THE HABITAT II COMPANY LLC · avg 3.4 ★★★★★ · New York City
“Pros: I lived here for 3 years, starting during the Covid pandemic. Very spacious studio with a large kitchen and bathroom • All appliances were new • Heating works great — always warm in the winter • Strong water pressure • Plenty of laundry machines available • Convenient location: close to the subway and Trader Joe’s • Friendly doormen and maintenance staff — quick response whenever something needed fixing • Large windows with great natural light • Stunning rooftop view of the Empire State Building Cons: Ongoing war with cockroaches. Even after sealing all gaps and holes, they kept coming. We used exterminator services multiple times and placed traps ourselves, but large roaches still showed up, especially in the summer. The basement laundry room also had dead roaches frequently. • The gym is in the basement and very small — I never used it. • Air conditioning is weak in the summer; the unit gets uncomfortably hot. • Poor soundproofing — I could clearly hear parties, loud voices, and even alarm clocks from next door or upstairs. • My neighbor often smoked weed, and the smell would come into my apartment. • Although I initially signed at a discounted Covid rate, the rent increased aggressively every year — $600 to $1,000 per year. While some negotiation was possible, they raised the rent to rates comparable with top-tier luxury buildings. However, due to the pest issues and limited amenities, I wouldn’t consider this a true luxury apartment.”
— 402 3 AVENUE · Manhattan“Pros: Lots of square footage for the price, responsive and helpful super, excellent doormen, great rooftop deck with awesome views. Cons: Had issues with cockroaches for a while and the building didnt do a ton about it, also had a lot of issues with the laundry machines ruining my clothes”
— 402 3 AVENUE · Manhattan“Pros: Great amenities Big rooms Cons: Roaches Very loud if facing 3rd Ave Can’t have true flex wall”
— 402 3 AVENUE · Manhattan“Pros: Everyone on staff in the building is super friendly. Maintenance is responsive. Cons: The management company is EXTREMELY aggressive with price hikes each year, especially post covid. There are occassionally roaches in the building”
— 402 3 AVENUE · Manhattan“Pros: Maintanence gets back to you relatively fast. The walls are thick so it's pretty quiet (though would note that the doors aren't so you'll hear everything from the hallway and the hallway will hear you). Doormen and staff overall are friendly. Studios are spacious with a full sized kitchen. Close to a lot of grocery stores, AMC , and the 6 line Cons: - have seen roaches in the apartment (both big and small) - rent hikes are pretty dang high every year (but negotiable) - there are 10 layers of paint and everything is painted over haphazardly”
— 402 3 AVENUE · Manhattan“Pros: The handyman is super helpful, the doormen are great, pests are minimal, hot water always works, heat and AC work great. No leaks, no loud neighbors Cons: About 1-2 cockroaches per year in unit (upper floor), there are a few on the roof which sucks Advice to landlord: Better pest control, the trash room is super gross and could use cleaning. The Super doesn’t answer calls, just calls back when he wants which is bad for emergencies”
— 402 3 AVENUE · Manhattan“Pros: Amenities Doormen Routine services - cleaning and pest control Cons: Depending on your apt location the bars across the street are loud and can shake the building Rent was increase 80% at renewal”
— 402 3 AVENUE · Manhattan“Pros: Location is great Cons: Pests, cleanliness are an issue Advice to landlord: Try harder to keep up more than just appearance”
— 402 3 AVENUE · Manhattan“Pros: Furnished rooftop, small gym and laundry in the basement Can’t hear neighbors Nextdoor or above/below Cons: Occasional cockroaches Building needs renovation, feels outdated Basement smells horrible 24/7 from garbage room”
— 402 3 AVENUE · Manhattan“Pros: Good location, space, layout, nice sized bedrooms. Building staff is great Cons: Overpriced, MICE, ROACHES, awful, non responsive management company. If you run into any issues, do not expect to receive a timely response that is productive. Expect to hear noise from the bar across the street. Expect to get your rent raised $1000+ Advice to landlord: Invest in your units, get the roach and rodent problem under control. Do not price gauge.”
— 402 3 AVENUE · Manhattan“Pros: The doormen and other building staff are lovely; they were always so kind and helpful. Cons: The building is infested with massive cockroaches, and although management makes an effort to bring in exterminators every other week, the cockroach problem never went away.”
— 402 3 AVENUE · Manhattan“Pros: Doormen are so nice, thoughtful, and make being here more enjoyable for sure. Cons: The company that manages this building make living here not worth it. BUT if you’re anything like me, I don’t have unending income and 1,000 options on where to live in NYC. So now that I’m in, it’s hard to get out as you need so much money to move. Advice to landlord: Start over? I’ve talked with leasing agents, the company’s lawyer, MULTIPLE employees, and across the board it has been terrible. From the blatant lies to not answering our emails for weeks at a time I just can’t think of how this can be fixed but to let someone else step in and run/manage this building and tenants.”
