“Unit 12D Pros: Great concierge staff and location Cons: Where do I begin. Consistently struggling to keep hot water working, especially in winter. Last winter we only had hot water 3/4 of the time and as soon as it got cold again this season, we are back to square one. I do not understand how a new building with 350+ units can get away with this level of negligence. Very poor communication and no permanent solution after years of this. Also, trash cans outside are uncovered and have led to a rat infestation. This is managed by the city but calling 311 did absolutely nothing. Trash often overflowing and blowing down the promenade. Who has uncovered trash cans in NYC!? Air conditioning was a nightmare this summer. Building neglected to maintain cooling tower which led to sediment and debris in water lines, and many residents without AC for days at a time. Building is falling apart after only 7 years. Nothing gets replaced when it’s damaged. Floors in hallways are rarely vacuumed, and even more rarely shampooed. Smoker on our floor has been given every chance to stop smoking inside and after 5 years of me living here, have done nothing to actually resolve his smoking. Maintenance team is nice but VERY inexperienced and a lot of learning as they go, often not fixing issues first attempt. In a nutshell, way way way more cons than pros here. If you’re paying market rate, seriously take your money elsewhere. Advice to landlord: Replace the entire management team, incompetence is worst I’ve ever encountered”
— 1 BLUE SLIP · Brooklyn“Pros: AMAZING water / skyline views. Modern finishes, floor-to-ceiling windows. Well-designed amenities: gym, concierge, lounge / coworking spaces, waterfront promenade etc. In-unit washer/dryer. Cons: Delays when dealing with management. Hot water outages.”
— 1 BLUE SLIP · Brooklyn“Unit 23n Pros: Clean, well-maintained and the front desk staff and porters are all wonderful. Apartments are stylish and well designed, and the views of Manhattan are pretty unbeatable with floor to ceiling windows. Cons: They charge extra for amenity use on top of already high rent. Living here can feel a bit like living in a hotel, and the high rises in this particular area have really changed the neighborhood and the types of people who live here.”
— 1 BLUE SLIP · Brooklyn“Pros: The main two pros (as many other tenants will attest) are that the views are magical and the doormen/porters are super kind, attentive, and all around good people with integrity. Amenities are decent and there's laundry in unit. Cons: Since moving in, the quality of maintenance, management, and customer service has steadily declined to an almost laughable level. Despite living here for years, we’ve seen a revolving door of “resident experience” managers who are unresponsive and ineffective. You can visit the office, call, or email multiple times, but at best, you’ll receive a generic apology with no real action taken. Noise complaints are completely ignored—expect to deal with constant disturbances like door slamming, loud music with heavy bass, and stomping neighbors, with zero mediation from management. Smoking inside apartments and stairwells has been reported by multiple tenants (including us) on numerous occasions, yet nothing has been done. The overall cleanliness and maintenance of the building are just as disappointing. The hallways have a persistent, unpleasant odor, the carpets are stained and rarely vacuumed, and scuff marks and dents from impacts remain untouched. At least one elevator is always out of service—unacceptable for a high-rise with over 20 floors. The gym and kids playroom are barely maintained, with broken equipment sitting for weeks before being addressed. There is also a consistent issue with the water with no notice or acknowledgment. (water being completely off, running brown, or lukewarm/cold) It’s frustrating because the neighborhood itself has so much potential, but management clearly prioritizes attracting new tenants over taking care of current ones. Instead of meaningful improvements, they focus on signing new leases, sending out pointless newsletters, and hosting catered lunches while ignoring the real issues. If you’re considering living here, do yourself a favor and look elsewhere. Also, be wary—this management company oversees multiple buildings in the area, and their neglect isn’t limited to just this one. Advice to landlord: Start taking accountability and actually do your job. Automated apologies and empty responses—both online and in person—are meaningless when there’s no follow-through. Tenants have repeatedly voiced legitimate concerns, yet there’s little to no effort to resolve them. You need to understand that your employment exists because hard-working residents pay for these overpriced apartments and amenities. It’s time to prioritize the people who live here rather than just securing new leases.”
— 1 BLUE SLIP · Brooklyn“Pros: Peaceful location, apartment gets great light and views Cons: Management has been terrible since starting the leasing process. Super disorganized, hard to reach people and get conflicting information when you can reach anyone. Multiple issues that take weeks to address. Systems set up for maintenance requests, etc. don't work. Advice to landlord: Not sure what to say other than get it together with your people? They're nice but seemingly can't or don't have the resources to do their jobs.”
— 1 BLUE SLIP · Brooklyn“Unit 19A Pros: - Perfect spot in Greenpoint and a good walk to the G - INCREDIBLY nice front-desk staff - Have always responded to issues instantaneously/same day - Community is kind - Gym has a bit of everything and is never packed Cons: - Management never gets back to you - especially regarding your lease - My electric bill has ended up wonky a few times. - The studios in both Blue Slip buildings are SMALL Advice to landlord: Double down on the staff's strengths and think about lowering rent on studios.”
— 37 BLUE SLIP · Brooklyn“Pros: Nice Door People, good views, fast and quick responses to maintenance requests, safe quiet area Cons: On the high end of prices and not responsive when negotiating price increases. Also very strict about having guests in the building”
— 37 BLUE SLIP · Brooklyn“Pros: Very clean. Front desk (Gerard and Miguel) are amazing. Cons: Far removed. Rent increases are out of control every year.”
— 37 BLUE SLIP · Brooklyn“Pros: i love living here! i just can't afford it for another year :) - all staff here are amazing (doormen, porters, cleaning crew, maintenance, etc.) - great views - awesome amenities (but for a price!) - never hear my neighbors in my apt due to structure of building/layout - maintenance fixes requests instantly - clean building - well maintained building Cons: #1: overpriced. I have a good deal on my apt and it's still 3800 for a 550 sq ft 1 BR (not including utilities or amenities) - constant construction noise (but it's doable with windows closed) - i recently found out we live next to a superfund site that's being dug up soon? - management doesn't care to keep current tenants so they just keep having new tenants come and go - far from public transpo and the G is unreliable - can't open windows even on the 14th floor because there are crazy gnats/mosquitos in the area that bite me in my sleep and leave crazy welts”
— 37 BLUE SLIP · Brooklyn“Pros: wonderful staff - concierge and porters. maintenance staff is excellent. great views from units. Cons: HUGE problem with water. Hot water constantly going out. Cannot seem to fix this problem over several months. management is unresponsive in general and even with constant water outages. As a result of all the outages, water is frequently BROWN.”
— 37 BLUE SLIP · Brooklyn“Unit 12B Pros: Neighborhood is great. Building is news. Amenities are great. Walls are very sound proof Cons: Management is not responsive. They take forever to take care of the problems and they are always understaffed. Neighbors smoke and they are not able to find the culprit, it’s really annoying”
— 37 BLUE SLIP · Brooklyn“Pros: Nice amenity space. Building staff (front desk and maintenance) are wonderful. The views are beautiful. Cons: Blue Slip Management is awful - unresponsive, unhelpful and frankly aloof (not the day to day building staff - they're great). The construction in all surrounding buildings/directions etc is HORRENDOUS - it doesn't stop. When one building is completed, another goes up. And they're all a part of Blue Slip Management it's ridiculous and unnecessary. The rent spikes are upwards of $1200 for a ONE bedroom- utterly absurd prices for small spaces and very limited closet space. The building used to have transportation to the subway but got rid of it. The building is too far from subways to not have a dedicated shuttle for residents, at the very least, during rush hour. Advice to landlord: Need to do better.”
— 37 BLUE SLIP · Brooklyn“Pros: Tasteful as far as big rental buildings go. Interesting layouts available. Good amenities. Clean. Cons: A bit far from public transportation (but you get used to it and they have free Via rides)”
— 37 BLUE SLIP · Brooklyn“Pros: Building is impeccable, everyone on staff is helpful, supportive and nice. Apartments are nice, overall lovely place to live. Cons: Small apartments, drains could work better. Very shallow bathroom sinks.”
— 37 BLUE SLIP · Brooklyn“Pros: Doorman and maintenance staff is all amazing Cons: It’s expensive and hope it drops significantly for 2021 renewal given the plethora of buildings about to be completed and amount of vacancies. They some times nickle and dime you for use of amenities but haven’t lately. Advice to landlord: Make use of gym and immunities included.”
— 37 BLUE SLIP · Brooklyn“Pros: The building is new(ish) and very well kept. The front desk and maintenance staff are amazing. The design is modern and the views are good - although the new buildings next door mean EVERYONE can see into your apartment. We can certainly see into our neighbors. Cons: Building management are slow, disorganized and often make mistakes. Advice to landlord: Find a dedicated management company who you can hold to account. Stop trying to be a building developer and a manager. You’re good at building, but terrible at managing. Other buildings in the area are better run and cheaper while still being well kept.”
