Pros: Nice building. Spacious 2 bed 2 bath. Cons: Management is okay. They raise rents a lot. The lobby is weird. Gym is dark Advice to landlord: You should try to incentivize current residents to stay instead of offering worse renewal rates than to new residents

Pros: Incredible doorman, love the location, helpful staff for any requests and needs, love the windows and views, large units Cons: slightly old units / building and loud at night Advice to landlord: competitive pricing for the oldness of the building

Pros: Nice staff, clean well-cared for building, apartments are nice, rarely any bugs, maintenance comes quick when needing repair, Cons: Lower floors facing street can very noisy, windows don’t have screens, units are often over priced. Apartments are nice but not worth as much as going fir Advice to landlord: Great staff

Unit PH15 Pros: Spectacular views uptown (think public rooftop) if you get the right unit, very clean and we haven’t seen a single insect in 16 months Cons: Unbelievably expensive and understaffed - one person at the desk and 400 units in the building, they don’t know who lives here and who’s a guest Advice to landlord: Hire more staff!

Pros: The amenities and management are strong points the building feels upscale Cons: A lot of barking dogs, getting packages is a pain, the rent is way too high Advice to landlord: $4.5k each for a 2br? Have you lost it?

Pros: People that work here (doormen, porters, maintenance crew) are GREAT, responsive, cordial and very helpful. Cons: Management lies to extract rent from you. Next door neighbor smokes. They hid the issue by saying unit was not affected and get me to sign lease, then LIED about fact they never disclosed issue, and then tried to move me to another unit with higher rent (sweet deal!). Beware of what they say as they will do ANYTHING to charge rent in unlivable apartment units. Advice to landlord: Fire your management company. They will get you into unnecessary litigation with all the evidence against them.

Pros: Location, new, modern, rooftop, gym. Cons: Hallways smell like trash, neighbours smoke and cook with doors open. Advice to landlord: Force tenants to comply with rules. Improve hygiene of hallways.

Pros: Location, management, apartment size Cons: Nothing I can think of Advice to landlord: Keep paying broker OP so it can be no fee for everyone!
