It’s cold in my apt. Maintenance stinks here. The super Eli doesn’t give a crap about tenants health and well being. I am not at all comfortable in my apt at bldg 470 because virtually no heat is given. It’s too low to warm up my apt when it’s in the very cold 20s outside. With all the money charged for this apt, I need to get good heat!! Heat inside apts is most important! I’m tired of this and now seeking to move out to another apt that gives good heat.

Again, heat problems with no heat or not enough heat. The terrible maintenance Super- Elijah refuses to raise the heat and instead resets the heat to prevent it from going higher when it’s 10 degrees, in the teens, 20s, 30s freezing cold outside. He lowers heat to the level that’s given at 40 degrees outside instead of allowing it to go higher and increasing the heat when it’s freezing outside at 10, 14, 20s, 30s, etc degrees outside. The most important need inside the apt is heat and hot water.

I would strongly recommend anyone who is considering to live here to reconsider. The team will be very responsive while you are in the process of signing a lease but will be non-existent once they receive your security deposit and you move in. I've continually reached out via email and phone to their management team, and have no received a response in over two months. The ironic part about this is that I see the comments to reach out to the general manager with the phone number and email in these comments, but if you do call or email you will not receive a response. Management does not care about tenants and this is by far the worst management team I've ever worked with in NYC. Find a different building.

The noise ordinance in the building is not upheld by the security or the management staff. Nothing gets documented, parties go on until 2:30 am, no one is held accountable! If you are looking for a “young professionals” building this is not the one. If you want a “dorm building” then that’s exactly what you will get if you choose an apartment in this building!

Workers are very good .Now the realtor staff don't give a ---- who they rent to .They want money The rent they charge you are getting NOTHING FOR YOUR MONEY. Past 5 years . They have been KISSING NYU --- wanting students to move in . Then they PARTY all night . ASSES renting to loud party students THAT HAVE NO RESPECT for their neighbors

I don't feel really safe in this building. They have no security and it seems like everyone just walks in. They made us get key fobs, but the only reason you need them is to get into the laundry room. Now we have daily foreigners renting apartments. Everyday it seems like I have a new neighbor. Not good.

I regret moving here 100%. I really feel unsafe living here and I feel as though my personal space has been violated. The doormen are judgemental and do not do a very good job at regulating who comes in and out of the building. All guests are supposed to sign in at the front desk and I have had multiple people who aren't residents just walk into the building, completely unaware that they were supposed to sign in. The week I moved in I ordered a lot of take out because I didn't own a lot of kitchenware that was my own. The doormen continue to call my apartment, sometimes in the middle of the night, assuming I had ordered food when I hadn't. This has led to a few sleepless nights. One doorman made a rude remark because of how much food I had ordered that week. I put in a maintenance request and specifically said in the instructions that I did NOT give them permission to enter my home if I wasn't present and that I'd prefer to be present. I came home and someone had clearly completed the maintenance request while I wasn't home. Not the first time someone from Kips Bay Court has entered my apartment without my permission and also once completely without my knowledge. I really feel unsafe living here and I feel as though my personal space has been violated. If you're going to feel unsafe and have your personal space violated you might as well be pahing cheaper rent.

We've lived in this building since 2010 (no we're not section 8/low income residents). The maintenance and security are great and very reliable. I would not suggest anyone live in this building unless they don't mind dealing with a terrible, unfriendly, unaccommodating management team -management is by far the worse! My wife is 4 months pregnant and we decided to find a bigger, nicer place for our expanding family and the new buildings move in date is Sept 3 and our Kips Bay lease ends Aug 31. We'd asked if Kips management could accommodate us for the 3 days, we'd offered to pay for the extra days. They quickly turned us down, so now my wife and I have to pay extra costs for storage and moving company (twice to move our stuff). We now have to stay at our in laws house for three days until we can move in to our new place. I would not recommend living in this building unless you don't mind dealing with a difficult management. Lastly, there are a handful of miserable old women who are on section 8 who have lived in the building for decades who might be worse than management. Good luck to anyone who lives here in the future.

This place is perpetually finding new ways to suck worse. The management seemed to delight in being completely unhelpful to tenants. The halls were constantly filled with my neighbors' marijuana smoke, there was construction night and day. There are no "doormen," as the previous reviews (undoubtedly written by management) claim. There is one security guard posted at a front desk, who doesn't even have a job because of the "face recognition system," which like everything else in this slum was the cheapest possible model and didn't work. That led management to make it so there was NO PROCESS OF DETERMINING WHO WAS A RESIDENT. Anyone could, and did, walk in. Like every other problem that they created, management was "looking into it" for the two years they were there. The previous reviews mention management throwing parties. No one attended those, because most people, like myself, were paying NYC rent prices to HAVE A CLEAN AND QUIET PLACE TO LIVE, not so that a bunch of 40-somethings stuck in bad jobs could pretend to be part of the millennial generation every other Saturday. After the most recent management took over, I couldn't take it anymore and decided to break my lease just to get out. Stay away from this miserable hellhole.

After getting the move in kinks worked out, everything has been great. The doormen are so friendly, the package room has been organized (even given the volume they receive) and the activities are such a nice add on. I would recommend to any recent grads moving to the city.
