Pros: Clean, the apartment felt very new Beautiful rooftop No major pest issues (only 1 cockroach in our year living here) Great value Cons: Not the most responsive management At times, the desk people are rude

Pros: Great building been here for years, haven’t had issues with pests, walls are concrete so don’t hear neighbors, rooftop is very nice, location has a lot of parks for sports nearby, Trader Joe’s and target and now Brooklyn fare are all very close Cons: A little far from things but train close enough

Unit 18J Pros: in a building nestled between a lot of chaos, 275 south provides space and quiet luxury. rented a 3br 2ba apartment for a year and loved my balcony Cons: neighbor on 19th floor was rude

Pros: Fantastic super and maintenance staff. Door people had high turnover but for the most part friendly. Roof is beautiful. Cons: Management is impossible to get a hold of. Advice to landlord: Bring the cold brew back

Pros: Excellent staff! Super is very responsive and friendly. Cons: Would be nice to have central air. Concrete walls make wifi coverage complicated. Getting expensive. Management sucks. Avoid them.

Unit 15K Pros: - Super and building employees are very friendly and do fantastic upkeep - rooftop is really nice , just closes at midnight Cons: - the landlord was rude and totally unresponsive throughout - we sent an email to extend our lease and instead the super came knocking on our door with a notice we had to move out in 2 weeks - security deposit was never returned since we couldn’t get in contact before our move out date - rent will keep going up, tenant turnaround is every year. No one can renew since they up the rent to match a certain percentage on the salary of each tenant, sounds illegal but I just moved instead Advice to landlord: Be more responsive and attentive to tenants, stop raising rent based on income - no one can afford to give up 70% of monthly income

Pros: - Staff at 275 South are phenomenal and kind. I think they're the biggest highlight of the building - Solid gym if all you're looking for is a casual workout. - Heat is nice and warm during the winter (sometimes too warm) - Roof is well maintained and has an amazing view - Location is great - Response time is amazing, anytime an issue pops up in the apartment, the staff is ready to help Cons: - Gym is not good enough for a full workout and the dumbbells are weird and awkward - Energy bills are super high for some reason. We're in a studio and our monthly bills during the summers went up as high as $360 even though we would only use A/C overnight when we slept. - Price is high for what you get, they compare themselves to some of the super luxury buildings like One Manhattan even though they don't have the same amenity list - Elevators break constantly. Get prepared to take the stairs.

Pros: 24/7 Security + great staff Very clean + well kept building Great rooftop with views of the water Units have lots of closets Very responsive with maintenance requests Cons: No control over the heat - can get really hot in the winter If you're not on the side of the building facing the water, the apartment doesn't get that much light (North facing)

Unit 15K Pros: Clean building and friendly staff. Cons: Elevators were down for a while. Leasing office is tough to reach

Unit 12F Pros: Love the building, love my super & maintenance team. Clean and spacious Cons: Expensive. Though for the size it’s not as much as other buildings in the area, management won’t hesitate to raise the rent drastically each year and threaten to replace you rather than retain you. Rent has increased by 1.6K in two years. Management is also slow to respond, unclear and hard to reach. Though it’s made up for by such a great super in the building. Other than that just small things like front desk clerks not being at their desk and a building buzzer not working. Advice to landlord: Would’ve stayed forever if you didn’t price me out!
