Hands down the worst place I've ever rented with in my life, and not just in NYC - I've lived in 4 countries on 3 continents. For any prospective renters, don't be tempted by the convenient location, the glittering amenities, or the gorgeous rooftop views. Don't make the same mistake I made. It's a hornet's nest of problems waiting to happen, with a management that's more concerned about squeezing every penny from their tenants than genuinely resolving problems. First, I can corroborate everything that's been written in past reviews about cockroaches. They've shown up in closets, in the bathroom, in the bedroom - you name it. And management's response each time? Downplaying the problem with claims that "it's normal for NYC", and glossing it over by arranging for a once a week exterminator visit. I can't recall how many times I've been "assured" that all potential openings have been blocked off, only for yet another giant cockroach to appear. And management couldn't care less. Second, similar pattern with leaky faucets and drainage pipes. I've called maintenance and been assured that help would be on the way within 1-2 hours, only for 3-5 hours to pass by. Sometimes, they would "forget" to show up entirely. And when they did, they would come equipped with grandiose promises and temporary band-aid fixes. They really need a crash course in how to manage expectations. Third, and the most appalling - for all their aversion to solving problems, management expends an inordinate amount of effort digging up clauses in the legalese that would help them shift responsibility to tenants. I'll share a recent example. I was clearing out the unit ahead of move-out, when I had to urgently communicate something to management ahead of their close of business. After they didn't pick up the phone, I rushed downstairs to speak to them in person, and in doing so locked my keys in the room. When I asked them to help me unlock the unit, they insisted that there were no other keys in the building, and that I'd need to pay $1.1k+ for a locksmith. Later that evening, they themselves called me admitting that a key had in fact been there the whole time - their concierge had just failed to communicate that internally. And when I asked to be refunded the $1.1k because of their mix-up, they started changing the narrative to suit them and to shift the responsibility to the tenants. It's despicable, cowardly, and disgusting behavior unworthy of a building that dangles the word "luxury" left and right. I'm proud to share that I'll be suing them in small claims court tomorrow.

Pros: The roof deck was amazing Cons: At least one elevator was always out of service

Pros: Good amenities - great rooftop with nice view, nice gym Cons: Elevator is constantly broken for months at a time Laundry is overpriced ($4.5 washer $4.25 dryer) and room is dirty Have had a couple hot water outages

Pros: clean building, nice amenities, great staff Cons: elevators frequently break down and take long to fix, rent raised each year Advice to landlord: Don't raise rent every year on tenants

Pros: The building management is super friendly and incredible responsive. Cons: We have had an elevator issue for many months where the elevators have been really slow.

Unit 33E Pros: Clean, not too busy, good doorman Cons: Sometimes elevators get crowded Door tag to the gym never works so you can’t get in - pls fix that! Overall a nice building! Advice to landlord: Fix the gym tag door

Beware- every 12 months for renewal they will raise your rent from 6-10%. They know it cost approx $2500-$3000 to move so they get you. Avoid unless you a ready to pay increase after increase . It’s been a revolving door at The Capitol. People moving out all the time. Chatter in elevator from residents complaining to other residents. Over 30 apts available for rent why? . Rent increases. And btw their rents are already one of the highest in Chelsea.

Pros: Convenient location, although 6th Ave is very busy and loud. Units are decently renovated, especially for the price. Building management was always quick to deal with any issues. Sound isolation from other units was good. No major complaints. Cons: Elevator was very slow, windows let some sound in from street noise. Rents increased quite a bit each year, but that's how the market was overall.
