Unit 10 L Pros: Doormen are nice, unit was nice, good location. Cons: The management company is horrendous. There has been major construction going on with the facade of the building. There has been deafening demolition and drilling for the past three months and they refuse to do anything to try to make the situation better. They’re only showing the building on the weekends so potential new tenants don’t hear the noise and sign leases unknowingly. There’s a lounge in the building people can work from if they work from home but you have to pay to use it. They won’t give tenants free access for the few months the construction is going on. Some of my neighbors asked to pay month by month, but mgmt told them they could only get year long memberships. They’re just not willing to work with their tenants at all. And this was all while they increased the rent by $1,000. Advice to landlord: Try and care about your tenants. Small gestures go a long way.

Pros: The building is very comfortable and all the doormen and other workers are always friendly and welcoming. It’s not a luxury building, but all the facilities work well, and whenever I have had an issue, the repairmen are quick to help resolve it. Great views of the city - easy subway access to the Q and 6 - only a few blocks from the 96th St Central Park entrance. Cons: Windows can be a bit drafty. In the winter cool air seeps in and it means summer has been a quite hot if the AC is off. My room reaches about 95 degrees. Drains in the bathroom (shower and sink) clog pretty easily. Advice to landlord: Please add wifi to the laundry room… there is no cell service so the app used to pay for the machines doesn’t work all the time.

Pros: While the decor is VERY outdated, the apartment itself was very modern, clean and bright. Plenty of storage. The crew was very helpful and kind, and we enjoyed the gym and pool at the site. Cons: when moving in, the application process was long and tedious. Other than that, it was fine. Advice to landlord: The fact the COVID is done, does not mean that the rent has to increase by more than a 1000USD.

Pros: It’s a great lay out with wonderful amenities. Cons: Management is unresponsive and RUDE. Elevators break down weekly. Laundry room is always filthy. Lots of fights in the building (lots of noise and parties) Advice to landlord: Either lower the rent or be realistic. If you plan to increase rent by thousands, then floors should not buckle and appliances should always work.

Pros: Great porters and package room staff. Thick walls. Good maintenance. Cons: Windows let noise and cold air in. Air conditioners/heaters are old and loud. Advice to landlord: Install decent windows and ac/heaters.

Pros: Good location near subway stops and close to Central Park. Laundry in the building. Package room is a plus as well. Cons: Management could be difficult when handling move-ins and move-outs. None of the amenities are included in your rent. Elevators are a nightmare.

Pros: Lovely staff and loved living here Cons: neighbors are quiet which is nice but wish there was more of a community vibe
