The place is infested with cockroaches and ants. The new manager is NEVER in the office and will tell you the reason there are insects is because you are dirty- even when you are cleaning daily with bleach. The complex costs way more than it is worth and everything is falling apart- including the area to walk into apts on the second floor. All of the wood is rotting with nails sticking out and when it rains pieces of the wood fall down and is never repaired. Recently cars are being broken into as well. The Maintenance guy is great but you can only fix so much with nothing.”

It is not an all bills paid community. Wifi internet is free. The gym is across the street. The location is top-notch. They are currently offering 3 to 6 month lease terms. — 3810 LAW ST · HOUSTON“I lived here for almost 2 years, when I moved in everything was fine. I was under the impression that is was a "casually" run property but that was completely fine with me. The manager was interesting to say the least, the assistant manager was a very rude very masculine woman. She never has a kind word to say to anyone and seeing her would put a damper on my day. I spent the last 2 years in a version of constant rotating neighbors, lack of maintenence, lack of adequate parking and space. There was an on-going war with the washer and dryer as there are 2 of each in every building. I would time my clothes for exactly when they would be complete and if I was more than 2 minutes late getting there my clothes were thrown on the table and usually still wet. The turn around time to get something fixed was about 3 weeks and then another 2 weeks to get it done correctly. There used to be a video library in the office where you could get complimentary DVD's but I assume that was too expensive so they made sure to take that amenity away. I will still marvel at the location however the units are not worth the price at all and definitely not worth having to deal with the Assistant Manager at all. I am very glad to be gone and will not be going back and certainly will not be referring anyone to have to deal with what I did. Oh and the other thing which I fing pretty funny, when I was moving which was in the summer the Christmas lights were still up in the pool building.”

I was promised a microwave before I moved in. Never got it. My freezer never worked. Okay, that's an exaggeration -- it was good enough for my frozen dinners, but forget about ice cream. My dishwasher fell apart but they never repaired it despite my complaints. A week and a half before my lease was up I had to clean out my closet so that they could drill into the drywall to replace a pipe. Suzanne Sutherland didn't want to pay the plumber to work on the weekend. A couple days before my lease was up they turned off my water without warning, but happily I got it back after I complained. Spent the entirety of my lease taking baths because I had no water pressure. Pipes were rusty and sometimes the water was discolored. My neighbor refuses to drink from the taps, and buys bottled water. To be fair, I could have been more vocal about said problems. But as mentioned above, I was way, way sick during the duration of my lease. And when I wasn't sick, I was working. Suzanne Sutherland and co. were never a priority. That doesn't make it right though.”

Suzanne Smith is apparently unable to read a water bill. Also the back parking lot floods everytime it rains so that cars cannot enter or leave from that area. All apartments here are 1 bedroom, but as many as 5 people with multiple dogs are now living single apartments.”

Complaints about basic things can take a month or more unless you speak to one of the other office personnel. Pools were chained and pad locked for over 4 months last year with varying explanations. A problem tenant was not dealt with until he showed up in the office swinging a knife. Multiple other tenants complained about him including calling the police. Complaints were ignored. Glad to be moved out.”

I mean, location is awesome, my a/c works perfectly, every maintanance issue has been resolved almost inmediately, my neighbors are very friendly, washer and dryer are just down the stairs (instead of walking all over the place with your laundry)... A bit ove rthe top once you pay rent...but good enough for the area.”

You have to realize that what you are moving into is an older complex with small apartments. Ultimately I decided to move somewhere else because my apartment was just so small. The rents have continually risen over the last couple of years and I get the feeling the place is on the market. Contrary to what some posters have said, my water pressure is excellent and I have not had many maintenance problems. The walls are a little thin but most of the people are middle-aged and fairly quiet. In the past it has been true that some shady characters were moving in on the place and that is owing to a government subsidy the complex took to house low-income tenants a couple of years ago. I don't believe this is the case any longer. Overall, it's a very neighborly place with some nice people and a quiet atmosphere. Just be aware that you are getting and older building with cramped quarters and that your rent will probably increase each year.”

So far this apartment complex has changed from a quiet professionals to strippers and three or more sharing a one bedroom moving in. The atmosphere has changed for the worse and now they are raising rent a hundred dollars and charging water. Beware---dealing with the office, Suzanne, is more than anyone needs.”

Like someone else said, there is almost no water pressure. Also, once again, the customer service and maintenance are pretty poor (at best). The apartments are getting pricey too. The complex is trying to jack rents up to levels of newer and nicer apartment complexes. <br><br>Now with the positives - most of the people that live here are great, but I don't see how long they will stay. <br><br>Suggestions - look at some of the nicer apartments and try to get in when the are running a special. It might only be another $50 for an apartment with a washer and dryer.”

I have seen her verbally abuse an elderly handicapped resident, and witnessed her reneging on referral bonuses for residents. There is water pressure (if youre lucky) but more times than not, you will have to dribble shower water over you and consider that a shower. To have things fixed, you must submit your request in writing and have her sign a copy stating it was received - otherwise it WILL NOT get done. Do not rely on verbal requests, or written ones simply dropped in the night slot. I have just decided to let broken things stay broken (if it isn't a big deal enough to justify having to deal with office management). The sidewalks all flood in the slightest rain, and have never been hosed down to clear the leftover mud and dirt, so the walkways are pretty filthy. After living here for two separate lease terms, I am glad to be moving... the final straw was raising my rent more than $100 to renew my lease. I refuse to pay $700 for a tiny apartment with no customer service, maintenance, no water pressure (or water *at all* for that matter), the occasional break-ins (with no access gates), your laundry gets stolen out of the washer & dryer so you have to sctually sit there for the entire time to make sure your clothes dont disappear... I have had a leak in my bedroom window since before Katrina (have asked for the leak to be fixed - hasn't been done), no smoke alarm, cracked windows in living room, my toilet was broken for 3 weeks before it was replaced entirely, no water pressure (again this week... all week), and the fear of stepping in a pile of dog-poop because of irresponsible dog owners. Take a look around before you move here - there are bigger apartments in this area with very similar prices!!!!!! *Also, beware - above the doors, the bricks are coming loose, I almost got knocked in the head by a falling brick - and it took 3 months to get them to recement the masonry!!”

The management was awful to deal with, rude, changes rules and expects you know that they changed. The place is getting run down and doesn't seem to be a concern of theirs. I would NOT recommend this complex - Not happy with the disrespect management showed by their actions concerning several of my request - nobody seems to want to take responsibility -they want to blame everyone else or just ignore the problems. I was very disappointed. Nice location, wonderful people living there. But I wouldn't return.”

Having very minimal problems with the management until it changed, and then having no problems. I bought a home just minutes from the property and suggest to anyone that I know that is looking to consider them. Again, The Courts at West University is somewhere that I was AWLAYS ver proud to call my home and would again.”

— 3810 LAW ST · HOUSTON“The good: <br>The community is small, and offers easy access to 59, the Galleria, Greenway Plaza, and Rice Village/Rice University. <br> <br>Within one block of the complex, you have a Randall´s grocery, Schlotsky´s, Panda Garden, Souper Salad, The Flying Pig, Skeeter´s, Beauty Salon, Dry Cleaner, Post Office, Petco, Veterinarian, Dentist, Optometrist, Hollywood Video, Bering´s Hardware, Chesapeake Bagels, Walgreens, Baskin-Robins, Candle Store, Michael´s & JoAnn´s Craft Stores, Zany Brainy, West U Pack N Ship, GNC, Al´s Formal Wear, Shoe store, Hallmark Card store, and an Olan Mills. <br> <br>Within 1 minute: Prince´s, Fudrucker´s, Whataburger, 2 Gas Stations, Compass Bank, Edward´s Grand Palace (24 screen theater), & Harris County Library. <br> <br>The residents are friendly. The maintenance is good (if your work order gets filed). The neighborhood feels very safe. The apartments are solidly constucted. The apartment also has valet trash pickup twice a week. The utility costs are really low thanks to the solid brick exterior and good layer of insulation. <br> <br>The landscaping is nice, and the model apartment which overlooks the main pool makes you feel like you are looking at the apartments in Melrose Place (the old Fox network TV show). However, the mailboxes are very odd, and the residents have no outgoing mail drop (thankfully, the post office is very close). <br> <br>The bad: <br>Water pressure in the shower is bad, sometimes the water is a brownish color (throughout the meeting), and other times you will experience a strange phenomenon: no cold water. Yes! You can try either tap, but you will not be able to get even cool water! It´s not very cute when you want to brush your teeth in the morning without scalding your mouth. <br> <br>The parking lot near Bissonnet has a large sign that makes it dangerous to turn left onto Bissonnet, and it makes you wonder why they don´t utilize the parking lot entrance that is located off of the street with a stop light. Also, when it rains (esp. after one of Houston´s notorious thunderstorms), the parking lot can get flooded to 6-7" of standing water in some spots. Meanwhile, rain causes the courtyards to erode... mud all over the walkways to the apartments. This is especially true for the apts. near the main pool. <br> <br>Going postal: You should probably just rent a P.O. Box because the delivery is notoriously bad at the complex. They have been through a postal carrier or two recently. <br> <br>In the overall assesment of this complex, the location is absolutely great. The complex is comprised of students, young professionals, and retirees. So, everyone brings something unique to the party. However, even the deficiencies of the complex are not enough to outweigh the conveniences that the complex affords. If you can get into this complex at $595-605, then you should take it.”
