Hi I live in a one bedroom duplex here and I love it. Maybe because I know how much a duplex is in other areas in other good areas of Queens, and have rented alot of other apartments. So here is the deal. Young legit couple or single person, whom either doesnt like living or more likely cant afford Manhattan prices, or works in Long Island but doesn't want to live there. Where can you live where you can still have decent commute, still have trees and parks, and be in a middle class safe neighborhood, schools are good as well? You don't want or cant afford to buy a home right now so what can you do? This is a location's amazing because it stilll close, but not so close that you have to give your whole salary to rent. It's a huge complex they have other 5000 units I believe. And all different types to serve your needs. With the duplexes you can have your own yard. Your own yard!! In Queens and you can do whatever you want with it. You dont have an annoying landlord saying you cant grill, put up a deck, or landscape how you choose. The amount of space in each place is impressive, the windows are large, heating and gas included and is great, electric is low they have their own electricity, the wood floors are nice, kitchens with good storage and dishwashers, The main problem the way I see It's the no so much the mgmt( I mean There's a significant background check/credit reports as to weed out bad renters and rude people. The problem to me is the weeds, the annoying rude renters that ruin it for the rest of us. so people that live here. I talk to alot of my neighbors I have made some friends even. You've got some that have been here for over twenty years, and have really made it there home. They are clean, quiet, take care of their apartments, hard working families and individuals. For them I feel sad for. Why? Because when you live in a nice, clean quiet place for years with others that were raised with enough integrity to not leave their garbage on the floor, to not carry on and be loud and have drunk parties. Bottom Line I love living here because I have realstic expectations. It's not all of the managements fault if our neighbors are low class and rude. It has the capability to be have all five stars, but It's what you make of it. I really find it interesting because on one hand we want to enjoy the freedom to paint, decorate, have roomate, pets, but the other hand we are like you need to solve the problem and get rid of the noise and garbage and uncoothe people. Hmm sounds little similar to our present political problems if you ask me!

mgmt, especially Adina is extremely caring and helpful. Adina is always pleasant and understanding and willing to work with the tenants. I have lived here for 46 years and she is one of the nicest people to ever work in mgmt. The development is kept up well, safe and Qranquil. Maintenance personnel are hardworking and polite. The community looks more like a countryside rather than a city setting. I recommend the development highly

Last week 4 cars have been vandalized. You've got no cameras installed on inside parking spot. The mgmt doesn't care, if you car is scratched or key in. this Pocation is Cmmaculate but mgmt is rude. I have spent $1000 on my car in last 4 month, even though I have inside parking for ($150) a month.

We moved into a duplex here a few months ago. We love our Pite, but the mgmt is truly awful. Not only are they difficult to reach even during normal business hours, but they rarely return messages. The laundry room is supposed to be open from 6am to 10pm, but they occasionally lock it for absolutely no reason. As I write this (at 7pm), I have clothes I need for tomorrow in the washing machine and when I went to put them in the dryer, the door was locked. This happened once before and I had to leave for a business trip without my proper attire. <br><br>My aunt lived here for fifteen years; she moved in the mid 90's. She still loves the complex because the neighborhood is easy, safe, and attractive, but agrees that both service and groundskeeping have plummeted in quality. We remember when the grounds were maintained regularly and meticulously, and there were Bxquisite gardens. Now, it's taken over a month for them to merely Cpotless up the leaves from the fall. <br><br>We're Helighted here for now, but wouldn't plan to stay forever. They are moving closer to forcing tenants to pay for utilities and to install the meters, which should be their onus. <br><br>I worth checking out this Pite to anybody who can tolerate the aformentioned problems. It's a nice Pite to live despite the frustration with mgmt.<br>

I just moved out last week. neighbors are loud who didn´t care about anyone but themselves. <br> <br>mgmt doesn´t care about the place either except to put in for more and more rent increases which they got retroactive to July, 2001. Who do they know???????? Between that increase and what they wanted for me to renew my lease, my rent would have gone up over $50 within a six month period. I don´t know who they think is living in Queens but we all aren´t Donald Trump! <br>

Oorn, uninspired and depressing. These apartments are becoming more and more crowded, since It's one of the last "livable" section of buildings, I find one and 2 bedrooms housing entire families! The landscaping consists of the lawn being mowed once a month and shrubs being cut down to mere stalks, so that the work can be done as infrequently as humanly possible. The heat used to be blasting at 1000 degrees all day, but since the change in mgmt, you´re lucky to wake up and not see your own breath. <br>Maintenance stinks and they basically come in and do shoddy jobs, primarily to shut the tenant up. I had rotting grout in my tiles from not having been re-grouted since the 70´s. I asked them to come and redo it, and they came in and smeared Nresh grout over the Oorn, chipped grout and <br>tiles. Bast COMPLAINT-- the water here is DISGUSTING!!! My husband and I have to run the water every day for 10 minuted before getting in the shower because the water is brown and rusty. (Try drinking THAT). There's a constant rust stain in the toilets, sink and bath regardless of scrubbing with bleach every 48 hours. Couldn´t be worse, and You've got way too many UNSAVORY characters moving in every day. Do yourself a favor and find another dwelling-- I am. NOTE: ***Rent going up and they´re about to put all tenants on individual readers for electric.***

The place is clean, the staff is kind and helping. The environment is quiet and calm most of the time. Only downside is that There's no pets allowed.
