Pros: - great doormen and staff - very responsive to maintenance requests (usually resolved within hours) - incredibly maintained building - trash room is cleaned every single day and kept spotless Cons: - small(er) unit size for the area - west building facing dog park/kids park is loud. rent in the east building to avoid have noisy apartment - finishings are not high quality (but maintenance will fix if something breaks) - weed smell permeates the floors (some are better than others)

Pros: Well located, friendly staff (cleaning, maintenance, doorman, mailroom) and good units. I haven’t had any issues with the quality of the kitchen, closets, bathrooms, etc. Tenants are friendly and there’s a good community. Cons: Amenities are nice, but owners have onerous restrictions on number of guests allowed on rooftop. They also charge for pool usage. Apartment Advice to landlord: Loosen guest policy

Pros: The building staff are very friendly and helpful. Maintenance requests are addressed in a timely matter. Cons: There is a literal dog park between the West tower of this property and the neighboring property, meaning that you can hear loud, incessant barking all the time. It's completely absurd and has ruined an otherwise great apartment. There's also something off with the building's ventilation system. It is weirdly humid inside the apartment for about 8 of 12 months in the year, and smells from other people's apartments come directly into the unit.

Unit 533 Pros: Good noise barrier wall Gas included Good support staff however bad management Cons: Tenants who ignore a very comprehensive non-smoking clause in lease. On-going 2nd hand smoke permeating into unit from tenants that include cigarettes, pot and other unknown chemical smelling items. Building Manager at 1st seems responsive and positive on 2nd hand fumes, but then it turns into excuses like saying it difficult to take any legal action on suspecting tenant or saying no one else had the issue I was experiencing to it. Tenants may not be reporting issues with 2nd hand smoke/fume. Considering the bldg is only a couple yrs old, elevators are already breaking down, trash chute issue. The chute issues could be due to tenants. Trash/refuse room smell bad, This is cause by tenants who does not properly tie up bags, not putting trash into trash chute if it can fit. Many times, tenants just throw the boxes/recycleable without breaking them down which piles up very quickly esp very large boxes. Not sorting trash and recycleables, liquid leakage. Weird design choice for the type and design on windows, which make it impossible to use a window screen to prevent insects from entering. Advice to landlord: Make more effort to address 100% non smoking rule in the building.

Pros: - Chelsea Piers Fitness underneath building is the best - Free building events (they invite Bier Wax with DJ and free food every 2 months) - Huge space - Maintenance on top of their requests Cons: - thin walls - inaccessible management - way too many dogs Advice to landlord: Respond to emails

Pros: Brand new building with great management. No issues with pests of any kind Front desk is responsive Cons: Location is a little far from the subway Additional fee for pool access

Pros: • The front desk staff are extremely professional, helpful and genuinely friendly. Maintenance is also responsive and gets things done quickly. • The building offers great amenities, and the layout of the units is modern with large, beautiful windows that bring in a lot of natural light. Cons: Odor Issues: A major downside is the constant smell of cigarette and weed smoke that travels through the air vents. There have been many nights and early mornings where I’ve woken up feeling like I’m in a wet ashtray. The smell gets even worse when it rains—possibly because more residents choose to smoke indoors during bad weather. Sadly, building management has not taken any steps to address this. Not even a basic email reminder to tenants to be considerate of others. • AC Noise: The AC unit is another concern. It’s not just loud—it fluctuates in volume randomly, often getting extremely noisy out of nowhere. This makes it hard to fall or stay asleep, especially on warmer nights. I’ve heard from others that this is a common issue in many units. If you’re considering moving in, I highly recommend running the AC for 15-20 minutes during your tour to see if the noise level would be tolerable for you. • Noise from Outside: If your unit faces the dog park or the children’s playground, be prepared for a lot of noise. Screaming kids and barking dogs are a daily soundtrack. Keeping your windows closed is the only way to block it out. • No On-Site Management: Unlike some buildings where the property manager has an office on-site and is regularly available, this one does not. It’s very difficult to have ongoing communication or raise concerns in person, which can be frustrating. • Window Screens: While the large windows are a nice aesthetic touch, installing screens is tricky—especially on lower floors. If you like to leave your windows open for fresh air, be prepared for bugs and debris flying in, since there’s no easy way to screen them. • Toilet Design: The toilets are not standard and don’t work with most common bidets or shower-style toilet attachments, which is inconvenient for anyone who prefers or requires that setup. This building has a lot of potential, but unfortunately, key issues around comfort and management responsiveness have made living here less than ideal for me. Unit 1909 Pros: Always clean, maintenance is so fast to respond, staff is so friendly. Cons: I wish the pool didn’t cost more. Advice to landlord: NA

Pros: Brand new ‘luxury’ building, 748 apartments in two towers (incl tax abatement rent stabilized), concierge and maintenance staff are friendly and helpful, residents receive discount to Chelsea piers prospect heights location, common areas and amenities of building are very clean (amenities fee is $50/mo/occupant). Cons: Compared to other similar buildings I’ve lived in, this one falls short: Packages lost on more than one occasion and can only be collected during day hours when the package room is staffed, cinema room not always functional, package room staff are rude, door to Chelsea piers regularly nonfunctional, as this is a new building it took a few days to get internet connected due to wiring issues, dog owners don’t clean up after their pets or notify building staff when accidents happen, 20 somethings often have loud parties and there have been multiple issues of residents smoking, which stinks out the entire floor (nonsmoking building). Advice to landlord: Package room needs some attention.
