Pros: Doormen are friendly. Cons: 1. The elevators are dreadful and dangerous. There has been an ongoing modernization process for more than 1 year where only 1 elevator works at a time. Which means long wait times and cramped frustrated tenants even during COVID. 2. No response to maintenance requests. We had a sewage smell come from our bathroom for months that took 10 requests and 4 months to get fixed. Our intercom has not worked in 2 years of us staying in this building despite numerous requests. Despite leaving our cellphone numbers with the desk, we have yet to get a call to inform that our food delivery has arrived. 3. Overpriced. Fancy appearing renovations but poor material. Advice to landlord: Please step in and address the inadequacies of this management company. You owe the current tenants an explanation for this degree of negligence and should pay back part of the rent to the current tenants for the inconveniences.

Pros: Attractive Floor Plans, Friendly lobby and storage room staff, Good location Cons: CONSTANT outages elevators. NO response from landlord regarding building issues. Leaks, gas and hot water outages, refuse rooms not adequately cleaned, Theft from delivery rooms not held responsible from management. Building superintendent rude and slow to follow up. Covid safely guidelines not honored or in place Advice to landlord: Immediate repair of years' long elevator issues. Maintain the over-used freight elevator. Employ an emergency on-site building director to gather resident concerns and revise meaningful, immediate resolution. Hire additional, English-speaking staff for delivery room and maintenance. Demand that Prospect stopingoring resident requests for help.

Pros: Friendly doormen and receptionist. Cons: I've been trapped in the elevator more than 4 times including experiencing a sudden drop. You don't feel safe living here. You have to leave apartment early to either walk down the stairs or wait for elevator to come for 10 minutes. Management sucks. They never respond to tenants and when they do, it's always very vague and not helpful. They don't care about tenants at ALL. New person that the management just hired - Jade Shanker - she doesn't have any experience to deal with tenants. It's disgusting. Never would've expected I will be dealing with such poor management in a luxury building like this. Advice to landlord: Reply faster and come back with solid solutions

Pros: Nice neighbors and neighborhood Cons: Since 2006 when Bonjour Capital bought this building, Management has always had its own agenda that does not include the safety and/or well being of its tenants. Management is not honorable in its dealings with tenants. Currently, there is a big problem with the unsafe elevators and lack of attention to proper Covid procedures. The building environment is filled with fear and disgust. Other less prominent issues include lack of staff presence and availability, and several apartment issues including leaks. If you are thinking of moving into this building then think again. Many tenants have been moving out and others looking to break their lease. There was a Tenant’s Association formed to try to deal with the problems. Try to speak to an existing tenant. The renovations might look inviting but there are too many problems in this building right now to risk your quality of life. Advice to landlord: Be honorable and do whatever necessary to provide a safe environment.

Pros: I love the upper east side. This building is super convenient with a bus stop right outside and a short walk to 2nd avenue subway. My unit was entirely renovated before moving in. Cons: Management is unbelievably horrible. The management company at my first nyc apartment when I was a teenager and paying $1200 for a shoebox treated me better. Elevators NEVER work and although repairs are promised, the projected deadlines come and go without resolution. When asked about this, Jade and other building employees brush off your concerns and do nothing to address them. Really disappointing considering the high rent paid and being here almost 24/7 due to work from home. Last year there were also some issues with building security, where one nighttime doorman was letting in large groups of teenagers- coincidentally going to a party on my floor while their parents weren’t home. I went down to lobby to complain and he just had door propped open to let them in- no questions or logging about who they were or where they were going. Update*** elevators have been “updated” but continue to break down regularly. There are times when no elevators are running and people are forced to wait for a resolution in lobby. I frequently come home to an elevator line of 15+ people and management has not been air conditioning lobby while we wait. Today, no elevators are working again. While walking down 30+ flights of stairs, I passed an elderly tenant walking up with A CANE. This is criminal. Do not move here. UPDATE AGAIN 7/6/21: elevator modernization project has been completed and none of the elevators work. They have already been out of service multiple times since completion, leaving residents without any elevator. This afternoon the lobby was filled with residents and their children in the 90 degree heat, waiting well for over an hour before one elevator was semi functional with an engineer shuttling people to their apartments. Jade does not respond to any emails or phone calls. They lie about the reason and blame ConEd rather than address the issue. We call ConEd and they say no one had reported an issue for the building and they are not responsible. This is not luxury living. Advice to landlord: You absolutely need to fix the elevators. I would also recommend a retroactive rent abatement for tenants who are still in building and were affected by the lack of elevators. Instead of hiring new and useless staff like Jade who only serve to stand in the way between tenant complaints and management, use that money to fix the real problems with building.

Pros: Great neighbors in the building but all moving out Cons: Management is the absolute worst. Zero responsiveness, treat staff horribly. Elevators are atrocious, they were “upgraded” during Covid but still breakdown on a weekly basis. Advice to landlord: Fire prospect management and treat tenants better

Pros: Good neighbors here Cons: Management was terrible. Constant problems with the building and the apartment and they were always ignored. There was a contempt for residents from management. Advice to landlord: Fix everything, be nice
