“Very bad they gave me an apartment that had stains in the carpet from the other residence that was stained then when they painted the walls that had holes all in it already put nothing but paint all over the carpet i would go into the office and ask them to please fix the leaks in the roof they would not it would take them at least on month on a rainy season to come even fix it meldew ever where very bad conditions to live i advise any one to not live there very bad even across the street where the citgo is they have people selling drugs wtf roach infested there and they tried to blame it on residence because there cause of the roach problem lies they need to bulldoze that apartment complex in order to get rid of there roach problem i even had a roach inspector from a pest control place come even out what i paid for and tell them still they would not resolve there issue very bad place to live in .”

They do not deliver monthly newsletters on whats going on in the community or on property. The only time they come by or response to an issue is when the rent is due. The property is always dirty with trash, food and animal poop. This is the worse apartments in Greenspoint. My car has been broken into twice in 6 months. They have a bed bug and roach infestation. Highly unprofessional, Iwould not recoommend this property to anyone. Camdem Properties should audit this property and management team. Very unhappy tenant.”

There is not only crime strikes where thieves take everything from inside your apartment at morning, there is also people dying because they are murdered inside the complex. the management do not do anything. they hired a security guard that sleeps inside his/her car for few days and disappears later, and they don't hire anybody else until somebody else is killed, assaulted, or whatever happens. they also seems to be paying the office and general complex expenses with the money they charged the renters by water use. they charge about $50.00 dollars for the smallest 1 bedroom apartment. sometimes between 70.00 and 80.00 for the 2 bedroom. its is a dirty place where carpets are never change. Some apartment carpets have more than 15 years and still are there. A lot of cockroaches living in your apartment, and there is nothing you can put to kill them. It is similar to Joe's apartment movie. Please, if you appreciate your life and mental health, don't move there. Right now there is a strike of thieves stealing everything from TV and computers to even your more intimates properties.”
— 838 GREENS RD · Houston“I lived in these apartments for 4 years and had a few problems with roaches but then we got new management (which changes at least twice a year) and they don't give a rat's behind what living conditions you are faced with. I told them about a large foots' sized hole in my living room-yes, I lived upstairs and had a hole in my floor that never got fixed. There was carpet (old office carpet/no padding that covered the hole but anyone who happened to step there would see the dent in the floor and realize there is nothing supporting them EXCEPT that carpet. During my 4 years stay there, they never once replaced the carpet much less even offered to clean the carpet. Then when I got new neighbors, the roaches came in great packs. Roaches, roaches everywhere and not a maintenance crew in sight. When and if the leasing office was open (they seemed to change hours on a daily basis) they looked at me like I was some person living on the streets, like a red-headed step-child. As for noise level, don't be bigger than a mouse because your neighbors can hear everything. Like I said, I lived there 4 years and my last year there, the neighbor below me reported noise from my 2 year old and my 5 year old on a daily basis. They are kids and noone seemed to care that kids will be kids. I was told my management to basically hog-tye my children down and gag them. Oh but let the downstairs neighbor blast her t.v and stereo and I complain about the noise and nothing happened, just more of "well, you need to control your children". As for parking, it was ok. My car was never broken into, however it was vandalized a few times. Just be sure that you don't park in the back or in front or in the middle because if you do and it happens to rain for a lengthy period of time, your car will be floating and banging against the apartments. Been there, done that! Two years in a row, during 2 separate storms, I lost my vehicle due to flooding. During Allison, I couldn't see the roof of my car for all the water. For several days, til the water subsided, we were forced to walk in hip-high water to the flooded street of Greens Rd. Gate? There might as well NOT have been a gate. I was there for 4 friggin' years and that gate must have been broke for 3 1/2 years of that time. There is no covered parking or assigned parking and many times if you don't get there at a certain time you will have to park clear on the other side of the apt. complex.”
— 838 GREENS RD · Houston“management gives you the bait and switch. show you one apartment--your apartment, should you choose to move in--but when you actually move in, you are given another apartment. if i had known this before signing the lease, i would not have signed the lease. when i complained, i was told "that is the show apartment. i told you you would get one like it." there was a huge red stain on the carpet in the living room and a dead mouse in the corner of the pantry. funny, but i never noticed either in the "show apartment." i never noticed roaches, but the mouse was disgusting enough. the access gate is just that--anyone has access because it is always broken. office staff wins the award for rudeness and dishonesty.<br>i still have not received my security deposit back.<br><br>now, what i did like. the crepe myrtye inbetween the incoming and outgoing lanes was beautiful when it was in bloom.”

They show you an apartment - swear its what your getting - then tell you oh sorry that was the wrong apartment. The carpet is DIRTY and OLD. They simply cut patches of it out in my apartment where the carpet cleaner couldn't remove the stains. My apartment is a ----in' patch job. Bug spraying is not regular unless you BEG for it. Out of pocket i've had Orkin come spray my apartment. They are simply filthy. Take your money elsewhere. <br>”

She will say anything to get you into the "jungle," such as the community is low crime (LIE--at least according to HPD's website), the community is nice and tranquil, etc. <br> <br>Parking is a nightmare, especially on the weedends when the access gate is open. There is no assigned parking. It is not unusual to go to your car and find yourself blocked in by another car or truck. <br> <br>I could go on and on, but it's just not worth my blood pressure. — 838 GREENS RD · Houston“I moved in on August 09, 2002 after touring the property under the former manager Shirley Roberson. My apartment had new carpet, appliances, and was basically very nice. Maintenace requests were prompt and done right the first time. Crime was basically non-existant. However, Kalee Investments chose to let a good thing go bad when Shirley left and was replaced by Fadia. <br> <br>Under Fadia´s "watch," my car was stolen and HPD was their usual helpful selves--more concerned about the box of ammo in the glovebox than writing down the license plate number correctly. (I blame her b/c she refused to fix the gate--almost inviting crime into the community. License plates off of my replacement car were stolen. <br> <br>Around the end of May, 2003, my air conditioning went out inside my apartment. I made repeated requests for maintenance on my air conditioner. I had to threaten legal action to void the contract for violations of the Texas Property Code in order to have the a/c repaired properly--at the end of June! Of course, there was no reduction in rent for an uninhabitable apartment. (They sent a person out whose idea of repair was to keep installing larger breakers into the breaker box, creating a fire hazard.) <br> <br>I also gave written notice of my intention not to renew my tenancy almost two months before my lease expired (via certified mail and writing "not renewing lease" on the check and envelope containing July´s rental check). However, Fadia refuses to return the security deposit and has forced me to take legal action against her and her employer, Kalee Investments to return the $200 security deposit. <br> <br>Most of the noise, and consequently the reason I rated the complex as being noisy, is caused by people racing their souped up cars up and down Greens Rd. At least where I was at, your neighbors were quiet and respectful. <br> <br>When the gate is broken, or rather I should say when it is "permantently open," parking is a total nightmare.”
