Pros: Nice doormen and an awesome terrace Cons: Overpriced apartment in a poorly made building. Dryer and dishwasher are bad quality. WiFi in the coworking space is awful. The maintenance staff cannot keep up with all of the issues in the building

Pros: It’s a beautiful building to look at with great views. Cons: Rents and amenities fees are exorbitant Advice to landlord: Have loyalty to your tenants!

Pros: Architecture, Design, views Cons: Construction under the windows, G train is really not the best train at all, transportation is bad, management doesn't respond for a 5-7 days, work up because of the noise in the hallway. Advice to landlord: Response faster to the tenants

Pros: Beautiful building, with awesome people working on maintenance and in the lobby. Cons: They slowly start charging you for things that are supposedly already included in the amenities package. The elevators break ALL THE TIME. Floors are stained and not cleaned often. Security is lacking, Advice to landlord: Management needs to hire more people; this is a huge building and you are understaffed

Unit PH4 Pros: The doormen are incredibly friendly and helpful. The management team is also very professional. The building is brand new, clean, and offers many amenities. Cons: The appliances in the apartment did not work well. The refrigerator did not cool below 45 degrees. Maintenance came out to look at it at least four times but were never able to fix it. The oven also did not work because it was not connected with the appropriate voltage (would not heat to temperature set; just stayed on preheat). It took over 6 months for maintenance to have it fixed (maintenance/managers changed twice over six months period). The electric outlets were not all functioning. The bedroom was not wired properly and none of the electrical outlets worked. Overhead lighting is only available in bathrooms, kitchen, and entry hallway/otherwise must use lamps for lighting in rooms. One of the apartments above us had an issue with the plumbing connected to the AC unit which flooded several apartments below it. The building is new but was not built well. Advice to landlord: Do not charge luxury price rent when you can not deliver basic services such as working electrical outlets, ovens that are connected with appropriate voltage to cook food, and refrigerators that are able to cool down to temperatures that are safe to keep food inside.

Pros: Amenities and interiors are stylish, modern, and up to date - though there is a monthly charge + additional for pool access Apartment is well finished and window soundproofing is great Amazing view Cons: ***No cell service*** which the broker knowingly was evasive about after I pointed it out - likely never going to get fixed and inconvenient for deliveries, friends visiting, etc. I’ve lived in other market rate doormen buildings and this building has surprisingly poor package management and more often than acceptable unfriendly service Package management is not organized and will end up missing something unless pointed out Doormen/women are hit or miss and are often not very helpful and will not open the side doors even when I’m carrying large objects I think I’ve lost 10+ Uber eats orders due to doormen not checking or directing them to the right place Trash room consistently smells bad Walls are surprisingly thin - can hear neighbors coughing, singing, speaking at what I assume is not a very high volume Central air carries aggressive smell of next door neighbors leaves

Pros: The building is absolutely gorgeous! Cons: There's a constant fire alarm signal alarming that you can throughout the entire building all the time. Very little security: no ccttv, no concierge, etc Mail: delivered packages left unattended and unsecured Advice to landlord: Reduce the noise pollution (fire alarm especially) and increase Security Measures

Unit 444 Pros: Really gorgeous apartment Up to date amenities State of the Art Virtual Doorman system I love the quiet, beauty of the neighborhood Great, considerate people Fabulous restaurants Pet Friendly Cons: For 27 Eagle address - There are NO ADDITIONAL AMENITIES as Advertised online in advertisements. "Poor Door" Entrance to 27 Eagle St: No Pool, No Doorman, No Game Room No Terraces Advice to landlord: Allow 27 Eagle Street residents the Option to Pay for Amenities
