“All of our services are being taken away. Ismael was let go… whomever made that decision should be fired. He was the nicest person on staff here and was helpful to everyone, always happy, and willing to help in every way. All of a sudden we are no longer able to have events in the clubhouse during office hours. Including Saturday. This was promised to me when I leased here. The supposed courtesy officer never makes his rounds at 10 pm to close the pool and other common areas, thus the promised quiet hours of 10 pm to 8 am are not available. This was promised to me when I leased here and is stated in my lease. When he is called to do his job he doesn’t respond. The reason I was given for this was that he might be working the night shift as a police officer and isn’t here. So hire someone who is available. Not my problem. Not what I was told when I moved near the pool. The crowd that is now residing here is not a desirable element. There are lewd behaviors at the pool not acceptable for a family to witness. The halls smell of marijuana constantly. Sad to see this property go downhill.”

Pet poop smell all over the place. I had to call at least two/three times every time I place a maintenance work order. Apartment looked fancy but the inside of toilet flush tank was from ages, it kept breaking down time and again, they would come and just tweak things around to make it work temporarily before you know its broken again and water would drain out the whole day while I'm at work, I was so frustrated and the staff were late and didn't take it seriously. My mail was stolen from the luxer mailbox system, property manager and staff were insensitive in dealing with the whole situation. I had to go through such a hassle to get a replacement. Finally when I was going to end my lease, I spoke to a staff about wanting to end my lease and she responded that she would take care of it. After few weeks, I get a phone call saying that I didn't fill the paperwork to renew the lease and that I had to stay for another month (with higher monthly rate). All the staff ever cared about was money. The corporate office couldn't help me with this situation. Moving in to this place was a BIG MISTAKE. I wouldn't recommend this place for anyone. Please read all the reviews before planning to move.”

Since I moved here, I have had bad experiences with the maintenance man. He took a personal interest in me and I felt like he was in my apartment during the day. Then I had a friend come and stay with me from chicago. I woke up and went to work like I do everyday, and he stayed and slept in. he woke up to the maintenance guy unlocking the door and coming in. I had not requested any work to be done. He scared the crap out of my friend, and I was not pleased to find out that my suspicions were confirmed. Shortly after my power went out. I was on the phone for days with reliant thinking they mistakingly cut my power, and I was living for days out of a suitcase staying with friends, waiting fit reliant to fix the problem. Then one night, I came home, expected to find my power on since reliant said it would be fixed. It was still off, do I was on the phonecrying to reliant when I heard a knock on my for. It was seven O clock at night and low and behold, out was the maintenance guy who said he was checking on me. When he found me crying he barged into my apartment, in the dark, and forced me to hug him, saying I should have called him, he could have fixed it, and for days he said he watched me come and go and I never asked him to look into the problem. I was freaked out, and he said he would be right back. Suddenly, my lights came back on. He fixed it instantly. I think he purposely cut my power. He went on to stand in my living room and put out his soul to me. That was awkward and scary. That is not the end of my troubles with this place. Recently, I have had roaches crawling into the cabinets through little holes that are there. My car has been broken into to, and now my refrigerator had some weird metallic smell that makes my foods taste like metal. Some days I come home to a sewerage smell. My bathtub and kitchen sink leak, and currently my air conditioning is out. I've asked to have it fixed several times. It will work for an hour, then quit working. I have constantly been sick since I moved here, and this evening, I got up to make tea and I doing the biggest roach in my cabinet. I'm disgusted to way anything in this place. Then I was putting myself some water when this smoke started forming. All of the sudden I hear my sister, who was in the living room at the time, say of my good, there is smoke coming out of the vents. Smoke filled my assortment, and it had this putrid smell to it. I tried calling three office to get ask emergency maintenance number but the office voicemail just days the mailbox is full and hands up on me. Either someone had a voodoo doll out on me, or this place is a piece of garbage.”

She showed me the actual apartment that was available to him, the parking space and the grounds. The apartment was simple but clean, typical of a student apartment. The outside area was all well maintained, no trash lying around . The complex itself was very secure and couldn't be accessed by a non-resident. It is certainly not one of the newest or fanciest but it is a great place for the money. The location is fantastic, just a short walk to restaurants, bars and coffee shops. If you are looking for a well priced, simple apartment in a great location this is your place.”

Damage from the last hurricane two years ago has not been repaired to this day. The apartments and grounds are dilapidated. Holes are poorly covered, doors don't close, sagging roof, laminate sticks to your feet and is pried off the floor, and the vents all sweat a yellow brown color. I lived here for over two years and nearly cried the day I moved away I was SO HAPPY. Apartments are tiny and are not worth the the 6-700 dollar rent. The kitchens are barely functional. No counter space. Stoves, dishwashers, and refrigerators need to be replaced. The laundry rooms are not air conditioned and are plagued with spiders. Cars parked on the street are often broken into, including my own. Possibly due to the MANY drunk people walking around at night who patron the two bars surrounding the block. People living in the apartments on the north blvd. side will be woken up at all hours of the night by the recycling center who bang large metallic objects around randomly. (Literally loud enough to RIP you from slumber in total panic.) Not to mention the constant glass bottles breaking. Oh, and the one house on the block that BLARES techno music throughout the night. The area itself is a pain to get around in unless you ONLY expect to go to rice village. Rush hour makes getting in and out to other parts of town a journey even though you are next to the highway. (Which you can hear, BTW.) The place is bad, and only getting worse. Look elsewhere as this place is a rip-off. A polished turd if you will. I could rant on forever about the awful experience I had living there, but hopefully I have cited enough for you to spend your hard earned money on a better place to live.”

Colorful flowers were planted regularly in the beds; there was excellent communication with the office - in person and through newsletters; most of the residents were young professionals and sweet retirees (all units are 1 bedrooms). I actually found the property while volunteering for Meals on Wheels, and was impressed with how much senior citizens enjoyed living here. In recent years, it was not pleasant. Repairs on the pool took weeks, creating an algae-filled eyesore. The two dumpsters were often overflowing and pest-inviting. Apartment repairs took way too long and often required repeated calls. The entry gate was severely damaged earlier in the year and stood open for weeks without comment from the office. Parts of the property damaged by Hurricane Ike have gone unfixed (it s been nearly three years!). The laundry rooms are neglected and filthy - on average, 25% of the machines do not work. These are simply truths you should know about before considering signing a cotract at BV. The rent is incredibly low and the location cannot be beat. You just need to weigh the financial savings and the headaches and make your own conclusions.”

There is something that bites us while we sleep, starting our first night in the apartment, when we had brought in only a few of our belongings. Based on the observable evidence so far, it does not seem like we have bed bugs in our apartment, but the office staff was VERY defensive about this topic. I can tell you what we do have, numerous small beetles/roaches and LARGE COCKROACHES. Less than a week after we moved into the apartment, with almost no food in the apartment, we started getting roaches in the kitchen, and more often, the bathroom. As I am writing this review, I went into my bathroom and discovered a dead cockroach in my bathtub, it would be a live cockroach, but I got a can of Raid myself and sprayed the giant hole in my shower wall that was there when we moved in (more on maintenance issues in a minute). When I complained to the office staff about the roaches, I was told that everyplace has roaches. That is news to me. I was put on the weekly exterminator list. Yes, there are weekly visits from an exterminator, some people might find this compelling, but haphazardly spraying some apartments when people complain is not going to address a roach infestation, they ll just move to the neighbors for a couple of weeks until the poison wears off. Maintenance on the buildings is lacking. As I mentioned above, there is a hole in my shower wall where several of the tiles were bashed in around the shower faucet. I have reported this to maintenance, I am waiting to see if it will be fixed. There are a number of other maintenance issues inside the apartment (e.g. bathroom and bedroom doors don't close, improperly laid linoleum tile, leaky faucet handles) I informed the office of these, in writing, and was told they d be looked at that afternoon. Two days later, I returned to the office to find out which, if any, of my maintenance issues would be addressed. First I was told, in a rather irritated fashion, that the walk-through had been done. When I said, yes, but I wanted to know what would be fixed, the maintenance office was called, and I was told that the walk-through had not actually taken place yet. I am waiting to see what, if anything, will be fixed, I will update with details and time frames. This doesn t even address the broken/uneven sidewalks, missing edging, half-dead plants, etc. on the outside of the building, that along with trash thrown about the ground gives the complex a rather run down appearance and unpleasant atmosphere. In my experience, the office staff is unreliable and unprofessional. The office is not open during scheduled hours, and they don t leave a note or let the answering service know when they will return. I ve been by during business hours, and found lines of people standing outside waiting for someone to return. I ve even heard the postal carrier say that he could not deliver packages for several days in a row because the office was not open when it was supposed to be. If you call the answering service and leave a message, you will not be called back. I was not even informed when my rental application was accepted, I had to call to ask (although I was, in a rather irritated fashion, told I had been informed via email, an email that never arrived in my inbox or spam filter, and I checked, carefully). They like to call it valet garbage service but a better description would be, leave your trash outside three times a week to attract pests. Yes, I am serious, they have everyone set their trash outside their door (or it more often seems outside MY door) three times a week and an employee walks around to collect it. There are dumpsters on site, we use them, but it seems many of my neighbors opt to use this service. No doubt this provides sustenance to the small animal I ve seen scampering under the sidewalk near my apartment. In addition to the scheduled leaving out of trash, there is random trash around the buildings. When I moved in, there were cigarette butts, a cigarette lighter, a ball point pen, a pencil, and some other trash items, all within three feet of my door. The rest of the grounds are pretty much the same way. The areas around the pool have a LOT of cigarette buts, beer cans, etc. Basically, this place has almost nothing going for it. It is cheap, but you get way you pay for (maybe less in this case). And then you have to pay for roach poison, plastic bins to keep all your food in, etc. Oh, and then you have to go clean a dead 2 cockroach out of your bathtub. At least I won t have to hit this one four times with a leather belt (the only thing he could find that was big enough) like the one my husband killed this morning.”

Nothing good can be said about this place anymore: poor condition of apartments, poor workmanship on apartment repairs, rusty water flowing from the taps, chronically weak water pressure, unmaintained common areas, extremely dirty laundry rooms with no air-conditioning that makes you faint while loading/unloading, etc. On top of it, the new management is just awful and deceiving. They stopped free WiFi service which was guaranteed by the contract, claiming that WiFi equipment was taken away by the previous management. Whenever I call the management, they say that a service provider is just about to send installers, or that only 2 new routers have to be bought, or that they need to get better antennas, or that they are switching from Comcast to AT&T and back, etc. The obvious truth is that the management did nothing in past 2 months to get the WiFi working, because there is absolutely no WiFi signal anywhere in the complex (except maybe in their own office). It's simply despicable!”

We've lived here for a few months now, there has been a few problems here and there but the maintance guy gets it fixed pretty quickly. If they don't get to it the same day, it's usually the next. It's a smaller complex so I guess it's easier to get to maintance issues. The office mananger is very friendly and has been reasonable. The lady that works there isn't the nicest person but she's not rude or anything- just not as nice as the manager. Parking is not the best. Each apartment gets one parking spot inside the gates. No guest parking lot- all street parking. There has been a few cars that have been broken in to but it's not crazy out of control. Just keep valuables out of your car or out of view. It's right next door to a bbq place so you smell bbq pretty often around the apartents. We're also cadicorner to a recycling center so you can hear people tossing in thier glass bottles and cans almost 24/7, depending on what side of the apt you live. As far is i know, the tenants in the complex are friendly or keep to themsleves. The apartments are stictly one bedroom. I'd recommend this complex for college students, singles or people who are looking for a place with good location. It's not luxurious or fancy but it works.”

Yes, the complex is a little older as someone else mentioned, but the maintanence staff does their best to fix what they can. My garbage disposal broke a few months proir to moving out, so I let Troy know and it was replaced with a brand new disposal by the end of the week. Plus, the valet trash pick-up is wonderful! I don't have to worry about taking it to the dumpster. Right before I moved out, they were replacing the carpet on the upstairs balconies (which reduces the noise of people walking by) and sprucing up the landscaping. I never really had any serious noise issues with my neighbors, however I did live in a unit by the stairs and it would get a little noisy in the living room when people would stomp up and down. You couldn't hear it at all from the bedroom though. Everyone gets one assigned covered parking spot, which is cool, so you never have to worry about looking for one. For whatever reason, people would park on the side street, so you really can't blame the complex if you leave something in your car and someone breaks your window. I saw broken glass once. This IS the inner loop of Houston....you should have parked in your spot. This place is all about location! I was a student at the time, so I was close enough to get to campus in time for class and I was walking distance to almost everything else I needed and more! CVS, the Methodist 24 hr ER, the Shell and Chevron gas station, Tony K's, the Houston Shoe Hospital and Einstein's Bagels were all within immediate walking distance, with Kroger and the new HEB just a few blocks away on Buffalo Spdwy. Rice Village is a little further down on Kirby. Not to mention all of the Goode Co restaurants are right there too. PLUS, you're 10 minutes from the Galleria, Montrose, Midtown, Washington Ave, and Reliant Stadium. For what I paid, you really can't beat that. Over all, the apartment is older, so there are going to be some problems, but Troy, Kenny and the rest of the staff are very good at getting to things in a timely manner. Troy is so attentive and always greeted me by name whenever I had to go into the office. Parking is alright and none of my guests ever had any problems parking on the side street. I'm a female in my early-mid 20's and never felt unsafe when coming home late at night. My neighbors tended to keep to themselves, so my courtyard stayed pretty quiet. If I hadn't moved into my house, I would definately have renewed my lease.”

Nothing can beat this price for the location you're getting. Yes, the complex is older and there are a few more problems than newer complexes, but the management team and the maintenance team are VERY attentive to fix the problems. Any issues I've had (which have so far been my in-sink disposal not working properly) the management team has immediately fixed. The manager Troy, is very respectful and really cares about his tenants and goes above and beyond to make sure the property is running properly. The complex itself is safe and quiet. Most of the tenants are graduate college students and are respectful to each other. I can't think of a single complaint about this place! Bissonnet Village is a great starter apartment!”

The location is outstanding if you want to be close to everything Houston has to offer. You will be minutes from downtown and all the Sports stadiums, also you will be close to the Galleria and Rice village if you like to shop. Yay close shopping:) I think the BV, as I have heard it called recently, is a beautiful older property. It is hard to find something so cozy that is right in the thick of the city. I love that it is back off the main streets and gives you privacy and very minimal traffic noise. The manager is very nice and pleasant to work with. He helped explain everything to me when I had any questions, and the couple of small maintainance issues I have had were fixed the same day. How wonderful is that? My last complex I had to fight with to get anything done. If you ask me BV is a wonderful place to live. So far I dont have a single complaint and would highly recommend this place to anybody looking for a cozy, beautiful and safe place to live that is close to everything, especially the shopping.”

I like so many others out there am feeling the crunch of the economy.One of the few things I can not stress about is the wonderful area that I live in that makes cutting gas costs easier and less time spent in our wonderful traffic. The fact that the rent is affordable for the area is another plus. Pools and well maintained court yard areas make this a really pleasant place to live. I grill frequently on the property maintained grills and love being able to relax by the pool and enjoy the wireless connection for my laptop. Sure its a bit older but it has character and the staff woks hard to keep it eye appealing and safe. The flowers just recently planted are just a sign to me that the management really cares about how I feel when I come home. I just wish they had two bedroom..... :(”

When I moved in just over a year ago I knew I was moving into an older property, but I was ok with that since the location was great for me. Now the place is really turning around in many ways. They have, im assuming, brought in a new landscaping company because they have cleaning up all the folage around the property and they have even added beautiful flowers all outside the property. They have also started doing a few small upgrades to the apartments which I wish I would have gotten when I moved in, but should really make new tenants feel like they live in a nicer place. As far as the managment goes, they have some of the nicest and a very respectful staff. No matter weather you call them on the phone or go into the office you will feel the upmost respect(even if you are calling to complain). The manager (Troy) really has his hands full but seems to handle everything very well for all the work he seems to handle. They also have another girl that works in the office, but I only see her sometimes( I beleive her name is Sally, but dont quote me on that)and she is very nice and pleasant to deal with. I would have to say the whole management office is ran very professionaly. They always have an answer for you (even if it is not the one you want to hear)and they always follow through and do what they say they will (sometimes not as quickly as I would like, but it does get handled). The few complaints I do have about the property is that it does look a little older, but I think they are making changes and I hope this will be part of their property changes. As I am sure you read other posts here just as I have and a common complaint is the water. Sometimes it is low pressure and sometimes it first comes out rusting looking, but when I have had to report a low pressure issue, they somehow get it fixed within a couple of days. I do have a friend who is a plumbler and when I told him about this problem I have sometimes he informed me that these are very common problems when you are dealing with 50 year old piping. Another complaint I do have is that there are alot of people are out late at night talking on their cell phones, but I have notice a drastic improvment on this over the past few months also. So to any person looking to move into the Bissonnet Village apartments I would highly recommend it. The location is amazing, the prices are lower then anything else I found in the surrounding area, The management will always be nice and treat you with respect, and the property really seems to be getting nicer. I am sure anyone will have some complaints from time to time but do remember you are looking at a 50 year old complex, but the price, location and the respect you will receive makes all problems seem like they almost dont exsist. I am glad to say it feels like I can truely say it feels like home, and a nice one at that.”

Their maintenance staff especially Ken is more brilliant than Einstein, so never argue as you are always wrong! My husband has been living here for the past 2 years and I moved in recently from a different place. It has been less than three weeks and I am already fed up. As mentioned in earlier reviews brown rusty water often comes from the tap. They make 20 year old (or may be more) appliances run somehow by replacing everything with equally old parts (it is hilarious sometime to see how they try to make it work) and then no sooner something else goes bad!!! ... but no matter what, they will not replace it with a new one and most of the times the reason i hear is that this is an old complex and we have to do it this way! Heights is our A/C never cools the house and the only thing they do is replace the air filter, which hasn't helped at all. They have very very poorly educated maintenance staff who give a standard answer ... the A/C is running just fine as it is designed to do only that good and that if we wish we can get an external maintenance personnel at our own expense. My house is a hot air oven even after running the A/C 24/7 and incurring huge electricity bills (200-300 dollars, which is like 1/3 of our apt rent, so anyway you don't save much during summer), and the irony is that the apartment never gets cooler even at night. Sometimes we feel that the outside temperature is not that different from our apartment temp.This is just the beginning of summer, I am worried. I wish I could break this lease, but we are stuck!!! Of course as someone already wrote, according to the management everything is normally working!”

It is very cheap and appropriate if you're a foreign student that want to go to Kaplan (that is what the have mostly, I think a pro is that they don;t even check their credit and even allow 4-6 people to live in ONE unit). It is not a clean place and maintanance is not good at all. Hot water hasn't come out of the shower for over a week now and they don't even let you know when they are going to fix the issue (I guess this is why they have so many foreigners around- they don't complain). The apartment has issues that haven't been resolved and the manager keeps claiming that "all is perfect". Laundry room is always dirty and it's infested with roaches. Another thing is that these students sleep during the day...and during the night they are walking around the courtyards and hallways talking to each other, talking on the phone, making jokes, and loudly speaking during late hours ON weekdays...HORRIBLE!..One day I came in to find them playing baseball on the paking lot! I mean, Really?... Bottom line *STAY AWAY from this dump* - Unless you want to live with 3-5 other people in a small apartment and then party at your neighbors'- Not worth it if you're decent.”

After reading the below comment, just recently posted, I have to stand up and do what is right. Troy, the new apartment manager since May of 2008, has done an outstanding job with what he has to deal with. The management office is run by him alone and he is doing the job of atleast three people. Every concern, maint. issue or question I have ever had, he has answered me promptly and professionally. He keeps the pool hours in accordance with the rules and if any problems arise with noise, he attends to that as well. The rent is great for the area, as you cannot find anything remotely in that range in the West University area. Sure there have been issues due to the hurricane and there are problems recently with the water, but my fears have been laid to rest with the answers I have received. People need to realize that running an apartment complex is more complicated than running a single family home. People must understand that playing MOMMY to 200 units is taxing, time consuming and sometimes things happen. I really find offense to people attacking BV, when I KNOW for a FACT that this man is doing everything in his power to keep everyone happy. Really, if you don't like it, MOVE. If you have lived in the complex since 2007 and you are still there and find that you have had TWO YEARS of issues, they must not be THAT BAD or you wouldn't still be living there. SO SHUT UP ALREADY or MOVE!! People who whine about uncontrollable circumstances are annoying.”

Management is slow in responding to maintenance concerns (like molding, water leaks, lack of hot water, brown dirty water, etc.). In that regard you could expect poor maintenance (if any) and/or repeat problems. The laundry rooms are always dirty with pest, available to anyone including thiefs that often damage the coin operated machines, at least 1 washer or dryer is not available at any one time and has overpriced fees for washing and drying. Management doesn't enforce policies so expect to find dog poop in the walkways and trash out after pickup times. Also expect cats all over the courtyards and under your car. Also, you'll find MANY large roaches in most places of your apartment (along with other critters) and management will say that this is "normal" because the roaches enter through water pipes. PROS: Cheap for West U.”

Party nights are usually Tuesday through Sunday, 5pm until whenever the party population drops of alcohol poisoning. The fires, electricity outages and roof cave-ins are spectacular! As the other reviewers have pointed out, the sewage system does not work and the water that you cook, drink, and bathe in is brown, but nothing in life is perfect! There is mold and other toxins in the apartments, but management gives each apartment a fresh coat of paint before moving you in, you won't have to worry about toxins until it's too late. The complex has gates but they don't work. The parking lot is regularly patrolled by car thieves, don't leave anything in your car that you want to be there the next morning (like your steering wheel). Don't bother trying to get your deposit back.”

The room is a little bit old, small bathroom and kitchen, but big living room and bedroom. It's in a great location, 24hours Walgreens, Kroger and CVS within 2 minutes' drive. I do recommend this place. A lot of Rice Students live here. It feels pretty safe living here.”
