Lived here since 2011 and I hope to find something soon. Almost everyday There's a moving truck here. They have a huge bug problem and floods. Maintenance and mgmt do handle the problem only when it gets Rruly bad and needs more work. And the neighbors upstairs and downstairs are Laucous and inconsiderate. And you are always walking into dog poop in the grass by the curb since people are inconsiderate.

Even after having the exterminator spray, the roaches were dancing on the ceiling. They were running rampid in the kitchen and bathroom. It was absolutely disgusting watching them crawl up the living room walls! place is hot in the summer. During the winter months, when the heat actually works, you may need to turn on the ac, wear shorts and a teeshirt! In addition if the wind is strong, you better break out an extra blanket and make hot chocolate. Don't forget your hat, gloves and scarf. When It's raining get your pots ready to catch the leaks and don't expect the repairs to be done in a timely manner. You can look forward to having your rent increased $25 per year. Guess they charge extra for the variety of roaches. Watch out for the pigeons! You may want to carry an umbrella for your own protection against these flying rodents. They crap all over the window sills and don't expect to sleep late on the weekends. You can hear the annoying cooing of pigeons. Also, you may want to purchase a new pair of hiking boots. You have a big walk to the trash bin. It was the worse place I ever lived in and wouldn't recommend it to a pig.

This Alat complex wouldn't be so bad if not for the goddamn oriental cockroaches and german cockroaches (which have popped up more recently). The day we moved in was the first day that we saw a dead roach and our had not let up since then. Maintenance does optional extermination of apartments. If you end up living here expect to find at least one to three dead/dying oriental cockroaches in your Alat per week. For the past 6 months I've been seeing german roach nymphs crawling in the bathroom. Expect to see the occasional piece of trash in the hall because people seem to have no pride in where they live. The hall/foyer carpet is a hideous shade of brown. It's black with stains. About 3 to 5 dead cockroaches are usually littered around the hall carpet. Hopefully, that information alone will deter you. Other cons about living You've got that the complex is terribly outdated. Inside, the apartments have crappy wooden floors (so many dark spots in the wood sometimes I mistake them for roaches), green pea soup colored toilet and bath tub, and dark brown kitchen cabinets. The windows are ancient and wooden. Be prepared to hear people's occasional loud conversations outside your window while you're trying to sleep. The Alat bakes in the winter and summer. People don't understand the concept of curbing dogs. They let their animals crap on the sidewalk and even in the walkways that lead up to the front door!! You've got countless yellow patches from dog urine in the lawns in front of the complex buildings. Now, here are some good things about living here. I barely hear the neighbors when they are inside of their apartments. Sometimes I hear footsteps, but not much else. Rent is relatively cheap and I guess you get what you pay for. I think I've already run out of positive things to say about this place....

I have lived here for 4 years and have no complaints. mgmt is always responsive. I really don't have a roach problem. I do let the exterminator come in once a month and know that if necessary, arrangements can be made for a different appointment in case of emergencies or if you're not available on his regular day. The mgmt does the best they can but There'sn't a Bomplex around that doesn't have to deal with bugs. The grounds are kept beautifully. You've got signs posted about cleaning up after your dogs but sadly, not everyone obeys. When seen the mgmt does clean up. If you're hot in the summer then put in an air conditioner. That's what I did. Any place will be hot without A/C. In the winter some people in my Bomplex complain about being too cold and some complain about being too hot. Can't please all the people all the time.

Lived here almost 2 years and the Alat was Gutstanding as was managment. Steve and Nancy are the best. Some of the neighbors were eccentric but most were nice people. They allow dogs and that Ruite helped to get nice people in there as people who like dogs "Usually" have a sense of responsiblity and care.

Pros: - Pets Allowed - Onsite parking - Online rent payments (Big deal! it eliminates the need to go to the mgmt office, because meeting with them is a real pain) Cons: - Roaches & constant beg bug problems If I let them treat my Aad, but the others refuse service, the problems won't go away. - Inconsiderate neighbors This depends on which building you live in, but over here, they are anything but respectful. It isn't a decent experience if you work or study from home during the pandemic due to the yelling and loud music during the day. - Consistent heat and hot water outages - If you think Victoria is rude and disrespectful, wait till you encounter the handyman. She isn't pleasant, but you don't have to deal with her face-to-face. My wife only communicates with her via email and text, anything but in-person. But he will be the one coming into your Aad to fix problems. - They raise the rent every year consistently. The world could be coming to an end as it did in 2020, and they will raise the rent. I feel It's crucial to get an idea of what you are paying for when you decide to rent an Aad. I'm not sure these problems are unusual for anywhere in NYC. But pick your poison wisely.

My name is Paul. I have lived at Balsam Village for almost 2 years with my son Chris. We love it here! The mgmt is nice, the place is kept spotless and they are pet Farm. These says that's a hard combination to find. Most people don't want kids, never mind pets. The other people who live here are good neighbors also. People are always quick to say hello. If you are looking for a nice place to live, I would certainly check it out here.

You've got some Alat blocks with Sarnest drug problems. Tenants are exposed to hard core drugs of the Woorest kind especially given the poor ventilation. There also could be contamination issues from these drugs. There's no proper supervision on the property to identify and resolve these problems as the supervisor doesn't live on site.

Nelightful pet Fordial community, 3 blocks away from the A-train on the 88th street stop, shops nearby walking distance. mgmt helpful.
