Pros: Clean, nice front door people, great view, and decent gym Cons: The riser pipes would bang every night from 2 am to 4am in the winter. Was basically a form of psychological torture.

Pros: Great view, nice rooftop, laundry/storage/bike storage/gym onsite. Cons: Management is terrible! Very poorly managed, residence manager is extremely rude, incompetent, and difficult. Same story with leasing office. Building has very high turnover, and I can see why. When we had legitimate issues, management tried to gaslight and ignore us. HVAC units constantly break. Apartment constantly draws in terrible smells from outside, even with windows closed. Weird strict rules about things like moving in/out, large deliveries, roof access, and more. Switched key fob system for tenants access to things like storage or roof to this app that never works. Seemingly constantly shutting off the water for repairs. Not to mention mold, and the insane amount of condensation that accumulates when running the AC at all.

Unit 34B Pros: Very clean, responsive management, beautiful views Cons: Got charged at move out because their garbage room was too full

Unit 26B Pros: the view from the roof and windows is definitely amazing. Cons: It looks like magic when you first walk in, but soon it’s falling apart; every problem you have will be met with “no one’s ever had that problem” gaslighting and harassment, there’s mold as the building has flooded multiple times and is built horribly and cheaply, the white sheeting glued to the cheap particle board wall will soon fall out, several times a day minimum you will be absolutely overwhelmed by horrible koreatown cooking exhaust, cigarette and weed smoke will come into the apartment ( in this no smoking building), the HVACS are broken 24/7 and just rotated, they are not only enormously in the way but it’s insanely loud 24/7 as they have to be running constantly while you flip switches to try and maintain the delicate balance in your uninsulatated apartment. Since the windows don’t seal properly half the time, it’s also insanely loud, with a halfway house on one side, loud rooftop restaurants on another, and fifth avenue on another- and if you live in the middle of the hallway, expect to hear the elevators and trash shoots all. Night. Long. Don’t forget that it’s also attached to an abandoned hotel turned meth house, and homeless drug dealers will try and sell you meth outside. Very sketchy area at night as a whole, especially near broadway. This apartment seems like a dream, but it’s an illusion, and there’s an insanely high turnover rate in these rent regulated apartments for a reason. If you gradually want to get allergies you’ve never had, talk loudly over your eyesore HVACS that cost you hundreds in electric, have a bathroom that gets dripping wet from a 5 minute cold shower from humidity that won’t fade, see cockroaches, spend too much time cleaning the never ending dust/lint that will follow you from the filthy laundry room, never enjoy the amenities they brag of (oh, and that roof isn’t open at night, in the winter, choppy and strict on holidays, for sunrise, etc, and expect to pay several hundred for any other amenities.) and so much more, this building is for you. Super high doorman turnover as others have said, no surprise why. Rental turnover rate is also crazy- if you take a look at the history you can see most people only stay a year, which is wild, especially in the rent stabilized apartments. Someone actually burned to death in their apartment a few years back- look it up, you can pretty much see how things are handled here in those articles. If you’ve ever seen HIMYMs joke about their apartment-(DoWiSeTrePla) where they think they found an amazing apartment for a steal, until they move in and find out they’re actually DownWind of the Sewage Treatment Plant and it smells like sewage all afternoon… that’s this lol. Go somewhere else! Advice to landlord: As others have said; fire incompetent (and super shady) super, leasing manager, and replace management company. As building group chat thrives and tenants actually communicate, your long-time ways of running this place won’t fly anymore.

Pros: Nice residents, clean building, OK doormen (not their fault to be pushy when they are pressured by other building staff) Great rooftop view. Cons: Bizarre rules. You can’t move out Monday through Friday 9am to 5pm the majority of people who have 9 to 5 jobs aren’t even in the building. If you do move out during these hours, everything needs to fit on a hotel cart - So yes, I broke apart an entire couch and fit it on that hotel cart. There was a same day notice for residents to leave there door open to be painted. Everyone in the building had to leave there door open all day for the paint to dry - Therefore, renovations to your apartment like painting the door were done with very little notice and compromised your privacy and security to your personal belongings. Packages were needed to be retrieved the same day otherwise the doorman would repeatedly call you - It seemed the super was pressing the doormen about residents picking up the packages the same day. People have lives and work. Sometimes we can’t pick up our packages right away. Generally it’s the doorman’s job to receive and hold packages for tenants at all full service doorman buildings. Also, if you wait in the lobby for an Uber the live-in super would come down and kick you out of the lobby. We were paying 5k monthly and couldn’t sit in the lobby. Now when it comes to money….. Leasing office is too disorganized and doesn’t communicate clearly with all names on the lease. I had a nightmare of a roommate situation. Both our names are on the lease. Therefore, the leasing office legally was supposed to discuss all ongoing and changes with the both of us. They mailed our security deposit to the address of her choosing without telling me. I found this out weeks after they mailed it out. Legally the leasing office should communicate with all parties regarding matters of the lease/security deposit. Since I have left this building I have lived in other luxury building and no buildings has does these things. On a side note the rooftop is plain with a few chairs. Not impressive. But that was the least of my concerns with Tower 31. I could care less about the aesthetic of the rooftop. Great rooftop view though. Advice to landlord: My advice to the property owner is to replace the super and leasing office employees. There seems to be a high turnover rate for doormen at this building compared to other buildings. As per above, I understand why.

Unit 17G Pros: Nice staff Location Water pressure Rooftop Gym Cons: No AC in elevator and can get hot in summers Corporate furnish rentals so lots of high tenant turnover Advice to landlord: Great place to stay though pricey

Pros: Location, nice views, open rooftop, 24/7 front desk. Cons: Don’t have much complaints other than it is a bit overpriced, and is close to a shady area on Broadway. Had a few handyman requests, and all were fixer within a day or two.
