I've lived here the past 2 years in a 1 bedroom apartment. The first thing you notice is how large the complex is. You have to take two sets of elevators to get to your apartment. The lobby is nice, though there is heavy traffic during the day with its associated wear and tear. The facilities include an olympic-sized swimming pool, a large deck overlooking Union Square with the most amazing view (you have to see it to believe it), a sauna, gym, aerobics room, punching bag, and free classes you can take (including vinyasa yoga and cardio kickboxing). I've been around and I've never seen another building with this many features. The apartment itself is not bad. Roomy and solid. I'm very noise-sensitive and the apartment is solid in terms of not hearing your upstairs neighbors walk around (though neighbor noise from adjacent apartments can be heard ie) if they are talking very loud or are right next to the wall, which luckily hasn't been the case for me. Outside noise is variable, depending on how high up your apartment is and which side of the street it is facing, or if it is facing the courtyard. It can be a problem if you plan on waking up after 7:30 am or so on weekdays, because there are garbage trucks banging away around that time for a half hour or so. The people who live here include college students, doctors, lawyers, etc. A good mix of people, with a lot of young people as well as families.

I have lived in the building for eight years, which for better or worse, puts me in the elder category. Turnover is high. The building is filled with rich NYU kids and foreigners. <br><br>The physical condition is decent. Renovated lobby, elevator, and pool, etc. However, the building is high traffic and wears fast. Likewise, the materials look more faux than top quality. The gym has busted lockers and the Jacuzzi is broken more often than not. Once mice were found in the workout area. Still, the gym and pool are among the biggest I have ever seen in the city. Staff is nice and free classes provide desired personal attention. The new laundry machines are sure not to break down as much as the old ones. We used to have a video rental machine, but that is gone despite being listed on some websites. I have also heard the metal studs are not spaced as close as in the blueprints, but that is just rumor and I am not sure why that even matters.<br><br>Due to the building size, NYU population, and Union Square Park location, the building maintans a casual or perhaps "hotel" feel despite units costing close to a million each. Don't expect to know who lives down the hall. Personally, I like the big space - allows for detox - when you must transfer from one elevator to another. Likewise, all the doorman give the place a fraternity feel. Personally, I will miss the doormen most when I move.<br><br>Obviously the main selling point is still location, location. Easy commute anywhere...Whole Foods, Trader Joes, etc. But a broker can tell you all that good stuff.<br><br>Recently the management protested to the police and city about excessive noise coming from Union Square Park. While interior apartments might be quiet, those facing the park are probably going to hear weekly protests and drummers. <br><br>The management staff is decent. The condo board leaves something to be desired (based on limited knowledge). I guess this is a rental site or I would encourage you to run and do something smart.<br><br>But overall, people seem happy here. Everything is here. <br><br>P.S. This building has more security than Fort Knox although I have no idea how the doormen know who lives here and who does not with so many units.
