Insane. AC units do not work great. Many nights I wake up sweating because the rooms do not get cold. AC units need an upgrade. Another thing is you pay for amenities monthly but still have to pay to use certain features. For example, We used to have a printer where you could print for free (if you pay for the monthly amenities) - now you have to pay to print. Also a weird rule where you can only have 1 guest on the roof so they try and force people to pay to use the grills. Advice to landlord: Offer more to residents who pay monthly Amenity fees”

For the year we've been here... - the elevators have broken down nearly 40 times (no exaggeration, we've kept track) - both our in apt AC units have broken - they RAN OUT OF HOT WATER (2x) - the dryer in unit does not work (we had to buy a clothes horse) - they "opened" the new rooftop deck for 2 months before they closed it and charge us $120 a month to use it. Advice to landlord: Don't jack up the rent by $800 when the apartments are not nearly worth that amount.”

Despite living on the 11th floor it sounds like the traffic and street noise is right outside of my windows/walls. We were pretty happy here when Equity owned the building - but under Dermot it has been non-stop construction noise, poorly kept common areas, and a supremely unhelpful building management staff. Working from home during COVID has been almost impossible between the insane amounts of noise (which will now continue with a major building renovation project happening next door) and interminable elevator issues in the East Tower. Really regret resigning our lease here right before COVID hit, and will be breaking ours just so we can get out of here. Stay away.”

Elevator 1 goes out of service regularly leaving tenants sharing the only remaining elevator with the construction crews and the wait can be 10-20 minutes. Construction crews are rude and when you complain to the front desk they say that management is aware and doesn't care. The construction news is unbearable and the renovation is behind schedule so expect construction to continue indefinitely. There are no amenities that are useable. Don't let the fancy website fool you, none of the community spaces actually exist and you will pay a premium for amenities you can't use. DO NOT EVEN THINK ABOUT RENTING HERE - BIGGEST MISTAKE I MADE”

The biggest complaint (among many others) is that the elevators never, ever work and for a residence with 700+ people living paying top price that is unacceptable. Management could care less - every one of our neighbors consistently talk about how they will be leaving the building as soon as their lease is up. This is a sentiment with almost everyone in the building. One of the resident elevators is locked and used for construction (which I am pretty sure is illegal), one is constantly broken leaving one elevator working. You will wait in line with 20 other people for about 10 minutes waiting for the elevator...multiply that by two times to go down and then back up and you have a total of about 20 minutes if you just want to go down to the lobby to grab a delivery. Not to mention people pack in the elevators during a time where COVID-19 is extremely prevalent. Incredibly unsafe and a number of us residence have considered a class action suit against the building. Stay away at all costs!!”

I have lived in this building under a 2 year lease with tremendous issues, especially regarding the incessant construction noise of neighboring units since January 2020. It is September, and it has not stopped. The drilling and jackhammering are CONSTANT from all hours of the day. It is a huge inconvenience while everyone has to work from home. Dermot refuses to acknowledge the gravity of the situation because they don't want to lose out on profits, and it is time to form a tenant's association that has long been suppressed. The construction has caused additional issues, including the yellow-ish/brown water which other commentators have noted; this is particularly concerning for those who have young children at the home. I'm getting so stressed living here and upset how the management is handling with my situation. I moved in on 8/20/20 and moved into my new apartment with this situation on the day of; left over furniture from previous residence, shelves unassembled from both kitchen and living room closet, bedroom door damaged (not able to close), bathroom sink unassemabled and the apartment was dirty. This building management has been notified the day of my move in about the situation and was able to fix the bathroom sink and take the furniture. I was told from the Super and mangement that they already have requested the items to get fixed upon my moved in (8/20) within a few days. When I followed up last week on Wednesday (8/26), the building manager told me she submitted the request on Friday 8/28, which is unbelievable and unprofessional because they told me they've already addressed these concerns to maintenance on 8/20. As of today, 9/1/20 my bedroom door is still not fixed/damaged, and shelves for my kitchen are still missing. On top of this, the second day, a mice came out, which the building exterminator came by and just left sticky pads around the home, not even looking around the apartment to find out where the mice might've came in and try to identify where the holes are. The management did apologize and gave me a 1 week concession, however that was it. It's been almost two weeks, and none of the issues has been resolved, and they are not offering another deduction on my rent, even though the issues are not resolved. This whole process of moving into this apartment is giving me so much anxiety and I am unhappy living here. For future residents/applicants, please keep in mind and read the reviews of other residents who are and had experience with the experience they had with the management. I should've believed the reviews.”

Construction here is maddeningly intrusive and deafenly loud and management would rather have tenants suffer than the contracting staff because every day they are losing money with their renovations, which are only cosmetic. The hallways are dusty, dingy, centuries old wallpaper on all of them with rips and tears and the carpeting has mold and years worth of dirt embedded. They will lie through their teeth to get you to sign. Don't! No matter what they promise it's all a lie and you will be miserable i feel sorry for anyone who signs a lease here. Truly. A new management company (Dermot) took over a few months ago and in their efforts to renovate the complex, I think they have displaced more than half the tenants due to their ambitious remodeling plans. Reckless constructions workers are at work all day during the day and frequently past permitted hours. When they renovated an apartment next door to mine, they actually drilled a hole directly into my apartment and were hammering so hard they knocked fixtures in my apartment down. Elevators are NEVER working....frequently only one elevator is available for an entire tower. ...... because workers use overuse them with total disrespect to tenants. I saw one worker hit a person with a wooden beam they were carrying when they did not notice she was in the elevator. Frequently, workers take the elevators down one flight when they are carrying nothing! There is dust and debris everywhere. One tenant said that the problem is due to the construction management team who should provide alternate means of the workers to access the floors outside the building so they do not have to use the regular elevators. Finally, they are offering promotions to switch to remodeled apartments that are much smaller and pricier than your existing apartment, under the ruse that the "fixtures" are better. The mail room people told me that more than half the building complex has left because of their dissatisfaction and we do not intend to renew our lease. The only positive aspect of the building is the wonderful front desk staff who have been here for years but who themselves admit that the current renovation project makes living here impossible.”

Our family's plan was to stay there until we moved out of the city, we were happy. Then Dermot Management came in and shattered those dream, increasing our rent a total of 40%. We obviously could not afford a more than $2,000 increase for the same 1.5 bedroom apartment we were in with an outdated kitchen. They were basically kicking us out without actually kicking us out so that they could renovate our apartment. We really left at a good time though, elevators are HORRIBLE because 2/3 are being used by workers in the building and the noise from construction is non-stop. I normally work from home a day or two a week and had to completely stop because of the noise. The workers have no consideration for their hours either. It's really a shame because the staff that was there since Equity owned it like the doormen and concierge are wonderful. What else bothers me is that Management is so busy renovating apartments but the garbage shoot in the East Tower hasn't worked in over a year and the kid's playroom looks like a graveyard where toys go to die. They only care about increased rents, not tenant satisfaction. I feel horrible for anyone that moves in not knowing what they are getting into.”

However it's undergone quite a few changes of ownership, Tishman Speyer, Archstone, Equity Residential and more recently Dermot Group in conjunction with a Dutch pension fund PGGM. Equity seriously underinvested in the building, nothing was ever upgraded and repairs were only done when things got desperate and even then they were done on a minimal budget. Now the building is over 20 years old the cost cutting is starting to show. Elevators break down, the hot water fails, the bathroom vents don't work and wind whistles at the windows. The new management of the building has grand plans. An entire floor of apartments is being sacrificed for communal facilities such as a viewing room and work has already begun on refurbishing the lobby which will take almost a year to complete. One bed apartments are being converted to two beds and two beds to three, which makes them more claustrophobic but allows Dermot to demand more rent. While the work is going on there is noise and disruption during the day. It's a concrete building so noise easily travels 20 floors or more. They may be working on an apartment 20 floors above you one month or the one next to you the next. The elevators are being used by the construction workers who seem happy to crowd in with you with their tools. And they are breaking down more frequently, I suspect because of overloading or overuse. In order to implement its plan Dermot needs to move existing residents out and they make no secret that they'll be increasing rents to force people out. Rents on the refurbished apartments are going up by $1500 to $2000 which seems excessive, especially while the construction work is being carried out and there are no new communal facilities. There is more discussion than ever between residents in the elevators comparing notes on how they're being badly treated by the new management and the noise they're enduring. Another potential cloud on the horizon is the sale, a year ago, of the neighbouring ABC studios buildings to developer Silverstein properties in a deal worth over $1bn. It surely won't be long until building work begins on the site and a super-tall residential building is constructed. This would mean more noise and disruption for a year or two and the blocking of views from the north side of the building. Given all these problems and Dermot's desire to drive out existing residents it won't be long until the only long-term residents are the affordable housing/low-income residents who pay much lower rents and have guaranteed tenancy agreements. Who knows if they'll find new tenants willing to pay the sky high rents to live in a 20 year old building when there are many newer buildings around, but they will have to if they're to make a return on their investment.”

— 101 WEST END AVENUE · Manhattan“Not impressed. Overall 2/5 rating. Pros: We love the unit and layout. It's quiet with a lot of morning sunlight. There's a corner floor to ceiling window in the living room, which is great. The gym is nice - nothing spectacular, but definitely better than others we've seen. Timely responses to maintenance requests. The maintenance staff and door/front desk employees are really nice, too (although we had one bad experience with a maintenance employee, it's normally really good). Cons: No meaningful amenities. The gym is nice, but aside from that, there is only one laundry room for the entire tower (located on the 4th floor) and a couple of small lounge areas. Typically there's a guy in the nicer lounger blaring the TV on a daily basis, so it's really not functional for anyone else during the afternoon most days. We've been looking at other buildings now that our lease is about to expire and have found some amazing options nearby for the same or cheaper rate for literally a 10x-20x increase in value. 21 West End was willing to offer 3.5 months free with half price amenities the first year. The place is phenomenal - it's essentially at the same level as a 5-star hotel. We definitely recommend looking there before considering 101 West End if you want this neighborhood. Personally, we chose River Place at 42nd between 11th and 12th as our next home. It's rent stabilized, so the increases in rent year over year are very limited and the rent rates are extremely good compared to buildings which aren't rent stabilized. The leasing agent has also been incredibly helpful, patient, and kind. She replies within 12-24 hours to every email - most of the time within minutes, even after hours. To me, it says a lot about a place when the employees are happy, friendly, and willing to help regardless of "working hours". The amenities are also incredible (and reasonably priced at $115 for the two of us per month) and all the units are newly renovated. There are two rooftop terraces, an amazing gym with free workout classes (yoga, spin, etc), an indoor lap pool, sauna, fully equipped locker rooms, beautiful lounge area with chef's kitchen, pet friendly, rooftop tennis court, outdoor putting green, pool table, full-sized basketball court, free shuttle service during busy hours in the morning and evening to and from Times Square and even the East side (Lex Ave), as well as several shops and corner stores, restaurants, etc nearby. We also happened to visit at just the right time when a PH unit on the 41st floor was coming available for nearly the same rate as our 8th floor unit at 101 West End would renew for. Our current unit overlooks West End Ave and has quite a bit of street noise throughout the day and night - to the extent that I have to wear ear plugs to be able to sleep. The PH unit at River Place is also going to be newly renovated before we move in with brand new appliances, new kitchen appliances, cabinets, etc, as well as a newly renovated bathroom with beautiful fixtures and marble floor. The unit has a unique layout with high ceilings, beautiful city and water views and eastern exposure. In our current unit at 101 West End Ave, the windows don't even open and shut properly and every time we request something be done about it by the leasing office, we're ignored. Management also clearly doesn't care about tenants or turnover. Our renewal would have increased our rent from $3415 to $3585 (+$85/month for the gym per unit) and when we reached out to ask about lowering the increase, were ignored for two weeks. When they finally returned our call, the agent gave us a lot of sass and attitude like we were lucky to be living here. Overall I wouldn't recommend this place. There are so many better, newer options nearby that are much better values to consider.”

Apartments are very poorly maintained and made of cheap materials. Appliances are cheap too, especially washer and drier. Windows are horrible, they let all street noise in and in the winter we had icicles forming on the inside. Our apartment was infested with firebrats, but all they did was to keep spraying poison inside, which did not work at all. The building frequently smells and common areas are dirty. Staff are mostly rude and unprofessional. They will hold the door for you unless they are busy talking to their friends and actually blocking the door. Shuttle bus is frequently late but doormen won't tell you, they will let people wait up to half an hour well knowing there are delays. Good luck getting packages in afternoon rush hours. The package guy is very arrogant, he will barely acknowledge you and he takes really good time to get your stuff, as a result long lines are forming each afternoon as people arrive from work. And if you have a rush delivery, that's too bad - you won't get it until many hours later because they need to be "sorted" first. The location is not ideal, right behind projects that you need to walk trough to get to subway. I never felt safe there and shooting incidents did not help. Go elsewhere, I now live ten times better and pay less in rent.”
