“Came to visi a friend and i was happy to see such a well kept community and friendly maintenance that said hello to me as i walked to her apartment. I called the following day to get pricing and i spoke to a Norma Gonzales and she was super helpful and professional. Norma gave me all the information that was needed and i cant wait to make Wyndam Oaks my next home!”

I've been living here for 5yrs. Gone through 6 different managements, it's getting worst per management. I've been through lots and lots of bs with this property, I'm only still here because of how busy I am with work and school. Had to deal with one of their most unprofessional maintenance employee yesterday, (a heavy set Spanish speaking). I normally have issues with my AC at least once every 2 to 3 months. They just come in and out, touch something on the outside unit and it start working. This fool came into my unit twice in 3days for the same problem and that's after calling the emergency line like 10 times, no kidding. He came in with this very bright headlight, I told him to turn it off or down cuz it wasn't dark in my unit, he refuses and the light was right in my face. He was very angry and agitated, the reason, I don't know. He didn't do anything, he was just making up stories in very bad and broken English, saying that's normal in Houston, when the outside temperature is at 90, the least inside temperature even with AC on is around 75. I tried to let him know that it's not true, cuz I've been here for 5yrs and I only have this issue whenever the AC is broken. I set the temp at 45 on the thermostat for over 5hrs, and it was 85 in the unit. He said he's not gona anything till Monday let his supervisor deal with it and it was on a Saturday evening. I told him, at least look at it and see what you can do cuz this issue is a frequent one and all the other maintenance techs normally do stuff to fix the problem, he said he really doesn't care, he'll have his supervisor deal with it on Monday. I said dude, you have to at least check it, I can't live in a unit of 85 degrees for two or more nights, he walked off, I asked for his name, he said I can go to hell and said other stuff in Spanish. Thank you Wyndham Oaks for the treatment. I'm currently making arrangements to move out.”

“I have lived here for 3 years now and give this place a 8+ rating. Staff is easy to work with (if needed) Grounds and pool are well kept and the complex is great for animals. Neighbors are friendly and courteous to your needs.”

“IF THERE WAS AN OPTION TO GIVE NO STARS I WOULD CHOOSE THAT!!!! WHERE DO I START??? HMMMMMM I MOVED IN 6/6/17 AND STILL DO NOT HAVE MAILBOX KEYS. 6/8/17, I REPORTED MANY ISSUES THAT NEEDED TO BE FIXED AND THEY GOT FIXED 6/27/17!!! PATRICIA IS VERY RUDE AND UNPROFESSIONAL. SHE WAS ON FACEBOOK THE WHOLE TIME WHILE DOING A WALK TROUGH WITH ME. WHEN WE GOT BACK TO HER OFFICE SHE PROCEEDED TO GET ON FACEBOOK ON HER COMPUTER WHILE I WAS SIGNING PAPERWORK. I CALLED ABOUT A WEEK AFTER I MOVED IN AND INFORMED PATRICIA THE ISSUES WAS NOT FIXED. SHE INTERRUPTED ME AND SAID "YOU DID NO REPORT ANYTHING, BECAUSE I DO NOT SEE IT" I CONTINUED TO SPEAK ABOUT THE ISSUES. SHE INTERRUPTED ME AGAIN AND STATED "IF YOU BE QUEIT AND LISTEN, THEN YOU WILL HEAR WHAT I AM SAYING." THE NEXT TIME I CALLED PATRICIA ASKED "MAY I ASK WHO IS SPEAKING?" I ANSWERED AND SHE CONTINUED TO ASK THREE TIMES WHO IS SHE SPEAKING TO. I THEN SAID "MA'AM LOOK AT THE CALLER IDENTIFICATION" SHE HUNG UP IN MY FACE THE WATER IN MY TUB WAS OFF 6/14/17-6/23/17, I CONTACTED THE OFFICE AND CORPORATE SEVERAL TIMES. I WAS NOT CONTACTED UNTIL 6/19/17 FROM THE PROPERTY MANAGER. WHEN MAINTENANCE FINALLY FIXED THE TUB, THEY LEFT THE RESTROOM COMPLETELY TRASHED AND LEFT MY SHOWER CURTAIN IN THE LIVING ROOM. I WILL NEVER DO BUSINESS WITH EXCEL RESIDENTIAL AGAIN!!!”

“I have lived in Wyndham Oaks apartment for about 4 years now. Ayesha who is now the apartment manager is doing such a Great job compare to the previous managers. I needed somethings to be fixed in my apartment, I spoke to her and the problems were fixed in a timely manner. Ayesha is very kind, understanding, and professional. She is a really good manager and she gets the job done!”

“Read most of the reviews on here and they are all correct. I just moved into this terrible complex a week ago. Tried to move in jan. but apparently everyone in the office lies and only tells you what you want to hear. A few of the ladies are extremely rude and they are too busy and understaffed to keep up with anything. Specifically asked about roaches and the noise factor from the second floor of you're in a first floor apt. I was lied to multiple times. Absolutely no sound barrier. Every time the people upstairs walk or sneeze I can hear it. It spunds like the floor is going to cave in. This isn't because it's an old apt. I've lived in older. It's because the management is cheap and lazy. I can smell whatever is being cooked and the a/c , heater, and garbage disposal didn't work upon move in. The checklist looks like a teacher correcting an f paper. The a/c unit sounds like its.exploding every time it kicks on which scares me awake as I'm sleeping. It's right next to my bedroom wall. I asked the office to fix small things before i.moved in. They didnt. The walls are nothing but an array of terrible patchwork and cracked paint. Some units are upgraded but you pay way more for them and it's really only the color of the cabinets that changes. The dumpster has constantly been overflowing since I moved in and sooo many stray cats. I love cats but this is a bit ridiculous. The grounds are nasty and stink. The apartment was only swept and vacuumed before moving in. There was still child's writing on the outside storage unit. I'm afraid to leave anything on my porch with the fear of someone stealing it. Such a ------ apartment complex and I've lived in a place called the punk house before so I can assure you I've seen it all. This by far takes the cake. Don't let the size to price ratio fool you. It IS NOT worth it. If you want to feel safe or even get some sleep at night go anywhere else. Westheimer terrice was terrible (I lived there Years ago) but, it's nice compared to this place. Even with the homeless guy sleeping on the washers in the laundry mat I still think I'd rate this.place worst. Also, no idea who the corporate office is. This place has no website or number for the corporate office. Just DON'T DO IT. Will provide photos as well. I wish I could put negative stars. As an update....my apartment was broken into a week after i moved in. Ayesha, the apt. Manager completely dismissed it and blamed it on nosey kids instead of taking it seriously. Didn't even send out a notice until a month later. Someone also stole my door mat. Who does that? I have all the voice recordings to back up what I'm saying. They agreed to let me out of my lease but refused to provide paperwork upon move out. Didn't get a copy of my lease until move out. It was altered in pen and initialed by the manager. This is ILLEGAL. You can't alter legal documents. Especially without the tenants knowledge or signature. Pretty sure you have to reprint the page. Tried to contact the management company EXCEL RESIDENTIAL. their website is misleading and doesn't show the real photos of the "luxury apartments" they claim to own and rent to unsuspecting people. They refused to talk after the mention of an attorney. They are trying to collect a balance for 4 days of rent and water service.....personally, if I was the Manager, I would have called it even and just taken the loss. Once she has to take accountability for forging a document she will most likely change her tune. Talking to attorneys now to find out the best way to go about this. It won't let me post the photo of the lease deposit she changed.”

“Management lies, all they care about is money. Maintenance sucks and has no respect for people or there stuff. Property to old there is mole and they don't care.”

“I've been living here for about a year and a half. Management has always been an issue for me, but it's an even bigger issue now. Nevermind I SPECIFICALLY asked about roaches before moving and was LIED to by the manager her self by old management, but this new group acts as if work orders don't exist. I have put in the same work order request multiple times. They have taken over a month to even come look at the issue. When they do get to it they tinker with it, act like it's fixed only for you to find out the issue isn't repaired at all. I have an electrical issue in my apt bc I have a certain light that continues to go out. They continue to change the bulk as if that is solving it. They refuse to PROPERLY fixed the problem. I could go on, but I'm afraid none of us have that kind of time. In addition, they continue to raise the rent. Raising the rent, but not fulfilling their duties. The only postive about these apts is the noise level. Rarely any noise. I suppose that could be due to everyone being busy killing these roaches. NOT COME HERE.”

“Worst place to live in Houston. Management is not good. If something is wrong in youre apartment you have to fix it yourself cause they dont care about the tenants. Those two ladys in office are not professionals. Aysia is the only one that help you sometimes but shes never there i guess shes the manager. Dont you ever try to rent here!!! its a bad choice. Besides these apartments stinks everywhere.”

“I moved into this complex three months ago, absolutely like my apartment. The apartments are big enough and it's quite quiet around here. But the surroundings are horrible! The grass is always overgrown, disgusting dog poop everywhere, and the number of potholes in the complex are unbelievable! This indicates that management doesn't care about the way this place looks!! If they did, they will have enforced stricter rules for pet owners to clean up after their dogs. It's just rude and disgusting to leave dog feces all over. Plus, management would have fixed up all those ridiculous potholes to help tenants avoid bumpy rides, if they care.. I hope they start doing a better upkeep of the community, if not once my lease is up, I'm out of here.”

“Ive been living here for 9 months aprox. With my family and its a safe place, apts are big enough, and quiet. But i got to say that they have a problem with pipes specially in the bathrooms. Toilets always overflows and you cant turn on the ac or the heater cause its stinks a lot. I have this problem since i got here, the whole apt stinks and you cant even sleep at night. I had to cover all the air vents with plastic and tape cause they dont want to fix it. Office people are nice and i know theyre doing their job. But i think owners just dont care about tenants.”

“I went to Wyndham Oaks while I was working with another apartment complex that I was interested in renting. If I had to compare the two- I received much better service with Wyndham Oaks. Calls where answered in a timely manner and overall customer service was superb. I received great service from start to finish. Latisha assisted me immediately and I was able to view an apartment within 15 minutes of arriving on the property. Lois was very courteous and provided with me with accurate information in regards to my application. Aisha was amazing and made the process seem effortless. After my experience with the previous apartment I would recommend everyone to Wyndham Oaks.”

“I went to Wyndham Oaks Apts and dealt with Lois the community manager, She was very helpful and professional. I was a little uneasy with leasing here looking at the past reviews. But, going on my second month here I have been very happy with the service and the leasing office with making this place feel like home for me. (For the price and the service, I must admit you can't always go by reviews because so far mine is a very good one.”

“I went to Wyndham Oaks looking for an apartment, a place to call home. Ayesha the Assistant Manager attended to me. Wow, she was very professional, sincere and friendly. She had Awesome communication skills. At first I was a bit skeptical about Wyndham Oaks but after my visit to their leasing office and having worked with Ayesha,I think I've my new home.”

“During a recent visit to the leasing office, I had an opportunity to observe the quality customer service skills of the staff. I found Lois, the manager to be friendly and professional with her interactions with the people in & out of the office. I was working with the assistant manager, Asheya, and she is awesome. I found her to be very knowledgeable, efficient, and fun to work with. I have only been to the office a few times but each visit has been pleasant.”

“Made an appt with Lois yesterday to look at a two bedroom two bath today. Got there and the man (did not introduce himself) who was supposed to show us the apt had no idea we were coming and on top of that had no apt to show. Can already tell management is terrible.”

“Terrible management. My apartment was leaking from the bathroom they took forever to fix and only patched it up. The office staff treats and talks to their tenants like ----. They constantly stalk you the office and watch you. There is roaches, they moved me into a apartment with filthy carpet. The actual apartment didnt look like the nice model at all. The kitchen is outdated. I just don't feel comfortable living here at all the worst mistake ever looking around to move out now..The price is cheap but you get what you pay for.”

“I just want to say that we have live here 3 years because of the floor we stay because it was a descend but the Manager does't care about her tenant at all, even when we are good tenant we pay on time and we don't bother know-body furthermore I have never seen anything like this before usually when you are good tenant you would think that they care about you as a tenant but for these apartments is totally false. They talk to you so rude like the apartments belong to her am going to keep it classics but that Luis is so evil to her core.. I would say that if they didn't have her as a Manager maybe we will stay but I don't think they like to 'say let me try to keep my job to make my tenants happy but this she doesn't know how to do this I see so many vacant apartments because people are trier of renting from apartments such as this. When they don't feel appreciated for being good tenants. The only good thing is Stanza who do try to make you feel okay for being here. Rest is somewhat okay but they need to clean house especially the Manager the unladylike who needs a lesson on treating people right that how people will treat you right. It makes me disappointed because I do like my apartment for time we been here but I really don't care for the Manager or that rude guy they have in the front pretending to be nice not wait to you move here you will feel the same way. But over all the apartments is somewhat okay for the most part.”

“First of all Lois or however you spell it is a b**ch!! Really Rude and dont work with you. Sutton Roger the --- is two faced and dont know what the f*ck his talking bout but acts like his the manager of the apartments. The Roaches are so terrible the spray painted over one will i moved in. I can honestly Ayeshia Smith is the angel of the apartments she is there for you through thick and thin. help me and my family our whole stay. Love Ya!!! Back to the roaches the are imbedded in the walls and thousands come out when lights off. The foundation is caving in the ground cracks all over the ceiling. Half of the complex is moving out because of these problems so if you are friendly you wont have no neighbors you're by yourself. RUN!!! STRAIGHT HELL!!!!”

“I have lived here for 6 months now. All was good for about the first 2 months when the roaches started to take over. Called the leasing office to complain and I was told that a exterminator would come Monday. Monday came and but the exterminator didn't. Called the office to find out that I was not put on the list to be exterminated. There is things that are still on the "move-in sheet" that have not been fixed such as the locks on my windows(were screwed shut because the locks aren't functional and my locks have not been fixed as I was told and my bathroom door hinge is just hanging by a nail. Now I have someone living upstairs above me who is obnoxiously loud and I have a barking dog in the apartment across from me that stays out on the balcony and barks half the night. There is a latina with about 10 ten kids who is ALWAYS sitting out in her car blowing the horn at all hours because she is too lazy to actually go into her apartment to let her kids know that it's time to leave. When it rains you have to detour around the building because the sidewalks flood. The only person here at Wyndham Oaks who actually does something is the assistant manager in the office. The property manager needs to be working at the Goodwill!!!!”

“This apartment complex is the worse place i've ever stayed! First, me and my wife were without air during the summer for a whole month. The maintenace kept coming to hit a switch on the breaker which only worked for hours before it stopped running again. They promised us a new a/c piping which took 3 weeks to get here. What a miserable 3 weeks. Hard earned money was spent on fans with no compensation. Second, the roaches here are so bad. It was a roach I still have nightmares about the size of my index finger with wings that came through the vent while I was having dinner. I literally heard it slapping against the wall before I saw it. When we complained to the office the manager Louis (what a rude -----) tells us roaches are a part of Texas. They refused to come spray, come to find out they have not been contracted with a exterminator company for a while. We had to call the health department and even then they used a gel instead of spray. Third, the office and plants are beautiful but the inside of the apartments are ok give it a month your tub will start peeling from the cheap glaze and the windows here are a death trap. My wifes hand went through one after trying to raise it, during the time of no a/c! This is not a joke. Also a ceiling fell into the bottom apartment in Sept 2011. Notes are on our door every week about breakins. After complaining about certain things in the apartment the manager once again insulted me by saying "you should be lucky, do you know how many people want to live in the front"... Seems like alot, well it is. Please trust the reviews we didnt and we payed for it. Run!”

“STOP!!!! DON'T GO THERE!!!! DO NOT ENTER!!! ENTER AT OWN RISK!!! YOU WILL NEVER GET ANY ASSISTANCE FROM THE FOLKS IN THE OFFICE OR MAINTENANCE. DON'T BE ME AND WISH YOU NEVER MOVED HERE..I HAVE HAD PROBLEMS WITH MY AIR EVERY YEAR AND EVERY YEAR I GET THE SAME RESPONSE...NOTHING!!!! MY ELECTRIC BILL RUNS FROM 250.00 TO 350.00 A MONTH BECAUSE MY AIR CONSTANTLY RUNS AND DON'T COOL OFF. EVERY YEAR WHEN I CALL ABOUT MY AIR I GET THE SAME ANSWER. I'M TOLD-IT'S HOT OUTSIDE SO IT'S GOING TO BE A LITTLE WARMER IN MY APARTMENT..INSIDE MY APARTMENT THERE IS A 20 DEGREE DIFFERENCE FROM THE OUTSIDE. STILL NO HELP!! IF YOU WANT TO BE COOL DON'T BE NO FOOL AND MOVE HERE.....I'M ON MY WAY OUT.....”

“I have only loved in the complex for two weeks for a one year contract, very disappointed so far, and defiantly not resigning a lease with this place. Our last apartment I thought was worse, but the staff at the old place were way more nice and if something was broken it was fixed that day or the day after. Not here!! Our dishwasher was full of roaches and it's all rusted in the inside. We were told we'd have a new one in a week and it's been two, called several times about it, one particular staff member very rude about it and haven't seen a new dishwasher yet. The day we moved in our bathroom flooded from the toilet and it hadn't even been used yet!! Kids, I'm sorry, hoodlums run around like wild animals, smoking weed at the pools, and playgrounds like they're in the comfort of their own home. We got a pool side apartment due to the fact I lOVE swimming and haven't been able to use it once. It's been broken and locked up. I called management about it and they said it would be fixed within that week. Well it's week two and still locked up and broken. I being a female am way to scared to walk around this complex when it's dark outside. Very shady people walking around all the time and I'm constantly worrying about our cars being broken into. Do not move here!!”

“Lived at Wyndham for 2 years now. I came in mid 2008 when management had been switched. The staff has worked hard to make renovations to the outside of the apartments since the storm damage of 2007. The maintance crew has always been very helpful in fixing the problems. The apartments just set up the laundary room with new washers and dryers. Landscaping comes in every wednesday. There is still plenty of room for improvement. I am a satisfied customer.”

“My roomates and I did a lot of research and found these apartments... apparently we did not do enough. The roaches were so bad I would wake up in the middle of the night with them crawling on me. We complained all the time about them and once did they have an exterminator come out but that did no good. The one time a friend and I worked out in the workout room, one of the male front desk staff figured out which apartment I lived in and came to solicite sex. After I told him to leave he came back 30 minutes later. I reported him to the front but of course nothing was done eventhough they claimed an investigation was being held. As far as I know he wasn't fired let alone repremanded. I talked with some other neighbors and that was common for him.”
