Pros: Concierge staff working here are the best. Apartment is clean with no bugs during my 2 year lease. Maintenance requests get fixed pretty quickly although issues like burners, AC/heat, and elevators not working keep popping up. Building located conveniently next to bus stop and subways. Cons: Management does NOT respond to emails and calls at any hour of the day, making it impossible to renew/negotiate lease. Gym is in the basement and really jank, and AC was out all summer making it impossible to work out. Really strict rules on rooftop usage (no parties unless you pay $500 to reserve) and the rooftop is filled with roaches at night!!! 9th Ave is really loud, so you'll hear loud traffic, construction, and ambulances even if you're on higher floors. Lots of homeless near the area. Advice to landlord: Not sure what is going on with your communication, but picking up calls during work hours and giving tenants a call back would be a good start!!

Pros: it's relatively cheap Cons: most of the management office took a one month vacation at some point. it's right above the tunnel and as loud as you'd expect

Pros: mgmt is super responsive and tickets are answered in a day. all amenities and nice doormen Cons: roaches on roof, same recurring issues like broken elevators

Unit 9A Pros: Luxury housing, doormen were nice, always clean, no bug/pest issues, fairly responsive Cons: Elevators often broken, washer/dryer in unit was nice but took for long and didn’t work well Advice to landlord: Fix elevator issue, very frustrating

Pros: Got a cheap covid deal and was worth it Cons: Raised rent 77% so I moved out and will never look back Advice to landlord: Please stop ghosting me

Pros: Phenomenal location, recently renovated apartment! Wonderful doorperson team to collect packages, welcome guests, and provided sense of security. Modern appliances, spacious studio. Simple rooftop patio. Cons: Notoriously steep rent. Advice to landlord: Improve the rooftop and gym spaces to help rationalize the price of rent.

Pros: Living here is a breeze. Some pros include: Excellent security. Zero noise from the neighbors. I think we only heard a neighbor once and that was during the super bowl. All the pros of a new construction: upscale appliances that work extra well, functional HVAC with phone app operating, trash shoot, speedy elevator. They email you when they receive a package for you and store it securely. Never experienced theft. Very easy to get help if there is a problem in the apartment. Straightforward online system and the super will be very helpful. You will get a quick response time. Cons: The rents will go up every year. I wish there were overhead lights in the living room areas. I think we lost hot water for a few hours building wide once. That was about the worst problem we had.

Pros: It was a modern and clean building. The staff members were all amazing and went out of their way to make it a good living experience. Cons: The neighborhood is not great, sometimes it did not feel safe Advice to landlord: N/A

Unit 5m Pros: -No fee for gym or rooftop access (however it's bc we share the public spaces with a hotel) -Less units means no wait-time or stops with elevators -The actual units are nicer/more modern than a lot of my friends -Lobby is no frills - in all the building feels a lot like a .condo building Cons: - Management does not respond to maintenance requests very well - The broken hot tub on the roof has been "waiting on parts for repair" for many years now. Us tenants joke that they use it as a selling point, say they might add barbecues too, but they have no real intention of doing that - Management recently took away all rooftop furniture (this is post covid) - we're attached to a hotel and share the roof and gym with them. the hotel guests do leave a lot of trash on the roof/steal equipment from the gym and then the tenants get blamed for it Advice to landlord: Maybe care about your tenants more like how you care for Tempura NYC

Pros: Good location, in-unit laundry, marble finish Cons: Don't like that half of the building is rented out on airbnb
