Pros: Live in super, nice family Great location Cons: Only Elevator in building breaks every day. Property management team is SO unresponsive and seems to not care. Multiple electrical issues, building overall seems extremely outdated and not sure how it’s still operational. None of these problems were ever presenting when touring the building. Advice to landlord: LISTEN to your tenants and act in THEIR best interest, not the capital management company’s. Negative WOM is easily avoidable if you actually worked to solve the problems and accommodate.

Pros: Super and his family are so sweet, building is maintained beautifully, never a missing package or pest problem, quiet area always feels safe Cons: The elevator breaks constantly and the management doesn’t give a single fuck. Nice if you don’t live on the top floors which I do. Elevator should be getting replaced but also means I’ll be out of an elevator for over a month maybe two

Pros: Saba is nice Cons: I live on the 15th floor. The elevator breaks consistently so it’s as if I live in a 15 floor walk up. Doug oberfield could does not care at all about the tenants and his job. I know this because he does not follow through with promises nor does he respond to complaints and he is greedy. I hope he is fired and replaced immediately. Advice to landlord: Fire Doug oberfield

Unit 15B Pros: Very friendly & responsive live-in super Great location and views Updated unit amenities Cons: Faulty elevator & management can be difficult to communicate when addressing issues Doorman only there during the day, had some package thieves enter Advice to landlord: Respond to tenants faster & invest in tech upgrades

Pros: - Great super and doorman - Clean and quiet neighborhood Cons: - Some units were home to frat bros which had loud parties on their balcony which was occasionally annoying

Unit 11E Pros: Super was always on-site and helped you immediately Clean apartment Doorman for safety Renovated kitchens and bathrooms Nice Views of the City Cons: Laundry machines not always best Slow elevator (only one that goes up and down)

Pros: Great super, nice lobby, some units are recently renovated, outdoor space on the roof, good laundry room Cons: Elevator breaks very frequently, and only 1 elevator makes it inconvenient for anyone living on higher floors. Laundry room can smell sometimes due to proximity to trash

Unit 6C Pros: Location is pretty good with a bunch of citibikes stand nearby to compensate for the subway distance David is a great doorman Cons: Elevator breaks down a LOT Garbage floor is sometimes overflowing
