“Pros: Great location with connectivity with many transit lines within walking distance Doorman and maintenance teams are friendly and responsive Small studio but with good layout + energy efficient central AC & heat + balcony Cons: Tried to sublet / transfer my lease but landlord made it difficult and tried to take as much money off tenants as they can. The building is rent-stabilized but landlord tried to unstabilize and lease out my unit at a ridiculously high "market" rate. Location is very convenient to get around, but may lack a neighborhood vibe.”

— 41-34 CRESCENT STREET · Queens“Unit 13J Pros: Rent Stabilized, so rent hasn’t gone to up to crazy market rates. Recently renovated common areas with new floors, carpeting, walls, gym equipment. Staff is friendly. Cons: A little old school with how they communicate. No modern email or app system. Any upcoming work is only shared via signs in elevator. They print rent bills and slide under door end of month. (My rent is already paid by then, so they print out a 0 balance) if you live on Crescent side, you’re above the entrance to the Queensboro Bridge, and with traffic, everyone feels the need to lay on the horn for extended periods of time, and multiple cars do it at once, cause that will solve the traffic issue. That gets really loud and obnoxious.”
“Pros: Overall good layouts 24-hour attended lobby and package receiving is nice and the front desk staff are all amazing Cons: -Work orders require filling out paperwork, really wish we could do those online, and I wish notices of service work (shutting off water to the building, construction, etc) was emailed in addition to posted signs. -The Gym equipment is very old and needs to be replaced, lots of mismatched weights and random stuff I've been to motel gyms that are better. -Appliances are all original models from when the building was built even if they were replaced, are not very energy efficient. -PTAC units for your heat and AC are bad too. Heat is piped in from a central boiler but there is no pump in place in the unit so it can control if the hot water flows over the blower, so during heating season the only way to control the temperature in your apartment is by manually turning on and off the unit, meaning you can't even use it as a fan beyond that the units are also really old and inefficient models that use a lot of electricity so expect $200+/month electric bills if you'd like the luxury of keeping your apartment under 77 degrees when you're home in the summer months. Advice to landlord: If you want to continue to command the premium you are changing for the building you need to modernize some things.”

Clean, new appliances, good amenities, friendly staff that's responsive to repair requests, no noise from neighbors. At the time I signed the lease it was more affordable than the newer buildings in the neighborhood. Cons: If you face Crescent St and are at home during the day, the noise will be terrible. Angry drivers honk nonstop during the morning and evening rushes, and the windows aren't soundproofed well enough to block it out even on higher floors. I had a balcony that was functionally unusable. Construction has begun at the building adjacent to Queensboro Plaza, which adds additional noise. If you're interested in what makes Long Island City a desirable neighborhood, most of that is south of Queens Plaza and you'll be north of it. There's a real physical and psychological barrier to crossing it that meant I spent more time wandering towards Astoria than the rest of LIC. Advice to landlord: I don't think the noise problem gets better unless - congestion pricing substantially eases traffic on the Queensboro Bridge - tickets are issued for unnecessary honking - Crescent St is closed to car traffic”

Most apartments have a nice city view.pretty large room compared to LIC Piers. One stop to Manhattan. Cons: Lived here two years. The gym is small with half the machines malfunction. Laundry room is tiny with 6, always taken machines. The appliances in the apartment are very old. My freezer was messed up from the start. The dish washer doesn’t dry and is louder than the outside train. Rooftops have been under construction the whole time, and there is always some construction around the buildings. Floors are cheap and paint job sloppy. We rushed into this rental because we didn’t have time to look around, but it’s really overpriced just for the location. Tiny kitchen with little storage. Advice to landlord: Just read the cons.”

Cons: It's right by the Queensboro Plaza stop, so it can get noisy. Advice to landlord: Keep prices competitive and you'll steal new tenants from the high rises”

Cons: Plumbing issue on the third floor caused the kitchen sink to backup a couple times, and despite an aggressive repair effort that involved ripping the counter off my kitchen and cutting into the drywall, the issue was never resolved and just happened a few times a year. The street is noisy; don't live in a unit facing the street The common space could be better maintained, the back garden and roof were both closed and/or shrouded for a lot of our tenancy. Advice to landlord: Better clarity about common space closures and maintenance would be nice. Clearer communication with the office would have been good at the end of leasing term (we wanted to move apartments within the building, but couldn't get a response from anyone until we'd moved on and signed another lease!).”

As I’m writing this review, they’re fixing an old leak. Rooftop is gone indefinitely. Did I mention I caught a mouse in my recycling box? F-ing ew. Advice to landlord: Some of us work to save lives everyday. The thing is, we pay and we expect haven when we come home from a hard days work. Read the reviews on Yelp under ciampa packard square and packard square If I read it before I moved..this would’ve been avoided.”
