“Pros: Clean, nice front door people, great view, and decent gym Cons: The riser pipes would bang every night from 2 am to 4am in the winter. Was basically a form of psychological torture.”
— 9 WEST 31 STREET · Manhattan“Pros: Friendly staff and good amenities Cons: Can get a bit loud at times Advice to landlord: N/A”
— 9 WEST 31 STREET · Manhattan“Pros: - Great doormen - Nice Furnishings Cons: - Most Amenities are additional fee”
— 9 WEST 31 STREET · Manhattan“Pros: Great view, nice rooftop, laundry/storage/bike storage/gym onsite. Cons: Management is terrible! Very poorly managed, residence manager is extremely rude, incompetent, and difficult. Same story with leasing office. Building has very high turnover, and I can see why. When we had legitimate issues, management tried to gaslight and ignore us. HVAC units constantly break. Apartment constantly draws in terrible smells from outside, even with windows closed. Weird strict rules about things like moving in/out, large deliveries, roof access, and more. Switched key fob system for tenants access to things like storage or roof to this app that never works. Seemingly constantly shutting off the water for repairs. Not to mention mold, and the insane amount of condensation that accumulates when running the AC at all.”
“Unit 34B Pros: Very clean, responsive management, beautiful views Cons: Got charged at move out because their garbage room was too full”
— 9 WEST 31 STREET · Manhattan“Unit 26B Pros: the view from the roof and windows is definitely amazing. Cons: It looks like magic when you first walk in, but soon it’s falling apart; every problem you have will be met with “no one’s ever had that problem” gaslighting and harassment, there’s mold as the building has flooded multiple times and is built horribly and cheaply, the white sheeting glued to the cheap particle board wall will soon fall out, several times a day minimum you will be absolutely overwhelmed by horrible koreatown cooking exhaust, cigarette and weed smoke will come into the apartment ( in this no smoking building), the HVACS are broken 24/7 and just rotated, they are not only enormously in the way but it’s insanely loud 24/7 as they have to be running constantly while you flip switches to try and maintain the delicate balance in your uninsulatated apartment. Since the windows don’t seal properly half the time, it’s also insanely loud, with a halfway house on one side, loud rooftop restaurants on another, and fifth avenue on another- and if you live in the middle of the hallway, expect to hear the elevators and trash shoots all. Night. Long. Don’t forget that it’s also attached to an abandoned hotel turned meth house, and homeless drug dealers will try and sell you meth outside. Very sketchy area at night as a whole, especially near broadway. This apartment seems like a dream, but it’s an illusion, and there’s an insanely high turnover rate in these rent regulated apartments for a reason. If you gradually want to get allergies you’ve never had, talk loudly over your eyesore HVACS that cost you hundreds in electric, have a bathroom that gets dripping wet from a 5 minute cold shower from humidity that won’t fade, see cockroaches, spend too much time cleaning the never ending dust/lint that will follow you from the filthy laundry room, never enjoy the amenities they brag of (oh, and that roof isn’t open at night, in the winter, choppy and strict on holidays, for sunrise, etc, and expect to pay several hundred for any other amenities.) and so much more, this building is for you. Super high doorman turnover as others have said, no surprise why. Rental turnover rate is also crazy- if you take a look at the history you can see most people only stay a year, which is wild, especially in the rent stabilized apartments. Someone actually burned to death in their apartment a few years back- look it up, you can pretty much see how things are handled here in those articles. If you’ve ever seen HIMYMs joke about their apartment-(DoWiSeTrePla) where they think they found an amazing apartment for a steal, until they move in and find out they’re actually DownWind of the Sewage Treatment Plant and it smells like sewage all afternoon… that’s this lol. Go somewhere else! Advice to landlord: As others have said; fire incompetent (and super shady) super, leasing manager, and replace management company. As building group chat thrives and tenants actually communicate, your long-time ways of running this place won’t fly anymore.”
— 9 WEST 31 STREET · Manhattan“Pros: Nice residents, clean building, OK doormen (not their fault to be pushy when they are pressured by other building staff) Great rooftop view. Cons: Bizarre rules. You can’t move out Monday through Friday 9am to 5pm the majority of people who have 9 to 5 jobs aren’t even in the building. If you do move out during these hours, everything needs to fit on a hotel cart - So yes, I broke apart an entire couch and fit it on that hotel cart. There was a same day notice for residents to leave there door open to be painted. Everyone in the building had to leave there door open all day for the paint to dry - Therefore, renovations to your apartment like painting the door were done with very little notice and compromised your privacy and security to your personal belongings. Packages were needed to be retrieved the same day otherwise the doorman would repeatedly call you - It seemed the super was pressing the doormen about residents picking up the packages the same day. People have lives and work. Sometimes we can’t pick up our packages right away. Generally it’s the doorman’s job to receive and hold packages for tenants at all full service doorman buildings. Also, if you wait in the lobby for an Uber the live-in super would come down and kick you out of the lobby. We were paying 5k monthly and couldn’t sit in the lobby. Now when it comes to money….. Leasing office is too disorganized and doesn’t communicate clearly with all names on the lease. I had a nightmare of a roommate situation. Both our names are on the lease. Therefore, the leasing office legally was supposed to discuss all ongoing and changes with the both of us. They mailed our security deposit to the address of her choosing without telling me. I found this out weeks after they mailed it out. Legally the leasing office should communicate with all parties regarding matters of the lease/security deposit. Since I have left this building I have lived in other luxury building and no buildings has does these things. On a side note the rooftop is plain with a few chairs. Not impressive. But that was the least of my concerns with Tower 31. I could care less about the aesthetic of the rooftop. Great rooftop view though. Advice to landlord: My advice to the property owner is to replace the super and leasing office employees. There seems to be a high turnover rate for doormen at this building compared to other buildings. As per above, I understand why.”
— 9 WEST 31 STREET · Manhattan“Unit 17G Pros: Nice staff Location Water pressure Rooftop Gym Cons: No AC in elevator and can get hot in summers Corporate furnish rentals so lots of high tenant turnover Advice to landlord: Great place to stay though pricey”
— 9 WEST 31 STREET · Manhattan“Pros: Location, nice views, open rooftop, 24/7 front desk. Cons: Don’t have much complaints other than it is a bit overpriced, and is close to a shady area on Broadway. Had a few handyman requests, and all were fixer within a day or two.”
— 9 WEST 31 STREET · Manhattan“Pros: Doormen, clean, accessibility Cons: Gym closes at 10pm Advice to landlord: No special advice to give”
— 9 WEST 31 STREET · Manhattan“Unit 6C Pros: The front desk staff are truly lovely. The lobby and common areas are also beautiful. Cons: The area sucks. Living next to a halfway house presents a lot of challenges (police are always here responding to something and ambulances often block the street) which mostly involve really louve music day and night. Also the building management is truly awful. The manager is extremely rude and unhelpful. I was without consistent hot water for two weeks and was just told to wait! Advice to landlord: Hire more competent building management!”
— 9 WEST 31 STREET · Manhattan“Pros: Convenient to everywhere. Great views from roof top. Cons: Water quality is really bad. and management doesn’t take care of the building well like laundry room is not clean, always issue with some appliances… and every time I went to the gym, the staff kept looking at me and cleaned up right after I used even no one there and I cleaned up also. The person who work at the gym made me really uncomfortable…”
— 9 WEST 31 STREET · Manhattan“Don't rent a studio here. You will hear the elevator EVERY time someone uses it, which will be several hundred times per day. It sounds like an airplane flying by combined with a traincar on metal rails grinding by at high speed. It becomes almost nauseating. As another reviewer has stated, there is little sound insulation between floors. So, I hear every footstep my upstairs neighbor takes. I didn't expect this from a building that purports to be a "luxury" building. I left this individual a nice note, but she seems to not care (sociopath?). I walk very softly out of respect to people below me, but you may not be so lucky! The elevator noises drive me crazy, and I have to leave my apartment to get away from the incessant rushing. The floor even vibrates as they drive by. It only stops around 1am. Maybe the one bedrooms and above don't have this specific issue, but I would seriously think twice before renting a studio here because of the elevator issue. If you put a glass of water on your table, you'll see the ripples from the vibrations. It's that bad. The office says "oh we've never had that complaint before." Give me a break.... Common gaslighting tactic. Anyway- hope this helps you. Some things you truly never know until after you've signed a lease, or until someone has written a review. So I hope this helps you make an informed decision.”
— 9 W 31st St · Manhattan“Pros: Fancy, great location, nice views Cons: Poor amenities for the price Advice to landlord: A bit overpriced”
— 9 WEST 31 STREET · Manhattan“I have lived in Tower 31 with my wife for four years and absolutely loved it. The staff is so friendly, genuine, responsive and hardworking and I consider the building itself very clean and safe. I specifically want to call out Jesse, Roosevelt, Shante, Edgar, Lesley and Steve as outstanding staff members of this building. Maintenance people are super responsive and the new Resident Manager Pashko is excellent. Location is very central on 5th Avenue, so you are close to Macy's, the stores on 34th Street, Madison Square Park and the Flat Iron Building. Please note that you are in Midtown Manhattan so you will hear some street noise like sirens, etc. There is a Korean grocery store nearby and Bread and Butter is across the street. Otherwise, Morton WIlliams on Park Avenue and Fairway on 6th Avenue. We have decided to buy so we had to move out. If we could, we would have stayed here forever. Again, having lived here for 4 years we can highly recommend Tower31.”
— 9 W 31st St · Manhattan“I lived in Tower 31 for over four years (2/12 - 3/16). My time there was extremely enjoyable and if it wasn't for the fact that I had to relocate I would have continued to stay. The building is very modern but still has a warm home like feel. The lobby is very inviting and impressive to anyone who visits. The roof is unmatchable. The staff is very helpful, gracious, and friendly. The leasing office was a pleasure to deal with any always looked for different ways to help and accommodate any and all situations. Location is fantastic with direct access to herald square, the path line, and NY Penn Station. The neighborhood is continuing to grow and evolve. I would definitely recommend Tower 31 to someone who is looking for a midtown rental property with convenient access to all the subway lines.”
— 9 W 31st St · Manhattan“An incredible place to live! Very comfortable units, well-equipped health club and cozy lounge. The staff is extremely friendly and helpful. The location is perfect: conveniently located in the midtown area (but far enough from the crowds of Times Square and surroundings), within walking distance from nice neighborhoods as Chelsea, Flatiron District and Gramercy and with multiple subway lines no further than 3 blocks away. Tower 31 is definitely worth a visit.”
— 9 W 31st St · Manhattan“I enjoyed living in Tower 31. the building is modern, clear and well designed from the lobby to the roof top! the staff is trust worthy, friendly and helpful. The location is the best. it is in the center of the city. it has so many buses and subway lines that will take you wherever that you want to do. this is my favorite rental building after living in NYC for over 20 years!”
— 9 W 31st St · Manhattan“I've lived here for several years now, ultra convenient location, near most subway lines, easy access to cabs 24/7. The staff are very friendly and efficient. Amenities are good, health club and lounge are kept well. Amazing city views from the roof deck.”
— 9 W 31st St · Manhattan“Great apartment building, highly recommend it! Very nice staff.”
— 9 W 31st St · Manhattan“I've lived here for past year and I have to say this building is amazing (5 stars) a gem in the madness of midtown. The architecture, entryway and common space of the building are beautiful, the rooftop offers the best view of NYC I've ever seen, the staff are super friendly and helpful and the leasing office are top notch professionals and a pleasure to deal with. Highly recommend Tower 31.”
— 9 W 31st St · Manhattan“This building looks nice from the outside but was constructed on the cheap. The walls are extremely thin and you can hear everyone above you and to the side. This building should also be called a SMOKING ONLY building because everyone smokes in this building. You can smell cigarettes and smoke 24 hours 7 days a week. AVOID.”
— 9 W 31st St · Manhattan“New Amenities, Clean, Great Location (murray hill, union square, chelsea) and beautiful apartments. I love living here but they recently started bringing rent up so its time to go and save some $.”
