This building has not been updated in 40 years The halls are old and the lobby has stained carpet and furniture that is just old and ugly But the worst is management . They dont care The elevators are constantly broken or out The air conditioning is awful I paid my full year amenities fees upfront ( gym pool and so on ) They cashed the check and me every month And there is no one to talk to because I get texts that are AI generated from management The staff is lovely and I think they have a very good Super....but they got rid of 7 people to save money and so alot has fallen on him . He really does his best I wouldn't rent here and so sorry I didnt find these reviews earlier and landed anywhere but here !! Renters beware !! ( yes there are some lovely views if thats your only priority)

I wish I could give zero and negative star. In the past year, there have been three changes to the management groups. The quality of services keeps getting worse. The management office never responds to emails. The management office staff is rude and only care about the rent increase. Non-residents are gathered around and inside of the building, raising concerns about residents' safety and privacy. The lobby and elevator is very hot in the summer. In the last two years, a large number of people have moved out due to the poor service and bad management. The quality of living, management, and services is not in line with the expensive rent. Stay away this apartment.

It is currently over 80 degrees outside and management REFUSES to turn the air conditioning on. We are sitting in the apartment that we pay THOUSANDS of dollars for sweating our asses off. I can’t imagine if I had young children or was someone going through menopause. This is absolutely egregious and management should be ashamed. DO NOT MOVE INTO THIS BUILDING

Pros: From all appearances, this building is glamorous and exactly what you’d expect from a sleek and elegant UES property: an imposing glass tower on the East River with an impressive driveway that ends with a reflecting pool. The staff are also great and do their best given the new owners. Cons: The new owners. They go by several names (BlackSpruce Management, ONE EAST RIVER LLC, and their management company: FirstService Residential). This is a confusion tactic, so you have no idea who to direct your frustrations to. Within months of buying the property, they wasted NO TIME in turning it into a venture capital carcass whose sole reason for existence is to vacuum as much money from tenants as possible (vacant apartments be damned!) They took this once proud and well-appointed community and systematically stripped away everything that made living there special (to cut costs and drive efficiency, of course!), at the expense of safety (they got rid of the gate man, swore they didn’t, and then ignored several credible reports by residents of strangers freely entering the property and even getting up to the apartments). If you are browsing this building on StreetEasy, please DO NOT BE FOOLED by the misleading pictures of RENDERINGS of amenities that have not been built yet, that they are deceptively using to lure in potential tenants. This is after hastily cobbling together gym renovations (all they did was repaint the walls) then using this “work” as a justification for raising the rents of existing tenants by anywhere between 30-100%. The management of this company is hostile, unethical, unprofessional, incompetent (could not even introduce themselves to the community properly after the surprise sale), and above all, is unresponsive to residents needs (months to get a response on simple service requests for appliances or other issues). Residents living in the building are pretty much trapped by their leases until they run out (or they suffer the penalty of breaking their lease). You are well advised to save yourself the trouble and avoid this building at all cost!

The new ownership is clearly inexperienced with managing a luxury building. Tenants are rioting. Lawyers are being hired. Services have been significantly reduced or eliminated. Bugs and mice very prevalent.

One East River Place has a positive surface level experience in terms of the high ceiling apartments and generally good views. A number of the staff are very helpful. Overall, the service experience is terrible. For example, we are current experiencing several 85 degree days in April -- management refuses to turn on the air-conditioning. We are sweltering. Other buildings in the areas -- no problem, they turn on the air conditioning for their tenants. In short, the rents are very high but the service is really poor. New management (having taken over from Solow Realty) likely cares about profit maximization from their recent acquisition of this building -- concern about your comfort as a renter is non-existent. Recommend you save yourself the headache and look for a building which has effective service -- independent of the building outer aesthetics.

Do not waste your time living here!! I wish we stayed in our old apartment where the rent was half the price and the quality of life was higher. The amenities offered sound great but are terrible in reality. This building does not have multi room temperature control like it says. Really the building controls it and they don’t care if your apartment is at 90 degrees for consecutive days they will not turn on the air until around May 31st. If you live on a high floor with sun exposure your apartment will always be hot- even with the air on because the ac is so old it can’t keep up. I’m not talking 80 degrees hot, our apartment has hit 95 degrees inside multiple times. They also do not allow you to put in window units or use anything other than fans. You won’t ever feel comfortable inviting people over because you know they will be too warm. The noise from the hospital construction across the street happens at night and is so loud it will keep you up. They also let people smoke in their apartments, and claim to “investigate” but nothing ever changes. The pool is not heated, and over chlorinated. You have to go get your food from the basement level because they take 30-40 minutes to bring it up to you. We lived here for two years and each year they raised our rent $1200-$1600. I know it looks good in pictures and the windows are pretty and the space is big but it’s not worth it!! You will regret it!

It’s a beautiful building. The 80s really got it right as it’s spacious, the layouts are fantastic and the views are incredible! That’s exactly where the good ends. For the price you’re paying, you’d expect a better experience. Highly recommend taking your money elsewhere! 1. The elevators are constantly slow or not functioning, can totally ruin your ability to get to where you need to go on time. 2. Things in your apartment constantly breaking down, dishwasher broken for months despite multiple request, floorboards and closets breaking beyond what you’d expect for normal wear and tear. And of course it takes forever for things to get rectified (if they do). 3. The cooling system is a joke, there is no reason you should be paying so much for utilities but sweating at night in the middle of the summer with the AC cranked to max! 4. For security reasons they don’t allow delivery people to bring you your food directly, instead they bring it to you… up to an hour later. It’s extremely frustrating 5. Management is incompetent, it recently switched and the previous owners were kind of meh, but the current ones are a nightmare level of incompetence, constantly messing things up. I would pay to not have to deal with these people. 6. You have to pay $20+ to use the grill EACH time 7. The pool is over chlorinated and not heated unlike what they say. Makes for a miserable experience 8. Not great insulated for noise pollution. You can hear construction and loud NYC noise even if you live on a high floor. Overall I think if it was cheaper I may tolerate more of these things, but I am paying well above median NYC rent for this place, so feels like a scam for the constant problems I face!

I do not recommend living here under any circumstance. My partner and I were thrilled to live I the building. We had an ok experience at first then our baseboards experienced water damanage and they didn’t really fix them. Fast forward a few months and we are now absolutely infested with mice. It started with one every so often and that it’s self was unbearable now it’s November and I see a mouse just about on a daily basis and have had to throw away so many belongings bc of mouse poop. You can even hear them at night. If you enjoy sleeping don’t rent here

the elevators are terrible, someone is doing to get killed in this building, check NYC buildings complaints, check street easy complaints hundreds of them the resident super (Anthony Brucia) smokes cigars in front of the building, since he does it, a group of tenants have joined him nightly, and encouraged others to smoke in front and all over the building property, even though this is a no smoking building, the place stinks they shut off the AC in the lobby and elevators, to save money the health club charges more an Equinox, and charges $ 20 per visit if you bring your trainer into the place, they charge $ 20.00 per time to use the electric grill on the rooftop, and if you should have guests in the club, they charge $ 20.00 per for them too. the building has an infestation of cockroaches the in house leasing person "Janice" will smile and lie to your face they call the place "one east river place" so uber or your delivery person can't even find the place, and refuse to put the appropriate numeric number on the front THIS IS THE WORST BUILDING IN NYC, BE VERY VERY VERY CAREFUL
