Pros: The amenities, including the rooftop and the gym, are beautiful and well-kept. Cons: Parkay flooring in the apartments are not in great shape and should be replaced. Advice to landlord: Update flooring.

Unit 34G Pros: The doorman staff and management are great. Always felt safe. Building very clean. Unit was very clean upon move in. Amenities are nice. Location very convenient. Cons: We would still be there if it weren’t for the covid pandemic. Husband and I both work from home now and the apartment didn’t offer enough space to live and work from home.

Pros: Views are stunning and it feels like home Cons: The laundry room is a disaster and the water temperature is always fluctuating. Advice to landlord: Listen to what residents want. Stop giving cookie cutter responses to bandage issues.

Pros: Being near the top floor provided excellent water pressure and no hot water issues. Never any pest issues. Cons: Doormen have their favorites and don’t address anyone else. Rubbish rooms smell terrible.

The Brooklyner is a faux “luxury” building where the amenities are almost never all open and the radiators leak putrid mold. I am currently suing them for constructive eviction. They ignored the summons that was sent to them by the State of New York and even tried to hire a debt collector to come after me. The debt collector had one conversation with my lawyer, apologized, and returned the debt to Brooklyner, telling them to respond to the lawsuit against them. It’s been a week and still no response. I wonder if they realize it’s illegal not the respond to papers served, and even more so to try to collect a debt that you’re currently and actively being sued for. They don’t seem interested in doing things legally or correctly. Rent at your own peril.

Pros: The concierges are great! Special shout out to Kwazi who makes everyone feel at home. Convenience of the building and location is 10/10. Beautiful views. I see the statute of liberty from my room everyday. Cons: There’s always a lot of trash right outside by the entrance of the building but the building might not be able to do anything about it because that’s where the trash is picked up. My apartment had a pantry bug infestation but I’m not sure if that was the building or something else. The heater and AC could be newer and certain parts of the apartment feel old like the flooring.

Best building I rented from in NYC. Great value for the space, convenient location, and amenities. The best part is the staff especially maintenance. They are very responsive and requests always got filled within 1-2 days.

Most of the apartments here are empty, and for good reason. The hallways stink of garbage all the time from the poorly maintained refuse rooms on every floor. The smell enters your apartment you're paying ridiculous amounts to live in. Also, they've slipped notes under my door threatening to investigate every apartment because I guess someone was smoking cigarettes in the hall. Insanity.

The deals are not a deal. After an 18 month lease I got a notice for a 10% increase!! Found out they do this all the time and take advantage of the rent stabilization loophole. The staff acts empathetic but couldn't rent my unit for 3 months to help mitigate my losses (but rented 8 other apartments with my floorplan in that time) .. tainted my entire experience there. :(
