Pros: • Great location near transit and downtown Brooklyn • Staff is great • Some units are spacious with nice finishes • 24-hour door person and package handling • Pet-friendly building. Many dogs! Cons: • Chronic elevator outages — multiple breakdowns, reduced service on a weekly basis • Only two elevators for nearly 30 floors with long waits, frequent overcrowding • Management (Dermot) is unresponsive to tenant concerns • 311 complaints go unresolved • Accessibility nightmare for seniors, disabled residents, and families • No transparency around repair timelines or long-term plans • High rents with zero accountability Advice to landlord: This building needs a full elevator modernization plan — and you need to treat tenants with the respect we deserve. Communicate honestly, share a real timeline, and provide compensation for the daily disruptions and unsafe conditions. People are paying luxury prices to live here, but the lived experience is anything but. Fix this — before someone gets seriously hurt.

Unit 7D Pros: appliances were not bad. the staff was usually quite kind and tried to help when they could. Cons: BUG INFESTATION (they gave us sticky traps, put bait in places that there were no bugs, and fumigated once, but that didn’t do anything) we were seeing at least two cockroaches/waterbugs a week. it was not fun. management was very unresponsive, like we emailed them, followed up multiple times, even went in person to their office in the same building, never got a proper response. Advice to landlord: deal with whatever infestation you have going on, please.

Pros: Spacious layout, nice staff, responsive maintenance requests, well maintained common areas Cons: Getting in and out of the building has become increasingly difficult due to the traffic patterns changing on surrounding streets. Elevators are constantly down or in need of repairs causing delays. Package room access is challenging since a renovation happened which put the package room furthest from the concierge that needs to let you in the room to retrieve a package.

Unit 21A Pros: - Location - Staff was always extremely helpful and quick to resolve issues. Package management was elite. - Building was always clean and I never had pests, although I was on the 21st floor. Cons: - Water was shutoff every few weeks due to construction outside while I lived there from 2023-2024. Hopefully not still an issue. - Price didn't feel worth it for what I was getting - Amenity fees just use the gym and the shared courtyard are hilarious given how much you're already paying in rent

Pros: It's centrally located and the double entrances are very convenient. We never had any issues with management, they were accommodating and timely. Cons: It feels older/more wear and tear than some of the other buildings in the area. Our refrigerator had a random part that was just sitting on the shelf and one of the lights under the cabinet kept coming off. Maintenance was always great about fixing but it did happen more than once.

Pros: Wonderful location close to train and quick access to grocery stores Cons: I had roaches a number of times through my 3 years living there. They would typically come during the summer Advice to landlord: Ongoing maintenance

Pros: Location wrt to transit is great Friendly and helpful staff Cons: Outdated building, not as nice as the others Amenities are not great for the $60 price A bit overpriced Advice to landlord: Make it cheaper

Pros: Staff are generally very friendly and run nice community events. Easy access. Apartments more spacious than many others and well maintained. Cons: Move-in/out is through parking garage under the building - very difficult for moving furniture up/down ramp. Deductions from deposit on move-out seemed picky given usual wear and tear / higher than have experienced from many other managements. Advice to landlord: Consider better coordination with parking garage for freight elevator use to reduce move stress.
