Horrible maintenance. They have no idea how to fix anything and they have no urgency. There are problems with everything in the apartment. You name it, there are problems. Leaks, clogs, heat/air works about 50% of the time, etc. I have a new issue each month. Would not recommend.

I deeply regret renting an apt here. This building is only for people ok with being sleep deprived. The elevators make a loud noise every time a door opens, the neighbors are disrespectful being loud in the hallway at 5am, the boarding school kids who live in the building cut elevator lines, the gym is completely outdated (only 1/4 of the cardio equipments actually work properly and their TVs don't really work), and let's not forget the neighbors slamming doors, which make my apt shake every single time! I feel I have been sleep deprived ever since moving here!

I have lived here for many years, and the quality of the building has declined over the years. Recently, they turned several floors into a high school dormitory so the building is full of kids, there are also a lot of college kids living in units with pressure walls. There are 3-4 girls living in studio apartments built for 1. The staff is nice and very helpful. The old landlord ---- was fantastic and fair and cared about the tenants and the building, however the new landlord, ---------------, is absolutely terrible. He is rude to tenants and the building staff, the way he speaks to women is especially terrible. Never try to make a deal with this man, he is a liar and will cheat you like a con artist. There is a lot of partying on the weekends, lots of drunk bro types. Loud music, smoke, and yelling are all the norm on the weekends. The building was recently renovated but there is graffiti, urine (unclear if it is dog or human) and other mysterious stains throughout. It is a shame, as the neighborhood is finally in a great place with lots of new restaurants and shops and the subway lines are so convenient. The building is beautiful and apartments are also spacious and the part of Wall Street that it is on is great. Unfortunately, the residents have really turned over in the past few years I cannot wait to put this place behind me as soon as my lease is up.

Terrible management, worthless part time doormen, rude gym personnel and tons of kids, teens etc living on four or more floors affiliated with some half arse school, Lehman. The rest of the building is full of SUNY or CUNY dormitory students who drink and smoke day in and day out. Overall a shite building with high rent for what you get. With the dozen or so new rental properties coming on the market downtown over the next year.., they will soon be desperate for ANY tenants!!

If you like to live in a building that has the look, feel and smell of a State University Dormitory then look no further. Non stop partying, drinking, smoking, vomiting and urinating on the roof deck awaits you when you return home nightly. Oh, don't worry, this all comes with your rent. So does a part time doorman. Also don't worry if your friends don't live here. Just walk in off the street and go straight to a floor of your choice. The front desk will just wave you on in. It is one big happy family here at 37 Wall. Anyone is welcome. If you think the rent is too high.., it is.., but don't let that stop you. Just bring in 5 or 6 additional people and carve up your one bedroom into beehive. Then you can cut your rent bill down to $500 a month. Management does not care. Not even if there is a fire and the buildings two functioning stairwells come to a screeching halt because the building occupancy is quadruple what it should be. You can die in a smoldering stairwell filled with pot smoke.

They do advertise that they are a doorman building. True there is a person sitting at the front desk, but they rarely stop anyone from walking into an elevator and going and doing what ever they want. I even see people sneak into the Gym who CLEARLY do NOT live in the building. True, the elevators are always breaking down.. and true there are long wait times in the high commute times. There is no alcohol allowed in any of the public spaces because they sublet about 4 Floors out to the Leman Prep School nearby. So there are always kids packing the elevators in the morning. The stairwells and hallways ALWAYS either smell like; urine, marijuana and or cigarette smoke. These tenants SMOKE A LOT and clearly DO NOT read the warning packages on the sides of their smokes! The walls are thin and you hear EVERYTHING. The roofdeck is unsecured.. they say they have hours.. but no one respects them.., people urinate, smoke, drink, play loud music, bring dogs on, basically everything you ARE NOT supposed to do on the roof deck.. the tenants do. Think party college dorm.. and add 10 years onto everyone's age. The tenants are clearly mostly straight out of uni so they pack into each apartment four or more at a time. The apartments are subdivided like friking beehives. The building has got to be SO over it's occupancy that if there was ever a fire.., people are going to DIE in the tiny two stairwells in this 26 story building. The occupancy has to be more than double what is being reported to the city. The rents are not cheap.. by no means. Two bedrooms border $6K which is about the going rate for the hood. Staff is generally friendly.., but very unprofessional. Trash piles up in the back lobby until there is almost NO room to pass by.. then they empty it out.. then it fills up again.

37 wall was an amazing place to live. It is a prime location, the amenities are great the doormen are incredibly helpful and friendly.

At first I enjoyed living at 37 wall and once I found bed bugs in my apartment my entire life turned upside down. Do not live there! I had throw out all of my belongings and I could not believe this was happening to me. Although the building was proactive with getting an exterminator, there was no way I could continue living in the building. I also heard other people say they had problems with bugs. The on the brighter side the staff was incredible and very nice.

Lived here for two years in two different units. Thought it was a great building and was sad to leave. Pros: - Awesome lounge area, really classy, guests were always impressed - Gym is nice enough, free workout and yoga classes were awesome. - some social events if you're into that. - Every subway line right there - Apartments are pretty nice. Many of the second floor units have terraces. I'd say the apartments here are better values than what you pay elsewhere in the area. Cons: - On lower floors water is often brown with whatever gunk accumulates. - On higher floors, water pressure is lower and toilets tend to clog. - Rooftop closed at night and for the whole winter! -tenant lounge closed at night.

Much has been made of the problems with housing the Leman Prep students in 37 Wall Street but this disgusting act by a Leman teacher on a student bears posting.
