“I've been living here for 8 years. Overall not great experience. Community is not very clean. Laundry rooms are dirty. Hot water condition is poor especially in winters. I've lost my car wheels here. I've lost my packages here. I was trapped in a broken elevator for hours once. There is something new every few months about the services they provide, parking, trash, package delivery, how to pay rent, how to request fixings, etc. The rules about those services are not consistent at all every time they send notifications. I've book marked and saved more than 10 different websites and apps they send about those services, and most of them are only used once and not used any more. There is also case that they stopped the package delivery service all of a sudden without any notification and they keep charging for the service. If you call their front desk, they don't have a clue either because the current team is the relatively new team, like always. I've been trying best to keep up with their new rules every time they send something, but still can't keep myself up-to-date. This morning my car was towed simply because I parked at a so called "reserved" spot, however there is no any sign saying the spot is reserved at all.”

“Overall is good, but this year the major changes of the parking rules were implemented and I felt that the information about such a major change should have been properly and more efficiently communicated (like a printed note on the apartment doors). Because it was not, my car was towed this summer as the fellow resident did not bother to notify the office that I have taken his space as it was not marked as reserved. That costed me a few hours to locate the car (nobody was picking up the phone at the American Wrecker or office; was on Sunday) and $370 to recover my car. Very unpleasant and costly surprise and I have been a resident here for over 10 years. I have heard the same complaints from other residents who found themselves in the same situation. The parking regulations signs at the entrance are still contradicting the new rules as communicated to me afterwards by the office staff and Reserved signs over some covered parking lots are confusing people. The tow truck company is definitely making money, but the residents definitely have not benefited from these new rules.”

“Not satisfied , they always are cutting the water off inconveniently and don't let you know until after they've done it. They also have a bad bug problem , whenever I cut on my lights in any room I see bugs crawling everywhere.”

“Most of the community is nice, respectful, and welcoming. My wife and I have even made friends with other ----- families in the building. However, there has been a recent issue of an apartment across from us playing music loud enough for us to hear in our own apartment at all hours. Over and above the volume of our own T.V. And I have noticed some issues with the road, especially on the north side of building 2. There are potholes, some deep and damaged enough to cause serious damage to the underside of vehicles.”

“Too many tenants violating their lease with regards to picking up after their pets, smoking, etc. Maintenance requests rarely completed in a timely manner. The property is not well maintained. Courtesy officers never return a phone call or follow up.”

“Do not move here. It's something new every month. Treating a loyal tenant that has been here for 5 years like trash. This year will be my last! My lease didn't say nothing about paying for parking but here I am been charged to park in an empty garage.”

“The buildings are old. On any given day, you never know if the water or power will be turned off. The elevators break frequently and it takes a month to fix them. Maintenance is Ok, but the managers are often unhelpful.”

“The management at the complex is unstable and unreliable. We've had 6 property managers in the 5 years I've been here. There is no enforcement of the no smoking policy. So residents have smoke from weed & cigarettes coming from AC vents daily. Theft of tires and car breaks ins have been going on consistently for over three years. There are no cameras or other meaningful security measures in the complex. Onsite security officers do not have a presence at all and have done nothing to help. I love my spacious one bedroom apartment and I have maintenance staff that take care of things when I submit maintenance requests.”

“Every time I call this woman is always a smart Alec and just rude for no reason this my second encounter with her .Sometimes I hate even calling for helpi am an elder and I understand if I don’t understand but she belittles and act as if I’m her child and not a resident . It’s very frustrating not to give her a piece of my mind with her ugly demeanor”

“Welcome to the ------. Get ready to hear lots of arguing from the neighbors. No one picks up after themselves. There is always trash everywhere. This is Texas but be ready for roaches in your apartment. Oh and if you want the maintenance to come, get ready to wait awhile. Any issue I ever need fixed always takes a very long time. I submitted a work order almost 2 months ago and I'm still waiting for them to fix it. Also make sure you get everything in writing from the office. They will go back on their word and try to screw you every way possible.”

“I highly recommend against living here. There is mold and bugs within the building in the vents and walls, unless you bother the office multiple times they will not conduct repairs and even then repairs may not be made correctly. Dumpsters always over flowing, packages stolen, vehicles broken into, limited free parking. When scheduling an outside vendor to conduct repairs they may not show up. They ignore your emails. Communal spaces are filthy. The only good thing about living here is the location and some of the other tenants.”

“I'm not happy about responses to apartment issues... Upon move in three months ago, I noted that the icemaker in my refrigerator was not working. Someone from maintenence came by around 10 days ago and said he fixed it, but still no ice. I let the office know about it. Still waiting... I am also not happy about the gates to the complex being open all the time.”

“It was horrible the roach are really bad they are literally everywhere in the bed toliet tub cabinets refrigerator microwave there no way y'all are allowing people to stay like that seen roaches day one of moving in it's horrible”

“As long as you communicate any issue they will take care of you and work with you this place is lenient and is like every apt complex has minor issues pest problems but as soon as i vocalized my problems they resolved them in a timely manner and they will work with you if you are late with rent they are understanding and humane”

“A lot of roaches Brown water Stink hallways We pay yard rent yet we had to clean it ourselves. My yard has a lot of over grown grass and when I first moved in I was told landscaping would take care of it. That was a lie. Only good thing is the location.”

“I like the community. However, the only problem is that the place is not adequately maintained and cleaned. The common areas (hallways, laundry rooms, etc.) are not cleaned regularly and are ill-maintained. It would be nice if they looked after this.”

“Run as fast as you can away from this dumpster!!! I was overcharged at move in, I had to kill over 40 roaches and counting in less then a week, multiple broken things in the apartment, I had water all over my kitchen floor multiple times from leaks, smells like mildew, the vents have mold, just completely dirty. I STILL don’t have a working ceiling fan in the apartment and have mentioned this 4 times. The leasing team will argue with you and be unprofessional when you bring up any complaints. I wasn’t even allowed to see my unit until after I signed a lease and was stuck. Major scam!! It has been a total nightmare and the worst apartment experience I have ever had. Management wants to put a tiny band aid over all these issues and its not good enough. Lease elsewhere and thank me later.”

“Don’t be fooled, there’s a new property “manager” there (“Johanna Lynch”) but she doesn’t do a single thing. All these new post replies refer to emailing ‘Evelyn’ for your issues but she doesn’t even work there anymore. So you can imagine how valuable your post and concerns are to the property and management. The new lady won’t help you while being passive aggressive and pretends like the office staff will take care of you after you point something out. Good luck. There are more issues here than you can count. All these reviews that are good seem to have some sort of incentive, especially for people who haven’t moved in yet and just want to help the person who got them to lease here or a bonus of some sort like a few months ago. They tried to raffle out prizes at some point and the ticket to get into the raffle was posting a 5 star review. There is no sane person who will rate this place higher than 1 which is the absolute minimum to post. Remember, when you are touring, the front desk staff and management are nice to you because majority work on commission or bonuses. Once you sign, you will realize that the place is a nightmare. Anything you couldn’t imagine happening at a place that you pay money to stay at will happen and won’t be taken care of. They treat you like this is free housing and they are doing you a favor to stay here…. Moving out was my favorite part. Good riddance. Let’s see if I will actually get my security deposit “back in the mail.””

“Been staying here for 2.5 years and there's always maintenance problems with the tub, water, electricity, walls, doors, etc. Our apartment and another one down the hall got broken into, and the staff did NOT want to let the residents know. Water turns off every week, sometimes with notice. There is construction and trucks driving through the complex every single day. Neighbors are extremely loud, walking back and forth outside our windows talking on the phone for hours at a time. Overall, terrible place to live. It's not worth it.”

“Very good rental rates for convenient and pleasant neighborhood. Nice physical setting. GREAT staff in main office and excellent maintenance service. This is the best place to rent if you're looking to live in this neighborhood!”

“The apartment is located in a great area. However, the community is old and it has barely any upgrades. It's badly infested with roaches and it seems almost impossible to get rid of them. Not to mention that their pest control does the bare minimum of showing up to your unit and mimic the action of applying pesticide to some areas. The kitchen is too small, and there's barely any storage space. The laundry facilities are disappointing. All my clothing has been highly deteriorated due to the bad shape of the washer and dryer. The hallways are dirty and smelly. Overall, the community has not been well kept.”

“The apartment is old. But everyone is friendly. And the location is excelent. I wish the gym and elevator will be operational again. And i also hope they will clean or repsint the extrtior and clean the common areas like facilities and hallways.”

“Everyone we encounter -- leasing, maintenance, management staff -- is extremely courteous, professional and helpful. It's clear they are truly proud of the community they have built, and are happy to serve their residents.”

“Overall, this is a solid four-star apartment complex. It's centrally located, but relatively inexpensive. The online rent payment system is included at no extra cost and is very easy to use. My neighbors are quiet and private, but the community is generally a warm place. When it comes to the apartment itself, the bedroom, living room, and bathroom are a good size. The downside is that the one bedroom apartments don't have washer dryers in the units, and the community facilities are of extremely low quality. Also, the kitchens are tiny, and mine didn't come with a microwave which meant that I had to buy a one that sits on the counter, thereby taking up all of the limited counter space.”

“Do not lived here This Place Flood BIG time and had Flood about 5 times so far. This Place was Build in 1972 and it very old place and it need to be torn down.... check out the Pictures and it show you the proof and the truth.... And your Rent go up when you sign a new Lease.... and make sure Check for Mold when you moved in..... This is NOT FAKE REVIEW..It Flood and it got MOLD from the last Flood.....”
