Pros: I have great neighbors Cons: This building is disgusting. I have no heat in my apartment and it has been less than 30 degrees all week. Advice to landlord: Take care of your tenants.

Pros: -laundry -close to the park and subway -electric and gas included great view of the park modern lobby Cons: -the elevators take forever -my hallway smelled like trash constantly -exterminator never came -I could never figure out how to buzz people in -management would never return my calls -my bathroom sinks clogged constantly, very strange -scaffolding -people don't curb their dogs when walking in front of buildings. Advice to landlord: -fix the elevators. im serious.

Pros: unit we had was renovated with modern fixtures and nice fake wood flooring. Tons of light from the apartment Cons: roaches galore. bedbugs always moving from one unit to another. walls sometimes a little too thin that any argument comes through clearly. Didn't have a working key to the building for the first three months Advice to landlord: hire more people to work in the service desk so they can be open for longer than 5 hours a day

Pros: Free to have parties and guests. No one complained about smoking marijuana in the building. Easy time doing laundry in basement. Awesome super. The unit I was in was in good condition. Cons: Package thieves. People smoked cigarettes in building. Hot water and heat were scarce for several months in WINTER 2020. I had called 411 so many times that a Judge accepted the case. But they claimed to have “fixed” the broken boiler a day before trial. It wasn’t fixed however. And one of the elevators broke in May 2021 and still is not working November 2021. So only two working elevators in a ginormous building. Created elevator traffic. Sometimes waiting 10-15 minutes to get on elevator. Rude manager.

Pros: Laundry - but closes randomly and room is not kept clean. Location Bang for your buck Cons: Mgmt treats tenants poorly. Bad communication. People allowed to pee in stairwells. Security was supposed to be 24/7 and now is at random hours. Front door always breaks. Long-standing tenants have so much internal disagreement cannot even get a tenants association going. Advice to landlord: Cameras in stairwells Clean the halls better. Laundry 24/7. Fix and allow access to community room Beautify back yard space.

Pros: Landlord has been actively putting in work to upgrade the building (recently the lobby was painted and re-floored, and the mailboxes were upgraded); superintendent is very responsive and helpful to issues; able to pay rent through portal online Cons: Elevator goes out of service very often, intercom goes out of service pretty often, on-site property manager does not work very hard to respond to tenant issues in a timely manner Advice to landlord: Would look at hiring a new on-site manager who is more responsive to tenant issues

Pros: - huge apt - incredible views of the city - a lot of closet space - dishwasher - lots of natural sunlight - some really fantastic neighbors - Nelson, the super is very personable - laundry in basement - recycling in basement - trash shoot - across from st Nicholas park - M3 right outside your door - short walk to ABCD - overall, great apt with some major setbacks at times Cons: - laundry has been packed lately and half the time washers and/or dryers are out of order - not too many people wear masks in elevator - no 24 hr doorman even though there should be - multiple stolen packages - front door is taped open - some not so fantastic neighbors in building - people sleeping in hallways - hallways smell funky at times - water can be hard to come by at times (fixing pipes or just sometimes not there randomly) - drains don’t always drain the best - can take some time to get things fixed if needed especially since there are so many apts in the building - lots of building work happening lately so it can be very loud - only 2/3 elevators working (been well over 1 month now) … made it on whatisnewyork - been a handful of fires (apts are fire contained) - management office can be hard to get ahold of at times Advice to landlord: - make sure there really is a 24 hr security - fix the elevator

Pros: There are rent stabilized units in the building. All utilities (besides cable and wifi) are included in your rent. The super, Nelson, is nice. The layout of my apartment is great. Cons: The tenants and some employees did not follow covid 19 protocols. They were not enforced at all. Management is totally unresponsive and doesn’t care about their tenants. There was a fire in the building earlier this week and no alarms went off; I found out there was a fire from an app on my phone. The broker and management misrepresented the building’s amenities. The elevators are dirty and slow. The hallways look like something out of a Saw movie and are super echo-y. I can hear everything happening in the hallway in my apartment, as if there are no walls in place. I’ve had rodents a lot and was told that mice run down the hallways. Packages get stolen often. Elizabeth, the building manager, is supposed to be in her office during regular business hours, but she’s almost never there. Advice to landlord: Get it together and start caring about your properties.

Pros: Position is amazing. I like my apartment a lot. Centralized heaters. Cons: There are mices and there are roaches like all the apartments in nyc.It took me 3 years to fix the mice problem,but if you’re a clean person it won’t be hard to keep roaches away. The security guard is just useless,they don’t do their job well. Laundry room is VERY dirty,and machines are often out of order but workable. 80% of the people that live in this building are RUDE AND DISRESPECTFUL. There in work in progress since I started living here and it looks like is never ending. Advice to landlord: Management could be better but I don’t complain. Remove the scaffolding.
