Doorman, grocery store, dry cleaner, ATM, easy walking distance to everything you need, courteous front desk, nearby PATH and Subway, great views.

I'm renting a studio with a view for $3755./month and I had to pay the year up-front. Is this normal?

I signed the lease July 2006.

Also, do they decrease your rent if the building's rates go down?

Here's the truth - there are the old tenants (prior to mid-90's and the new tenants-thereafter).

The old tenants love having large lofts at a very low cost (and frankly, I wish I had the experience of lower cost) and the new tenants love the area and are willing to suck up the extra expense. I am in the latter of the two.

18 foot ceilings make life better regardless. From the 8th floor (the equivalent of about double that given the ceiling heights), and a northeastern exposure, it's very quiet. The staff is great, parking is on-site (but again, suck it up at $500 per month per car), and the location can't be beat.

Cheers

I have lived in the Archive for 8 years and it has been a great experience, but I am being forced to move because the rent has become unreasonable.

True it is a bit worn around the edges, but it is a great location, convenient and staff have always been great.

Beautiful architecture at great location with rooftop terrace. Convenient services (groceries, gym, cleaner etc.). Doormen mostly friendly with one exception. In-house repairs(eg wall cracks, AC) fast but pretty shoddy. Rockrose admin very hard to reach, sometimes unresponsive, in one case incredibly rude.

One thing to pay attention to: Before moving in, check the phone jacks. I failed to do so and the phone jacks had been literally ripped from the wall. "Miraculously" the in-house repair guy fixed it in no time for an outrageous price. I really do not think that it was just bad luck but premeditated sabotage which may be happening on a broader scale.

The building is a "has been". They pretend to be elegant, but unfortunately, they are not. The building is grosly over priced and management understands nothing about customer service.

I had a great experience at the Archive. The doormen are lovely, they have all the amenities you could ever want (grocery store, ATM, Crunch, garage in the building, beautiful roofdeck, dog friendly...). Plus it is in a wonderful neighborhood. Maintenance was always friendly. I highly recommend this building!

A grand old building in a pathetic decline. The apartments are overprices, the building is not as clean as it used to be and Rockrose Management is a true SOB.
