Pros: - The super Pedro is incredible - the saving grace of this building and a great person Cons: - This is the worst building I have lived in over 7+ years in NYC apartments (and multiple buildings) - management was downright deceitful, evil, crooks (they have recently been replaced although to little improvement) - the ground floor bar / restaurant (now closed) was having illegal RAVES from 11pm-7am multiple nights a week for over a year. The building was beyond aware and didn’t absolutely nothing. It was an unlivable (truly likely illegal) living situation and they couldn’t have cared less - I cannot emphasize enough how utterly terrible these people were. It was shocking even for NYC. This building is not worth the cost. - The area is no longer safe (stabbing on the street corner), rampant drug use on the front stoop, constant packages being stolen, etc.

Unit 5F Pros: - Elevator building - Cute (but small) roof deck - Pedro (the super) is an incredible guy, super responsive, very helpful, and just a wonderful person who has a LOT on his plate - After many complaints, management finally put up a gate on the roof around the apartments with skylights - Laundry in basement - Ramen place (Menkoi Sato) on the ground floor is the best ramen you will ever have in your life Cons: - Ancient elevator breaks all the dang time (even the elevator service guy said this elevator shouldn't even exist anymore) - If you're in a top-floor apartment, get ready for roof leaks every time it rains - If you have a skylight, be prepared for disrespectful people peeking in or hanging out in the closed-off area on the roof - Packages get stolen all the time -- management's solution was to put up a sign in the elevator saying DONT BUZZ ANYONE IN THAT YOU DONT KNOW (like....really??) and to put up a small sign in the foyer that says "Package Room <-" which points to the elevator. What delivery person has the time to wait for a slow-af elevator to the basement then to go to the package room which is locked with a key fob? How are they even supposed to get in? - With Washington Sq Park closing at night, lots of heroin users have migrated west to find quiet places to do their business. I regularly come home to someone shooting up on the stoop. Houseless people have been coming in to sleep on the roof. One crackhead was a regular and I'd run into him all the time in the elevator or trying to get into the building (he'd buzz any apartment and say "FedEx!" and get in that way). I have come home to heroin needles shoved in the front door to prop it open, and on too many occasions have found needles laying around. - Lots of young NYU kids or fresh out of college kids in the building despite the +$4K rent. Mom and Dad are paying (I ran into someone's mom doing their kids' laundry for them in the basement) and they act accordingly. - The heat is unbearable in the winter but if you have a street-facing apartment and want to leave your windows open...good luck getting any sleep. Recently one drugged-out dude has been (poorly) playing the trombone on the street corner for hours and hours, repeating the same song. Advice to landlord: The new property owners (Pristine) are already way better than the old ones (Douglaston). My rent went up +48% in one year's time thanks to Douglaston despite horrible living conditions. Too little, too late though. Douglaston ruined a great building. For goodness sake get a dang video intercom.

Pros: Proximity to restraints, bars, transportation. Smaller building size, not a ton of foot traffic Cons: Truly tiny studios. Proximity to 6th ave craziness and sound level. Homeless constantly at gates and along street. Superintendent terrible Advice to landlord: Besides the superintendent, much of the cons are out of someone’s control

Pros: Good area Helpful super Rooftop deck Cons: Non-responsive owner, only responds when providing money to them. Issues including rats, constant elevator failure, boiler breakage, package theft, etc. go unanswered

Unit 3D Pros: Fantastic location. Small but well laid out apartments. Washer/dryer in some apartments plus laundry in basement. Excellent super (Pedro). Cons: Occasional package theft from lobby, but nothing else major after change in previously inept and minimally responsive building management as well as noisy courtyard tenants having apparently moved out in past year.

Pros: Very quiet, elevator, roof, laundry in building, trash an recycling, package room, amazing location Cons: Not a lot of light, packages left in lobby stolen sometimes, issue with flies in summer, when we moved in a lot of things needed to be fixed (drain, lights, oven, radiator, etc.) Can’t control heat and gets very hot. Advice to landlord: Make sure everything in the apartment works before someone moves in

Pros: Loved living here, super was great and always helpful. Mgmt was responsive and friendly young neighbors. Lift in an older building was great too. Cons: Yes, it’s an older building but compared to similar available in the area this one is great. Also you’re living in the WV so they’re not oversized apartments, but certainly big for WV.
