Unit 28G Pros: Nothing. Lobby looks fancy but once you are past the lobby door it is like a cheap motel. Cons: Very run down. Halls and elevators are dingy, broken, ugly. Laundry room terrible. The washers break all the time and the dryers do not dry effectively. The renewal leases go up by 50% or more. They want short term tenants so it is filled with young people with no intention of staying. The street noise is absurd. Times Square level day and night. Advice to landlord: Stop lieing. How can you live with yourself.

Pros: - the maintenance and front desk staff are one in a million - the lobby is very pretty Cons: - the rent hikes are CRAZY - sometimes some people in the management office are rude Advice to landlord: Stop raising the rent so obscenely

Pros: Location is awesome. Automatically closing door so nobody can sneak by doorman. Cons: Cleanliness. Outdated interiors. Management.

Pros: Helpful & friendly staff, hallways & trash rooms are well kept & cleaned regularly. Some apartments have great views, and bathrooms & kitchens feel modern. Cons: Minimal amenities in the building. View from roof is nice, but no terrace or furniture & it's closed on public holidays. Windows are double-glazed, but Midtown is noisy. Residents are generally friendly, but not much of a community. Advice to landlord: Make use of that roof on NYE!

Pros: management is responsive, maintenance requests fulfilled quickly, doormen are friendly and helpful Cons: they replaced the windows last year so it’s less noisy than before but there’s still a lot of street noise. also difficult to maintain comfortable temperatures (heat is really hot in winter, a/c needs to be constantly toggled in the summer)

Pros: - Great location near a lot of trains (A, C, E, 1, B, D, F, M, N, Q, R) - Super quick response on maintenance requests - Pretty clean - Friendly staff - Roof access Cons: - Roof isn't paved and it doesn't have a bathroom - Appliances are a bit old - Only some units have decent views - Used to be a good value compared to other buildings in the area, but now it's about the same. - Difficult to get upgraded fixtures Advice to landlord: Would be great if something could be done with the roof. It's a nice space and all the gravel up there takes a way from it a bit.

Pros: Lived 3 years. Great location, 24/7 doorman, concierge, responsive super. Recommend. Cons: The window was single pane , but they recently upgraded to double pane. Advice to landlord: Keep up the good work

Pros: Building is clean and well maintained. Doorman and building manager are helpful and responsive. Decent space and square footage for a 1 bedroom. Good window space - recently replaced new window that’s soundproof. Management communicate in email proactively about covid and mask measures in the building. Great location - close to central park and Columbus circle, and time squares as well. Cons: Apartment interior is out of date. Old floor pattern that’s not aesthetically pleasing. Kitchen appliance are useable but need upgrade. Hallway needs more lighting or color change, a little too dark and old. Price is higher than other building in the same area Advice to landlord: Please consider upgrading apartment interior such as floor and kitchen appliance. It’s 2021 and people are looking for those things

Pros: Location is perfect. Close to most subway lines and easy walk to pharmacies, grocery stores, restaurants, and many more. Management is great and very responsive. Units are very large and clean with plenty of natural light and beautiful views. Cons: Elevators frequently broke down. Price was high considering the other buildings in the area. No amenities outside of doormen
