Building Infrastructure Elevator reliability and performance are substandard. Delays and maintenance issues significantly impact daily flow and basic convenience. Resident Interaction Environment Several neighbors display entitled, intrusive behavior that creates unnecessary and draining social friction within shared spaces. A residential community should feel refined and respectful not energetically taxing. Leasing Office Conduct Based on interactions at two separate properties, the leasing teams lack professionalism, responsiveness, and service standards consistent with premium living. Communication feels transactional rather than service-driven. Maintenance Execution Work orders are not completed in a timely or accountable manner. Delays and incomplete follow-through undermine trust in building management and operational competence. Concierge Operations Package handling is disorganized and unreliable, with frequent misplacement and inability to locate deliveries. Additionally, certain team members project an unnecessarily confrontational or dismissive demeanor. I toured several nearby buildings (circa 2021, so pricing may have changed since then) and every other unit paled in comparison when looking at square footage and layout. Maintenance issues are dealt with quickly. Rent is through Bilt so it's easy peasy. Front desk staff is sweet. Decent amenities considering there's no amenity fee. Proximity to all the trains. Cons: Elevators will be out of commission for extended periods of time, water outages are common (often unexpected, but sometimes planned). Management is a hot mess. Lobby, common areas, and cabinetry could use a serious facelift.”
“Pros: Great location that's pretty might right over Jay St-Metrotech, amazing on-site staff (NOT the leasing office workers or management, the actual staff), not too noisy Cons: Do you like heat, especially during blizzards? What about water? Like being able to trust water will come out of your taps when you turn the faucet on? Yeah then don't move here. Management/the building manager pretends to be responsive but is frustratingly opaque and perfunctory; they won't and don't actually do anything aside from tell you your concerns have "been noted". Advice to landlord: Way to take a great building and community, and then ruin it in <2 years. Not everyone can manage to turn things around for the worse so quickly or efficiently.”

Package room stays open and people steal, they don't even notify you when you have a delivery. The management are as fake as fake can be. They will stab you in the back and leave you in the cold (literally, heat never works) without thinking twice. This used to be a great place to live. Now, I wouldn't recommend it to an enemy. It's a dump.”

My apartment routinely hits 85+ when the outdoor air temp is in the high 50s, which is not great. You'll need to use fans and open windows, which isn't great if you have a pet or a kid. The problem definitely isn't unique, but it does feel like something you ought not have to deal with at a relatively expensive place.”

Cons: The building can have a bit of a hotel feel and the asking price is steep for small units. The neighborhood can feel quite loud and dirty.”

I am currently suing them for constructive eviction. They ignored the summons that was sent to them by the State of New York and even tried to hire a debt collector to come after me. The debt collector had one conversation with my lawyer, apologized, and returned the debt to Brooklyner, telling them to respond to the lawsuit against them. It’s been a week and still no response. I wonder if they realize it’s illegal not the respond to papers served, and even more so to try to collect a debt that you’re currently and actively being sued for. They don’t seem interested in doing things legally or correctly. Rent at your own peril.”

I see the statute of liberty from my room everyday. Cons: There’s always a lot of trash right outside by the entrance of the building but the building might not be able to do anything about it because that’s where the trash is picked up. My apartment had a pantry bug infestation but I’m not sure if that was the building or something else. The heater and AC could be newer and certain parts of the apartment feel old like the flooring.”

Great "dog friendly" building. Always used the outdoor spaces on the 4th floor (grills were awesome). The only drawback was the neighborhood, but that has significantly changed and now Downtown Brooklyn is a happening spot. No fee was a bonus. Rent actually went down when we resigned our lease too. Great subway access. Not much to complain about, other than the washers and dryers seemed to malfunction on a fairly regular basis.”

Furthermore, it is only a few minutes walk from Brooklyn Heights which is a wonderful place to go out on walks, runs and strolls with your kids or a date! HIGHLY RECOMMENDED!!!”

The neighborhood is insanely convenient, not only is every subway line imaginable right outside your door, but you are about a five minute walk from all the great neighborhoods in BK (BK Heights, DUMBO, Park Slope, Fort Greene, etc...) I work in Chelsea and it's a ten minute commute - best commute of my life! The building is a lot cheaper than all the other new towers in the area (BK Gold, Oro, Avalon Fort Greene, etc...). The apartments are very spacious and well equipped and the building staff is extremely nice and helpful. The backyard and roof deck are amazing and I've never had an issue with any of the common space (laundry, gym, lounge, yoga room). The cold storage for Fresh Direct is key as well. I can have my groceries delivered and they are kept refrigerated or frozen until I'm able to pick them up. This is also the quietest apartment in the world. For being in the heart of downtown brooklyn there is NO NOISE in my apartment ever. Best sleep I've ever had since moving in here. I've lived here since August of 2010 and have plans to stay for at least two more years.”

The gossip goes that the original construction team hastily threw things together (not sure of the true root cause of that). The staff is still working to correct some of those kinks. Things like poorly sealed A/C units, creaky (brand new) floors, overlooked hallway details, treadmills in the gym don't incline, etc. Though the area seems weird, it is safe. During the day the area fills with people working in businesses near by. Many government service jobs and technical/vocational school students and workers (not the friendliest lot). The area pretty much empties out at night. During the summer 2010, the MTA was working on a long term subway connector (the F/A to the N). During that time, the MTA was jack-hammering constantly...well, they started at 10PM and worked until 5 AM. This was the source of many of the tenant 'noise' complaints back then. It's quieter now, but still, even on the floors in the 30s, one can still hear the tons of buses that are routed up and down Jay street. Also funny noise is the massive ventilation systems from the towers next to it. If you're a good sleeper, the noise won't bother you IF your windows are shut. Lost all water at least 3 times in a 7 month period. There was a plan to have bike storage facility. The original date they gave for it has come and gone (though the sales people won't fuss up to white lies). Views are quite wonderful...very relaxing.”

The staff is extremely helpful and there are so many people working here to help with any kind of need you may have. The amenities are fabulous - full gym, yoga room, laundry, roof deck, 4th floor outdoor lounge, indoor 4th floor lounge w/game room & dining room, cold room food storage, on site parking garage, and bike storage. I was lucky enough to sign my lease in the early stages of the building opening so I got a great deal plus 3 months free on my 2 year lease. I know prices have jumped tremendously since then. But, I would still rent here regardless. The units are well appointed with your choice of color scheme (depending on the odd or even floors). I have the E-line studio which is 475 sq. ft. and perfect for me and my dog. It's very clean and modern. Everyday I come home and I'm so happy to live here. Plus, it's in a great location with almost every subway line within walking distance.”

The building looks nice but is not made of quality material... **everyone talks about having problems cleaning the floors in kitchen and bathroom (they easily stain and the building says there is only one product that gets it clean) **washers/dryers in laundry room are regularly out of order **the shades don't block out light and can not be changed...at first it doesn't seem like a problem but if you have had a long week/night and want to sleep in on the weekend there is no way that's going to happen.”

The immediate neighborhood is very safe since there is lots of NYPD/Metrotech/NYU security all around. The building staff is great and all are very friendly. There's lots of public transportation nearby which is a huge advantage. The amenities are nice, and we're looking forward to the backyard and roof deck opening up later this summer. The neighborhood took a bit of getting used to. You need to know where you're going, and pretty much everything good is a 5-10 minute walk away. The building has a fridge to store FreshDirect deliveries since there aren't any good supermarkets nearby.”
