The doormen are great, but management also mistreats them - they do not provide any meals or even give them water while they’re working! During the winter, they did renovations & forced the doormen to work from the back entrance where there was NO HEAT.”

This building overcharges for mediocre amenities, doesn’t ever address tenant issues (such as fixing the heating when it’s 30 degrees outside or the broken in-unit w/d). The Continental has turned into a very dangerous, crime-ridden hot spot right outside the lobby because it’s an avenue from Penn Station & blocks away from Herald Square. There are drug dealers, aggressive homeless people, and drunks at all hours of the day 24/7. You’d be much better off finding a different place to live.”

I signed a two-year lease because I liked the area, but this building is awful. The doormen are all very friendly and kind, but all other staff (handyman, management, and amenities staff) are absolutely horrible. There is a groupchat of tenants, and people who moved out complained that management kept their security deposit even though they left their apartments in pristine condition. Management is useless, rude, and very unprofessional. They will not respond to any emails or complaints - I've had to directly go to the office & told them I could wait all day until they stopped the construction noises coming from the units above/next to me + outside for weeks (VERY inconvenient while working from home) & the staff amenities are the absolute worst, most unprofessional people. I once witnessed the staff cursing out a resident while I was working out because the resident tried to bring their own dumbbells to use in the gym for 30 minutes. Move-in experience is also terrible - you cannot reserve the service elevator when you move in/out, and amenities are ------. There are so many better buildings/management companies around the area / in Manhattan that are actually worth the money. Don't waste your money living here.”

Extremely friendly and helpful. -Location is very accessible by almost any means of transport. -Building is clean, well run, and maintenance issues are handled quickly. -Amenities, including the gym, lounge areas, and the the roof deck are top notch. The gym offers fitness classes and there are no separate fees for use of the amenity spaces. -Prior to Covid, the building served continental breakfast daily and had monthly events for residents (e.g., cocktail making, cooking classes, painting, chocolate-wine pairings, etc.). The LIVunLtd staff organizing these events did an incredible job in fostering community among neighbors in such a large building. -Leasing office is friendly and offers fair pricing. -Direct elevator access to the parking garage, and the garage staff are pretty good (note: the garage is run by a separate entity and tenants generally don’t get any discounts on parking) -Gigabit Verizon Fios; not all buildings with Fios offer gigabit speeds. Cons: -The building can be very particular about damages that other buildings would write off as wear and tear, particularly to the wood floors. Consequently, don’t expect to get back your entire security deposit. However, don’t let that deter you from renting here. -You will hear street noise at times, including when there’s salsa dancing with music in Greeley Square or Manhattan Mall is putting up Christmas lights (the scissor lifts make a loud beeping noise when in operation). That’s par for the course in Midtown. -Upper floors have poor cell service on all networks. This is also common in other high-rises in the area. Advice to landlord: The building staff sets this building apart, even compared to other similar white-glove/doorman/elevator buildings. Take good care of them because they’re your greatest asset.”

First off - noise transfer across apartments is insane. I'm able to hear neighbours above / below me and beside me, even as they are just walking around or have the TV on. Secondly - good luck ever getting peace and quiet. Construction has been non stop for the past year and will continue for years to come. Being next to the fire station is also adding fuel to the fire. While the doormen are great - other staff (e.g. leasing office, staff working at amenities, middlesex management) are rude, unresponsive, and do not have a helpful mentality at all. The price for this location is just horrible - coupled with subpar finishings, mediocre staff who are short and rude with residents, and just non-stop noise... save yourself the money and avoid at all costs.”

Arrogant, demeaning with residents, never willing to help. When asked if they could buy some free weights as most of the residents in the gym miss them (there are none) the answer is "no". When I bought and donated my own equient to the gym (bumbells, kettlebells), they demanded that I remove it. The modus of operandi is "always say no; never think of how to say "yes"; never offer alternatives". You can't even bring your own certified, fully ensured and top ranked masseuse to the massage room - you have to use theirs, which are absolutely terrible! Same with the gym trainers. Every other building in NY allows that (especially if they are fully certified and insured)! Unpleasant, errorogant, demeaning management of the facilities. The company is the worst I've seen and I've lived in a lot of buildings in Manhattan.”

Our current plans are to hopefully stay in The Continental for the next 9 years at least. I note our tenure in The Continental to demonstrate our extreme satisfaction. Our goals as we sought a place to live in NYC included great windows with spectacular views of the city, proximity to public transportation, and good value for our money. As we've lived here for over 4 years we've learned that the ownership and staff manage and maintain the building in a professional manner, the lobby staff takes really good care of us while protecting our interests through constantly going beyond the expected to make us happy, and the mechanical and porter staff keep the building spotless and operating. It couldn't be better. The appliances are "home style" in size and our unit has more closet and storage space than we've seen in any other NYC apartment. We are literally across the street from the B, D, F, M, Q, R, N trains with the A, C, E, 1, 2, 3 trains one block away at Penn Station along with Amtrak, LIRR, and NJ Transit. Buses run on 6th Avenue just out our door and on 32nd Street at our corner. The neighborhood is popping with many new, quality restaurants, hotels, and grocery options. We easily walk to Madison Park, Union Square, Bryant Park, and the new Brookfield and Hudson Yards developments. The outdoor areas and the spa are always in good repair and are pleasant escapes within the building. The upper terrace provides one of the finest views of New York City and the surroundings for miles and miles. It is spectacular!”

When I was moving out at the end of my lease and left the apartment nice and clean and they anyway stole from my security deposit. They charged me almost $900 for a small damage in the cheap bathroom cabinet which was as a result of moisture - It was so small that I could just glue it and no one would notice, entire cabinet will not cost more than $200. They are thieves. They will steal your deposit. Maintenance is terrible. When something is broken, they don't fix it. The building is managed by Middlesex management, which is the worst and they are not professionals, so greedy. Worst of worst and I would not recommend or stay with them in future. Meanwhile, I was a perfect tenant, every month I pay my rent on time and very quiet .”

If you want things done the head concierge is the way to go. he goes out of his way for you and is always professional and polite.I hope these guys find a better management company and get the Continental back to where it was, the change is not a welcome one. You have a 5 star building with an A staff. Either promote from with in or find someone competent and not as socially awkward. The neighborhood has also deteriorated although it is a commuters dream.”

The staff are wonderful, they go out of their way to help us, and if there is ever a problem of any kind, someone is up to fix it immediately. The neighborhood is not the best -- very safe, but not really a neighborhood, no grocery stores or restaurants, really -- but the building is amazing. The apartments here are expensive, but definitely worth it if you're looking for a full-service luxury building.”
