“Pros: Excellent location and no major issues with pests, management, etc. Cons: Common areas (hallways, lobby, etc.) leave much to be desired and need a deep clean. Not getting much in the way of amenities - but to be expected in a building this old. Various issues often outside of mgmt control - malfunctioning main door, gas line shutdown for extended period. Advice to landlord: Common areas need a deep clean and re-paint. Deep clean units prior to new tenants moving in.”

Cons: Many of the apartments have chronic pest problems. The exterminator doesn't seem to help long term so diy solutions (caulking, filling in holes, taking out garbage regularly) are needed. When people talk in the hallways you can hear them in your apartment which isn't fun at night. Management is very slow to respond, so if the super needs to do anything that requires ordering parts and needs approval, you basically need to call and email several times a week for weeks.”

It was my first apartment in Manhattan and it was an excellent deal since it was below market rates with reasonable or no increases every year. The building is old so it did have slanting wood floors, but it also has very high ceilings so there is a loft over the bathroom so it made the best of a small space. Keep in mind this is an old building, so it's drafty and you will hear more city noise than you would in a new building. I recommend an apartment in the back overlooking the gardens rather than one on Third Ave, which is noisy 24 hrs a day. This is in an excellent neighborhood that is always improving -- new Whole Foods down the street, a Fairway on 86th, and the restaurants are much better than when I lived there. Considering the proximity to the Park, and the subway this is a good deal.”

It looked like my apartment had never been renovated (old appliances, very bad wood floor with wide gaps between floorboards, rot and mold in bathroom). Immediately started having problems. The ceiling leaked into my apartment. Also had mice and rats, along with cockroaches, in the apartment every night. When I would call the super he would complain that he could not come, because he lives in the Bronx (I have seen online listings which say that the super lives in the building, which is not true). The super would not show up until 1 or 2 weeks later. When I would call JKNY Realty, which owns the building, they would just tell me to keep calling the super. The leaking ceiling was not fixed until 6 months later. The mouse and rat problem was never fixed. I bought my own traps and would catch 1 to 2 rats per week. My rent was increased $100 each year I lived there. The building management, JKNY Realty, is slow to respond or does not respond at all. They don't return all of your security deposit when you leave, even if there is no damage to the apartment. I do not recommend living in this building.”
