420 KENT AVENUE LLC · avg 4.0 ★★★★★ · New York City
“Pros: - great views - nice gym and coworking space Cons: - weed/tobacco smoke came in through the vents - general lack of safety at times”
— 420 KENT AVENUE · Brooklyn“Pros: Package room and service is excellent. Cons: Amenities fees are terrible for what is provided. Rooftop pool furniture is dirty all year and looks like it’s been abandoned. Costs around $700 for 4 months of use. You can only bring 1 guest. The gym is an additional monthly fee. If you bring a guest it’s $40 for the guest. Advice to landlord: Make the rooftop comparable to the Arlow’s rooftop / pool and lose all the insane amenity fees and guest constraints”
— 420 KENT AVENUE · Brooklyn“Pros: loads of light, nice size, great location Cons: super busy, revolving door of people, neighbors that loiter around the entrance Advice to landlord: If there were better tenants in the building this would be a great place to live”
— 420 KENT AVENUE · Brooklyn“Pros: Management team is responsive to maintenance requests, beautiful view and amenities. Cons: Many residents don't adhere to the non-smoking policy. Some floors worse than others but smoke frequently travels through vents. Added cost for amenities and pool (+ guest limits), no leg machine in gym”
“Pros: * Wonderful staff (especially the concierge staff and porters) * Great location (though it’s a little far from the train) * Amenities areas are really nice * Well-maintained * Generally pretty quick response to repair requests through the portal * Amazing being by the water and Domino Park Cons: * Typical ones that come with a large management company (e.g., actual management sometimes slow to respond) * People were initially not very nice or accommodating to us since we had a lease reassignment (folks eventually warmed up but it took a min) * Distance from the train is not ideal * Management was not accommodating in dealing with the construction noise from the first floor shops that made working from home difficult”
— 416 KENT AVENUE · Brooklyn“Pros: everyone is nice, responsive to issues, and well managed building Cons: on the pricier side, no included amenities”
— 416 KENT AVENUE · Brooklyn“Pros: Mgmt was amazing and responsive Cons: Rent went up but living in other buildings, I wish I never moved”
— 420 KENT AVENUE · Brooklyn“Pros: Nice units, great views, nice gym, nice residents, staff is generally good Cons: Slightly small units for the price”
— 416 KENT AVENUE · Brooklyn“Pros: New, nice building and appliances. Cons: Building slow to respond with some issues (dryer not working, shades). Advice to landlord: Change out the dryers you put in every unit, they don't work well. Get dark shades. It's a new glass building on the water. It is sunny AF.”
— 420 KENT AVENUE · Brooklyn“Pros: Views, pool, lobby and package facility employees are great Cons: Thin walls, obnoxious neighbor playing music at 3am and not caring when confronted (cussing drunk in the hallway, saying he didn’t give a f** about other neighbors). Spoke to management in several occasions, they were useless. Proposing to cover the wall in insulating panels instead of helping to speak with the neighbor. Separately, police is in the building lobby every week for one issue or another”
— 420 KENT AVENUE · Brooklyn“Pros: Luxury building, nice views to the water Cons: Small apartments for high rent”
— 416 KENT AVENUE · Brooklyn“Pros: Concierge is amazing! Building staff are responsive and very friendly. Dry cleaning drop off in building. Electric bill is very low. Cons: Significant smell of marijuana. No amenities included with rent. Package room is limited hours. Cannot get packages 24/7. Management doesn’t respond to complaints.”
— 416 KENT AVENUE · Brooklyn“Pros: - great amenities - apartments are gorgeous new and clean - some strange neighbors in the building Cons: - management is slow to answer and unhelpful - far from subway Advice to landlord: N/a”
— 420 KENT AVENUE · Brooklyn“Pros: Great views with really welcoming front desk staff Cons: Gym management is miserable and takes it out on tenants. Advice to landlord: Fire the company that runs the gym and pool. I’m sure there are many other companies in the city that do a better job of creating a welcoming environment.”
— 420 KENT AVENUE · Brooklyn“Unit 902 Pros: - Very nice-looking building and finishes - Nice appliances - Pretty epic view - Lots of communal space Cons: - Small, expensive apartments - Additional fee for amenities, which causes a weird divide between residents who pay and those who don't and an awkward and intense policing of spaces by staff (by the way, I am saying this as someone who did have access to the amenities) - Windows were thick with grime for most of my time there, making it hard to see the beautiful view - Can only get packages when package room is open (Monday – Friday until 7 pm/Saturday until 2 pm/closed Sunday) - No sense of community, neighbors aren't very friendly - Party building - roof is always full, lots of garbage, furniture stained, loud music at night - Far from subways - Pool is small, and freezing cold! Advice to landlord: - Give everyone access to the amenities, don't force staff to police - Create more of a sense of community with staff and between residents - I think this would help with curbing the IDGAF attitude and poor etiquette from the people who live in the building”
— 420 KENT AVENUE · Brooklyn“Pros: Big windows, lots of light Cons: Management is rude & unresponsive, location is extremely inconvenient, building is poorly maintained for the price point, units are very small Advice to landlord: Maintain the building better, don’t play loud rap music in the lobby, be more responsive to tenants”
— 416 KENT AVENUE · Brooklyn“Pros: Staff is great Amenities are fantastic The apartment is sleek and modern - very new and well designed Lots of light Appliances are very nice Cons: Too pricy for the size of the apartment and view In the winter the windows condensate and are really cumbersome since it starts leaking onto floors - management said they cant do anything about it - poor design. Has happened to a lot of tenants Pool has terrible rules - no guests allowed even if in the contract it says two guests. They are now charging $40 per guest Neighbors can be very loud Advice to landlord: Try to keep good tenants Be more responsive to requests Be logical with the pool rules and guests”
— 416 KENT AVENUE · Brooklyn“Pros: The staff are amazing, views are great and amenities are beautiful but management is the worst and the management of the amenities is even worse Cons: This is a typical corporation type building, all they care about is your $, no loyalty whatsoever to long term tenets. They are increasing rents at 40% and taking away free amenities for people who have lived here since the building opened, when I’m pretty sure we are supposed to be rent stabilized. There are crazy bad trash smells on certain days of the week when garbage piles up in the building, we have had spiders, ants and termites infect the apartment, but they are quick to send exterminator. There was a shooting outside our building at someone who lives in 420 and there was no communication to the 416 building. When you use the pool or common areas they treat you like you owe them something. We pay ridiculous rents to live here, I’m not a child, don’t treat me like one. They change the pool guest policy almost daily, it use to be free and could take 3 people with you, then you could only take 1, then none, now if you want a guest only weekdays for $40, like what the actual f**k. Then when you get up there no one is actually there so why the $. You feel like you are being nickle and dimed for every little thing in this place. Don’t use a 3rd party to manage amenities we are paying for!!!!!! Also I pay for the bike room and everyone just throws their bikes in with no management of it. Someone keeps taking my space and when I tell the building they do nothing about it, I keep having to move the persons bike. Advice to landlord: Have some loyalty to you tenets who are good, pay on time and take care of your property. Fire management and get someone who actually cares about people, Bob is horrible and talks down to people when he actually responds (typically he just ignores you)Pretty sure he treats women and people of color different than men in the building.”
— 416 KENT AVENUE · Brooklyn“Unit 500 Pros: The building is great, neighbors and guests are respectful. Plenty of pets and common areas. Waterfront living. The area is great and everything is modern and clean for the most part. Cons: Maybe the fact that there are too many people in the building. Can get busy. Easy to make friends if you’re more of a social person, but a lot of people can be snobby. A lot of people also Airbnb their apartments so you’re constantly seeing new faces come in an out. So, it’s hard to ever harness a real sense of community. A lot of parties and can feel like a dorm at times. A lot of people have problems getting help from maintenance and getting responses from management. I’m pretty handy so if anything goes wrong I just fix it. The one time my thermostat wasn’t working I requested help and maintenance fixed it immediately. Maybe I’ve gotten lucky.”
— 420 KENT AVENUE · Brooklyn“Pros: Beautiful space, amenities, rooftop pool, gym and lobby Cons: Management is completely unresponsive to any issues raised, there are parties all day everyday with loud music”
— 420 KENT AVENUE · Brooklyn“Pros: Good water views Cons: Far from the subway Advice to landlord: Be more responsive”
— 420 KENT AVENUE · Brooklyn“Unit 1806 Pros: New clean building, well done apartments, a lot of very nice accessible amenities Cons: Generally people congregate at all times between the two towers, far from subway access, loud summer wedding venue up street which you can hear”
— 420 KENT AVENUE · Brooklyn“Pros: Location is fantastic and the tenants in the building are great. Doorman are friendly and helpful. Cons: The management of this building is a joke and they general don't care about the tenants concerns or needs. If you send a message to management, then expect weeks before you get a response...if you get a response at all. It's a true disappointment as the support staff (doorman, porters, maintenance) is fabulous and the turnover is real because of the horrible management. However, by far the WORST is Iowa Sports and their "management" of the amenities. You are treated like a freshmen in a door while paying thousands of dollars for a luxury building. If the amenities are what sold you on this building then you been sold snake oil. Advice to landlord: Management training for ALL management and fire Iowa Sports.”
— 416 KENT AVENUE · Brooklyn“Pros: Location is great Cons: Noise is a problem Advice to landlord: Continue to listen”
— 420 KENT AVENUE · Brooklyn“Pros: Nice designer appliances and friendly concierge/package room attendant. Cons: Paper thin walls and loud neighbors - you can hear them loud and clear all day, and the management ignores complaints. Unit is dark and filthy. Advice to landlord: Address complaints.”
— 420 KENT AVENUE · Brooklyn“Pros: Great location. New building. Good amenities Cons: Building management sucks. Drug dealers live in the building. Management has no answers to deal with constant smoke, noise and strangers who come and leave at will. Advice to landlord: Vet the tenants”
— 420 KENT AVENUE · Brooklyn“Pros: Beautiful interiors, respectful neighbours and right next to the ferry. Good for dog owners with well lit walking path outside, even at night. Cons: Leaks have occurred a few times while I have been here. A smell of weed comes through the vents (usually on a Friday night).”
— 416 KENT AVENUE · Brooklyn“Pros: - Building is gorgeous with great amenities - Location and views are incredible - Neighbors are friendly & super social - Front desk staff are super helpful Cons: - Clearly cut corners in the building process - stuff breaks down from time to time + tons of pluming issues - Building management is not at all responsive and when you do finally reach them they are dismissive - Amenity rules are very restrictive. Makes it difficult to use them or share them with friends. Advice to landlord: - Take time to actually listen to the concerns of tenants - That building management be more responsive and friendlier in their comms - Make amenity rule more flexible and less restrictive. They are a huge reason we pay what we do to live here. - Address important infrastructure issues especially around plumbing. An apartment flooding with sewage water is absolutely unacceptable.”
— 420 KENT AVENUE · Brooklyn“Pros: Located near the ferry stop and close and convenient to local things super great front desk staff Cons: Can be loud at times. Advice to landlord: None”
— 416 KENT AVENUE · Brooklyn“Pros: Friendly staff, package room Cons: Paper thin walls between apartments. Inconsiderate neighbors. Pests from garbage room. Poorly built - lots of things starting to break.”
— 420 KENT AVENUE · Brooklyn“Pros: Good looking building Cons: The general manager of 420 and 416 kent never replies to anything. Advice to landlord: Replace your general manager. Period”
— 420 KENT AVENUE · Brooklyn“Pros: Staff, location, amenities, shuttle to the train. Cons: Expensive, but it expected for the location and a luxury building”
— 420 KENT AVENUE · Brooklyn“Pros: Sensitive and caring for residents Cons: A bit expensive Advice to landlord: Keep on the hard work it will pay off”
— 420 KENT AVENUE · Brooklyn“Pros: Residents are nice people Cons: Staff from the leasing agency connected with the building flaunted their refusal to wear masks even as the building enforces it as a policy. I have a recording. Advice to landlord: Discipline your employees.”
— 420 KENT AVENUE · Brooklyn“Pros: Amazing rooftop, pool ($), great views, nice doormen. Cons: The management team has absolutely no idea what they are doing. They are unprofessional and rude. They constantly give wrong information that makes you jump through hoops just to get an answer. The units are completely overpriced and they make you pay for the gym and pool on top of very expensive rent. Advice to landlord: Be good to your current tenants”
— 416 KENT AVENUE · Brooklyn“Pros: Waterfront views, beautiful amenities, good lighting Cons: Extra fees for amenities, small for a studio apartment Advice to landlord: All inclusive amenities included into rent”
