Pros: pre-war moulding and cool layouts, rent stabilized Cons: rent stabilized so the landlord doesn’t care and the super is miserable and useless. Advice to landlord: stop turning off the hot water with no notice. fix things when they break. have a super that answers his phone. address problems promptly.

Pros: Stabilized market rates for rent, improved responsiveness to arising issues like minor repairs, and pest control. New boiler installed and all heat and hot water issues practically eliminated. Cons: Occasional pest issues, especially since the installation of the new boiler, though expect this to be resolved over time. Advice to landlord: Be better at communicating with tenants in advance, be responsive to issues as they arise.
