Nearly everyone working at the building is incredibly helpful and polite. Cons: The elevators can be slow around rush hour and on days when people are moving into/out of the building. Because the building is so big, you end up having to walk a block just to get to/get out of your house. Common spaces like the chef's kitchen and lobby could be better maintained (e.g. stains on the couches). The individual apartments are a bit small. Advice to landlord: n/a”

Many have terraces, the apartments have a lot of light, and the finishes are good (especially for a building that isn't brand new). Probably the strongest thing here is how responsive management is to any maintenance issue. This is by far the most responsive building I've lived in, and the supers deserve all the credit they get. I've gotten responses/resolutions to maintenance issues within 24 hours with almost every issue I've had. There are a lot of amenities (though those are kind of hit or miss--see comment below). Overall, this is a great building (though you do pay for it). Cons: While most of the staff is great, some of the front desk staff can be a little rude. There is one person who is almost always unpleasant to deal with, which is annoying for a building at this pricepoint. While the amenities are numerous, some of them have somewhat restrictive hours and/or maintenance of them isn't the best (the hot tubs were out of service for months for some reason, etc). However, at least there are dedicated people for the amenities to complain to if something goes wrong.”

Edwin is a great dude • Great roof views for 4th of July or just chilling • Minimal noise between unit walls (but noise does travel between the door/hallway) • Some units have really great views • Great common areas, like the piano, kitchen, rec room, and coffee lounge Cons: • There’s not much to do in the area so people won’t want to travel to you, and you’ll always have to travel • Cost is very high relative to what you’re getting and the area you’re in • Dog poop *everywhere* outside and often on the roof • A lot of the boasted amenities are incomplete, so they go mostly unused • Nickel & Dime pricing on a lot of amenities, including rooftop access when they decide to host events there • Admin office can be unresponsive when it comes to email & resolving over-billing issues • Package room hours & break schedules are inconsistent, so getting a package can be a tedious process of going up and down the elevator throughout the day (the front desk will always get medicine or food deliveries even if there isn’t a package person) • Building wifi isn’t very reliable, especially on the roof. So WFH in the common areas isn’t always realistic if you need to take meetings/video calls or do online work”

Cons: The cherry on top for me was when I moved out. I requested a security deposit back and they casually told me that they're withholding $800 for damages. Mind you, the "damages" were regular wear and tear and a TV mount holes that were drilled by the super himself. I asked for an itemised bill but was told instead to look at the pictures of the holes. I was also never given an opportunity to fix any of the damages — something that's allowed by law in NYC. When I refused to pay this ridiculous made-up amount they simply never sent me my deposit back. It took over 2 months for me to get the check back — minus $800 — only after I sent them a demand letter and filed a small claims case. Currently suing them for this unlawful withdrawal and an absolutely unprofessional behavior. Advice to landlord: Um, get better?”

I'll tell you this: they will screw you over on your way out. They continued charging for the garage after we cancelled it, they broke into the apartment without a proper scheduled walkthrough when no one was home to start repainting the walls, and with a whole bunch of strangers in the apartment, they claimed there was a random stain on the floor that would cost us our entire deposit. Wonder where said stain came from... :/ AH! One of their staff also tried stealing a leather jacket from our closet by hiding it in a dark plastic bag and placing it next to painting supplies right by the front door. Shady a.f. Advice to landlord: I don't even know where to start. Do your job?”

The building sends emails and your broker will tell you the pool is opening within a month or 2. It’s a flat out lie! Living here over 14 months and neighbors who were moving out after a 14 month lease said they were told the same thing. So for over 2 years they’ve been telling people the same thing. Dog feces everywhere! It’s a pet friendly building that has horrible tenants that don’t clean up after the dogs on the roof or in common spaces even on the no pets allowed roof. The grills are only for spring and summer months… oh yeah and the fireplaces that the staff refuses to actually put on. All construction on the building and courtyard have stopped so in what could be a beautiful outdoor space, is just lumps of not planted trees and huge holes in the ground taped off by warning tape and signs not to enter. So yeah open your door and look at that every day in a “luxury” building. The trash is always overflowing on the roof because they only keep staff on in the mornings that take it away. They close the roof every time it snows so you can never get the view of snow covered NY. Oh and roof is only open certain hours any time of the year do you can never go look at any of the lunar or celestial events happening late nights or early mornings. The “lounge” is for rental only for parties and during a pandemic a huge space where people could spread out near fireplaces in the winter is completely desolate and a waist of space. They rented the community rooftop out to parties during the pandemic with over 100 people up there with a DJ. They have ashtrays everywhere on the roof and courtyard spaces and will come up from the front desk to tell you you cant smoke on the roof next to an ashtray but they wont say anything to the guy with a hookah on the other side of the roof or say anything to the owner of the pet who just took a crap on the grassy area that is supposed to have no pets with kids running around playing up there. All classes to use brewery stopped. Advice to landlord: Actually manage the property and your staff. If you are going to enforce some rules enforce them all. Maybe get involved in the building instead of just collecting a check if you are going to call it a luxury building and charge what you do.”

Advice to landlord: Improve your communication and staff! Management never helps residents when it comes to residents smoking inside, excessive noise or when residents/their dogs leave a mess in shared spaces. Residents don’t wear masks or respect each other in communal spaces. Advice to landlord: Get a new management company, it’s poorly managed which is why people will come for a year and leave immediately after. So many residents are trying to break their leases because this place is a mess.”

Anyone can sign up for amenities so people who don’t live in the building can sign up. They sell you on amenities and than surprise you with the premium price after you sign the lease (amenities are not included with rent) Apartments are cheaply and poorly put together paint easily chips & scuffs. Managements didn’t handle COVID well. for the price look into a bigger place the amenities are not worth the rent price, amenities price and horrible management. The grocery store, pool, and the park was suppose to be finished in April of 2019 COVID didn’t delay that it has never been in progress. Advice to landlord: Lower prices & offer lease break fee especially for times like COVID.”

Cons: Paper thin walls, cheap construction. Advice to landlord: Better insulation in the walls. Could hear literally everything my neighbors said in their apartment. I moved out for this reason.”
