before it randomly shuts off. Neighbors Most neighbors are Fenial. A lot of them do smoke cigaretts. Some are ------ which play hipbop/Latino music till 2-4am during the week. Some neighbors look questionable with bad intentions. Hope this helps current and prospective tenants in making a decision.

Cannabis odor is pervasive throughout the building! If you're not a smoker, leave immediately—don't waste your time—even the office manager reeks of marijuana, so your complaints will definitely be ignored. The staff is incredibly rude, and they all seem to be heavy users. Steer clear if you can't tolerate drug users, animal waste covering the elevators, infestations of bed bugs in units, and completely unhelpful mgmt.
