Just to be fair I must say I love the apt and the view from this place is amazing (especially with the upper levels). The guards in lobby are very pleasant and are always friendly. But this place has an evil dark side.... 90% of the parking attendants are completely stubborn and rude. The young ones think they are tough gangsters, the old ones barely comprehend English, and don't care about anybody but themselves. They have no respect for the tenants or visitors and they believe they run the show because they have access to your vehicle while you are away. BE VERY CAREFUL PEOPLE. Anybody living here... you already know.. or you been warned.. The parking attendants manager is not a pleasant person to complain to either. He is obviously in on it to back up his staff and never apologize for his staffs behavior. I really feel sorry for the 10% of the parking staff that are actually really cool and try their best to makes things right. I had to get out this place because of the continuous disrespectful behavior with zero resolution on this matter. And as you read other peoples reviews you will see the same continuous complaints. I lived in this place and was scared they were going to harm my vehicle because I spoke out and tried to defend the tenants. I know many others who feel the same however they don't want to say anything because their cars are in their hands. Good luck residents..

I love this place. Excellent location (the water court,the contemporary art museum, and the Walt disney Concert hall) are all only a few steps away) there are two restaurants within the building, and a dentist. The price is so convenient. There is a dry cleaning place at the Lobby level (at the visitor parking). There is a laundry room on each floor, but it is operated via a smart card. meaning you have to pay money each time u do laundry. I've only been here for a month and a half now, but everything seems to be great. The security is good, the guards are so nice and every one is always smiling when greeting you. They are so good with the package delivery. when u have a package, they leave a notice at your door to inform you, and u just have to go to the front desk to get it. I've had my garbage disposal blocked, and the next day, early in the morning, the maintenance man (named Gilbert) came and fixed it. I live at the 17th floor and the view is awesome. If you looking for a nice place with a convenient price to live in downtown, this is it!

First, the good: Friendly security guys who receive your packages and greet you. Good location. Now, the bad: The reality is that the management is stingy and you are paying far more than what you get. Also the management office secretary is really bad with customer service and she has a social problem with being friendly and professional. It would actually kill her to be nice or to be helpful. That being said, the building will only fix urgent problems but not clean or replace things. Yes, they will fix leaks (because left alone, it would cause far more damage). Since the building is 20 years old, everything is now breaking down toilets, refrigerators, dish washers, water heaters, the air conditioning unit you name it, it has all broken down on its own in our apartment. For paying premium rent on a tower apartment, the upkeep on the property is horrible; there is graffiti etched into the doors of the elevator with the metal stripping missing from the walls and the hallway wallpaper is from the 80s. Also, parking staff sit on unsightly lazy boys in the garage and the maintenance staff love piling broken refrigerators and old stoves in the parking garage until there is no more turning radius in the driveway. The worse offense of course is that they don t clean the windows. The building is located near 3 freeways and since it only rains in the month of January, you will have very dirty windows. You cannot reach them from the balcony, so you can t clean them yourself. They are also inoperable from inside. So you pay for the beautiful view, only to discover that the building never washes the window. There are plenty of high-rise apartments on the market now in downtown with all the new construction. I suggest for the same price, take your business elsewhere. I am ending my lease as soon as it is up this year.

We have lived here for 8 years. We witnessed downtown LA's residential boom, thought about buying a condo here, and have looked at other apartments and condos. But the excellent location (safe and convenient), great value, and nice environment have kept us at Grand Tower. The interior may not be as shiny as some of the newer or newly converted buildings, but nothing beats being able to walk home from the office 10 pm at night. The staff is very friendly (management may be a differen story but thankfully one does not have deal with them every day).

You might think that this building is a good value. The units are spacious for the price and location, but BEWARE! If you ever need anything from management they are unresponsive to the point of nonexistence. Even if there is a serious health or safety issue (ex. mold, leaks, broken appliances, doors that won't lock)no one will respond to your problem for days, if at all. The maintenance staff may come take a look and do a temporary fix. Our freezer has been broken and leaking for over 2 months and I don't even want to keep things in the refrigerator because of leaking water. How long will we wait before it's replaced? Also, the shower doors are glass and 20 years old with mold and mildew that can not be cleaned (even by the housekeeping staff). They have not replaced our shower doors and I hate the idea of my son bathing near so many germs. We have had issues with parking as well. Our car is rarely available and valets are not always on site when needed even though we pay a monthly fee for our parking spot. The hallways are dirty and the washing machine on our floor is broken almost once a month. Also, in order to do laundry you have to charge money onto a card, but often times, the card reader is broken for days at a time and then you can not add money to the card to do any laundry. We've called management repeatedly about all of these issues (and more) and they don't seem to care at all. No calls back, no response and if you go to the office in person be prepared to be treated poorly. No one wants to take responsibility for any problems or offer any help at all. Aaron (the manager) is WORTHLESS!!!! If you want to live in a "------" environment, feel free to chat with the office staff. I can not wait until our lease is up.

THIS IS A VERY CONCERNED PERSON! EVERY SINGLE TIME I VISITED MY FRIEND AT THIS PLACE IT WAS A NIGHTMARE DEALING WITH THE PARKING ATTENDANT AFTER 10:00PM! VERY DISRESPECTFUL, DOESN'T SPEAK A WORD OF ENGLISH, AND VERY AGGRESSIVE. PRETTY MUCH EVERY TIME I HAD TO PARK THERE I WAS WORRIED ABOUT TWO THINGS: MY LIFE AND MY CAR! A SEVERAL TIMES I HAVE SEEN THE PARKING ATTENDANT'S FRIENDS COME OUT OF SOME BACK END ROOM RIGHT ON THE FIRST FLOOR WITH A GIRL. THAT IS ABSOLUTELY UNACCEPTABLE. ALSO, THAT SAME PERSON, HAS TRIED PHYSICALLY TO HIT ME WITH HIS CAR: LET ME DESCRIBE, A BLUE VAN! ANOTHER REASON WHY I AM WRITING THIS REVIEW IS BECAUSE MY FRIENDS AND I HAVE TRIED SEVERAL TIMES TO CONTACT A MANAGER; HOWEVER, I DO NOT BELIEVE SUCH A PERSON EXISTS AT THIS I'M SORRY TO SAY THIS BUT A JOKE OF A BUSINESS PLACE. I CALLED A NUMBER THAT THE SECURITY GUY AT THE FRONT GAVE ME "SUPPOSEDLY" THE MANAGER'S NUMBER AND THAT SO CALLED MANAGER NEVER ANSWERED AND NEVER CALLED BACK AS I SPECIFICALLY SAID THAT THIS MIGHT LEAD TO A LAW CASE AGAINST THE COMPANY! SO FAR NOBODY HAS PAID ATTENTION TO MY CONCERN BECAUSE NOBODY NOT EVEN ONE PARKING ATTENDANT SPEAKS ENGLISH. ALSO NOT TO MENTION THAT IS RIDICOULOUS TO SMELL LIKE ALCOHOL ON THE JOB AS WELL AS CHARGE PEOPLE MONEY WHEN THEY LEAVE AS WELL AS THE PERSON WHO LIVES AT THIS RESIDENCE; THEREFORE, MEANING THAT THE PARKING ATTENDANTS ARE STEALING AS WELL. THIS IS A VERY BIG CONCERN FOR ME AND IF ANYBODY CAN HELP PLEASE LET ME KNOW THE NAME OF THE COMPANY THAT PROVIDES THE PARKING SERVICES SO I CAN REPORT THEM! THANK YOU

I lived there for three years...I call it my lucky place. I got married there, had a baby there and started my company all while living there. Some of the folks can be rude but honestly everyone you interact with everyday are so nice...the security gaurds downstairs are so helpful and thoughful. Donna in the managment office is a doll. I don't know what people are talking about like anything if something is broken you have to stay on top of it

I read some of these reviews before moving in, and was really scared. But after touring the area, downtown LA, these places offered the best value for the money. I get almost 900 sq ft for $1500/mo. Most other places were offering 750 for the same amount, and some were in $1800 range. The kitchen is small, 1970s bachelor for sure. But the bedroom is huge. I have a king size bed and tons of room for the dual night stnand, bookcase, dresser and computer stand. The living is long, so I put a pool table in it and still have a section for TV. The balcony is big enough for three chairs. Just two weeks ago during the super hot heatwave, I noticed some baby roaches. But haven't seen any since. The guards are cool, but I wished they would organize the parking so I didn't have to share a spot. Only have I had to move the other car once in the past couple of months. I never have any problems for management, so I don't deal with them. Best of all, the view is to die for. I'm on the sixteenth floor and its incredible. Being right across the street from MOCA and Disney Hall is awesome. And its very quiet and peaceful compared to the rest of downtown. I don't know about the other aprtments, but this place is great! Guest parking is limited is painful, but the lot next door is only $6 per day. Laundry room on every level is great, rarely crowded.

The majority of the occupancy is short term housing. I am of the minority that has lived her for a while and although these complaints(sorry reviews) are worth discussing, I see a lot of lies among the truth. Yes there was a leak and yes there is monthly employees parking in the building but what these residents are not stating is that all this information is provided at the beginning of the move in process. One example, the pool area was under construction for a while, Yes, this is noted but it was also the best time to work in that area because it was the winter time and very cold. We the residents were all informed of it so compensation for what. I applaude the Management for having the desire to spruce up a building that has been around for 17 yrs. The location is awesome. We're walking distance from the Music Center, the MOCA is across the street, there is life after 5pm. The summer months are awesome; there's more activities to choose from (Night Vision, the Grand Performances, etc.) Why complain after you move out? Why do it online?
