— 5800 Hollister St · Houston“I applied to move to this apartment June 2018 and while I was not aware that there were items on my credit that the apartment denied me for I disputed the items. About 3 weeks after me disputing the items they were deleted from my credit report. The staff that assisted were Fatima. Victoria and Katherine. I provided to the aprtments documents stating that I was a victim of identity theft and documents stating as to the items being deleted from my credit report from me being a victim of identity theft. The apartments still denied me stating that because they seen it was there they still denied it. I asked them to run my report again and even advised that I would come to the office and pull up my credit to ahownit had been deleted and they were still unwilling to work with. I'm just a single mother with kids trying to maintain a stable lifestyle for my children and not only did these aprtments fail to reimburse me the money that I paid prior to my application the representative, Fatima, failed to provide me with the phone number to their corporate office so that I could see what options I had to get these steps taken care of. Little do they know I use to live there before, and know how they steal people's money every month by stating that the residents are using $100+ dollars in water. They also ask that a deposit is received prior to them even running the application which is absolutely absurd. I feel that these people have no heart whatsoever and are in this businesss to take people's money. Then after all was said and done refused to give me the phone number to someone in the corporate building for me to try and resolve the matter. I honestly believe it's because all the staff are --------- and these are the only people that they choose to help. I provided proof that the items had been deleted off my report. I can't help that someone stole my identity. I have contacted the better business bureau, the apartment association, Take it to Aiken on Fox 26 news. Granite the aprtments are nice, but I refuse to live anywhere where I am treated like dirt and office personnel would rather keep my money then doing what is reasonable and customary. If it takes until the last breath I take I will do all in my power to make sure vengeance ave is done. These aprtments are a joke. Also, when we lived here the apartment was infested with roaches and the air conditioning in the unit had been broke for almost a month then they told us that we could not put a window unit in the window. They also have this rule where there can't be any bikes outside on the patio when I thought that's the place where that kind of stuff is supposed to go. So they would rather have bikes in the unit then outside. Sounds a little outrageous and ignorant to me. I have never had a good experience with them. If they were really doing their jobs hey would have seen that I use to live there and denied me for real reason and not for the simple fact that someone stole my identity got two apartments in my name and still chose to take my money. What a joke. I would NEVER recommend hear aprtments to God himself. May he turkey have mercy on your heartless souls. Good day!”

Every friday night there is a gang of people that do drugs in the parking lot by building 14,,namely apartment ---- distributes to knock on that door constantly a boy ---------- open it and they ask do you he answer they go the smell children are left outside all hours alone and unattended,,they are under the age of 7, they were kicked out of the last complex for fight and drugs,,people that dont live here go there,,the loud drunk that lived right across from there moved and still going there to get his fix, you tell the management they take no heed,,there are at least 10 people there I have only been here a couple of months,,we are going to leave after we make a report with smi realty, they break windows,,loud fights, I know all this because the drunk told everyone their business but you can see it anyway,,I am embarrassed to have people over, they smoke in the silver car right in front,,I was lied to about it being quiet and pleasant,,I HATE IT HEAR..IT DRUGCREEK NOT WOOD CREEK, I found pills on the ground I found out they are XANAX and they are being sold from there my children cant go outside to play...This management lets anyone in then complain if you have a mop on your patio what about the drugs on the ground,,is it apart of the scenery,,I watch neighbors leave in the middle of the night saying ------- this place...someone keyed her car ..Im leaving but not before I contact smi on yall for not getting rid of them after they busted window fighting.”

I came by the office and was told she was out not sure when she would be in. I said it before I'm gonna say it again they need a security officer. Ms Sandra has been great done a lot good things to Woodcreek and it's sad that management won't work with her and get a security don't get me wrong it's not a hell hole here either and the staff is great but Ms Sandra has worked very hard to get it better She's the best manager I seen in awhile here so sad to see her being run out.”

I had an issue with my refrigerator, it wasn't freezing my food, and not keep things cold in the bottom part of the refrigerator, I called the maintenance line and reported yhe issue, I also called the office, spoke with the Manager, Sandra, and she delivered immediately!! This happend on November 1st and my new refrigerator was inside of my Apartment on November 4th!! Food and everything was set up... as if I removed everything myself! Sandra was very understanding, professional, and respectful! I personally called Sandra to express how grateful I was! Two thumbs up for outstanding customer service!! Thank you all, Mrs. Johnson??”

They have roaches in the apartment that you can't get rig of no matter what! People and kids hanging outside of your apt all day every day! You Won't get your security deposit back even if you had the apt spotless. They charged me $15 for a picture fee after I moved out. Wtf is a picture fee? Double gas and water/trash bill also when you move out. Oh.. The water bill is about $120 amount!! My apt was suppose to be $965 a month...I paid no less than $1,100 a month.. NO JOKE. Late fee is $75. Parking is $20..I swear... The absolute worse place that I have ever lived. Save yourself the hassle and headache and pass these apts up! I really tried to give the apts a chance, but I'm so mad at myself for not trusting the reviews that I read. Don't move here!”

Unfortunately many people blame the management unfortunately is out of their control if something brakes. Some maintenance do not speak English but the office staff is always there to communicate with you if any problems arise. There is not security but I actually feel very safe I come home late from work me and my two children and nothing has ever happened. The property is well kept and of course dumpsters are full on Mondays but again cannot blame the property if we all use them. Some people complain of trash around the property but how can they if some of our own people make the mess!!!! stop complaining and help us keep the property look better than it looks :)”

The security gate was constantly broken or damaged. There is no security at the apartments. My car got broken into on multiple occasions and also vandalized. The office had no type of compassion or concern about the lack of security. Our A/C unit would constantly break and it would take multiple calls to get it fixed. To the point I had threaten to call corporate before anything was done. The girl at the office incorrectly did not renew our lease and they took no ownership of her mistake. It didn't help that the girl was fired. And basically they did not offer no remorse. Even though we were tenants for 2 years with no late payments or complaints. I guess that was a blessing because we are now at a better residence! I would not recommend Woodcreek. They are too inconsistent and do not care about their tenants.”

The management is on a carousel changing every 3 months and all of them are extremely rude and callous. All they want is your money. There are always excuses that's there's bigger problems than yours and that's why they can't get to you. One of my work orders took months to get fixed. I had to go above the leasing office and call the regional/district supervisor. Even then the problem did get fixed for like another month. No reimbursement! Right now I have no light in my kitchen due to some shortage and they dont know if theyll even beable to make it out to my apartment today. I have no light!!!! I dont understand the priorities. Besides that there are unsupervised bad kids that ride around on their bikes and scooters and have scratched my new car very bad on both sides. I reportdd it to the office the first time and they were going to send out notices to everyone to not let the children do it. The kids did it again and still nothing has been done. I cannot wait until my lease is up to move out!! Also the previous reviews about the water bill is insane! Except its not just water they charge water, sewage, garbage, and gas in one bill . oh yea and a fee to charge to you. Which for me and my 7 year old son it comes out to about $95-$100 every month for a 2b/2ba. The water is not allocated which means everyone is your building that uses the water runs up on one meter. When the bill is due they take the bill and divide it amongst all the apartments which however many people are on the lease. Once again save yourself the headache and DO NOT MOVE HERE!! Also the pool hours had to be cut of bad activity from kids that were not monitored and it is closed everday between 5-6. And you have to wear your bracelet. One time i was going to let my son swim while i tanned and i did not bring my bracelet bc i was not going to swim they would not let us in at all. Its such a hassle for the people who do not cause problems. Its just a hassle period!!! DO NOT MOVE HERE!!!”

— 5800 Hollister St · Houston“I was in a bad situation of toxic black mold and had to move quick. Woodcreek has made the moving process so easy. Fatima is by far my favorite person to work with. She was willing to take me out in the rain to show me the town-home that was similar to the one I would be renting. I can tell that maybe there is some new staff there and a little bit of a language barrier but Fatima was perfect to work with. She has great customer service and immediately jumps in to help. She even answered all of my questions and even asked if I had more. Even at higher end apartments, I've never dealt with someone so curious and non-judgmental. I can tell that she truly cares about her job. I applied online with ease, paid my deposit(s) with ease, and overall think the property looks really great compared to the fact that the area has aged. The shopping is amazing with national chains (Target, Krogers, etc) in the area and I felt safe as a female when I first pulled up and the apartment security was right there to watch the gates. I also enjoy the fact that the galleria is only 15 minutes away and I'm not paying galleria prices to live so close to all the galleria has to offer. The area is deed restricted as well so you can even walk safely on clean sidewalks with trimmed trees to local restaurants or entertainment venues. So far I love it! I had to give a 3 star for the staff simply because Fatima had to step in to help and I did receive some incorrect information about a deposit due date from one of the other office agents because of a language barrier. Unfortunately that may turn some customers away or delay their application process. It's a good thing I went up there and asked some of the same questions again to clarify due dates.”

The two main things that's evident about this apt property are that they pretty much allow any kind of residents to move in on the premise as long as they have the money to pay rent, so this in turn can be like mixing oil with the fresh water in the community. Secondly, the way they conduct business is terrible, beware if you move out and thought you have settled all of your debts with the final payments you have made, you are sure to receive a call from a collection agency 3-4 months later that you owe a remaining balance of some ridiculous amount. If you are well aware that someone is set to move out, why wouldn't you provide the totaled final bill for that month the person is still living there before the month they actually move out then bill a month behind when they are already gone (an idiot ideal if you ask me). Oh and the water bill is ridiculously priced too, ask any resident who has lived there. If you have ran out of options and absolutely have no where else to go, I still wouldn't choose these apts, I'm glad I made it out of them...”

The only thing they don't charge you for is breathing. I paid all that money and when I get to the apt.... very little water comes out of the shower head and the tub is clogged. Water comes out from under the toilet. The hot water doesn't run in any bathroom. None of the cabinets are properly installed. The stove has only two working burners. Don't even let me get started on the roaches!!!! They are fricking HUGE!!!! I mean this is only one side of the apt!!! It is ridiculous I paid so much money and got an apt that was obviously not ready!!! It took them 21 days to come and fix TWO things!!!! They have not been back since. This is horrible!!! I am SOOOO ready to move out!!!! Is a horrible place for me and my children. The ladies on the office are nice when you are trying to move in but once you're in they are rude. — 5800 Hollister St · Houston“I have been here for a year...the so called water bill isn't a water bill it is a utility and water bill...It is entirely too high..the property owner is suppose to pay a certain amount and we pay the rest..they are increasing the amount we pay by giving us more of THEIR portion,it is not metered so you know nothing..you don't see averages or calculations, just a bill..In the 1400 and 1500 building there is a woman using the outside water faucet everyday to water her plants and her kids play with the water outside too..but I am paying for it..one day I came out and the outside water faucet was left running all night..but we pay for it. The roaches are an abomination..its disgusting..pest control needs to be once every 2months...The parking lot is ridiculous, painting it black but not fixing the holes and uneven pavement and cracks,dogs and cats wandering around and neighbors getting bitten...It is very dark at night no security lighting, I will say the maintenance guys are ok with me..sure things break a lot,,but they do come in a timely manner and fix things..the apartments are old..they gonna need constant maintenance and I think they are doing there best with what they are being given.You can go further down Hollister and get an apartment for 1100 with more upgrades and metered water usage and even larger units..wynhaven at Hollister..if you are gonna pay house note might as get what you deserve...they think you are stupid...soon the tenants are gonna picket the management company. There is something very wrong here..I am not home most of the day, nor my children..that much water and gas is not being used especially when the hot water was of no use for several months in the winter..we never got compensated...smi realty needs to be investigated.”

I knew these apts weren't rated very highly before we moved in but I was willing to take the chance because the floor plan is huge and the rent was cheap for the space. We also were trying to get out of another apartment complex asap. As far as office staff, everybody is different and we can't get along with everybody. Sometimes when I dealt with them, they did have a little attitude and sometimes not so much. The manager, Pam, stopped speaking to people a while ago but when she first started working here, she was very nice. Don't know what happened there, maybe her job is stressful. During the summer time, the pool is packed and I mean, PACKED, with kids from sun up to sun down. And the courtyard was a hang out for the teenagers but that stopped...I don't know if Pam said something, the weather changed or they just found another spot. But it wasn't cool when they were out there because they were LOUD! Roaches are an ongoing problem and like another review said, it doesn't matter what they do...the roaches are not going anywhere because of the cracks, gaps and holes in the buildings. The roaches actually built nests in our venting system...ugh. But let's be honest, we live in H-Town and bugs are everywhere...that's nothing new. With all that being said, I could deal with all of this because the apartment was double the size of our prior apartment BUT THE WATER BILL!! YIKES!!! The water bill NOW includes sewage and trash...that puts it at over $200 every month. So rent averages close to or a little over $1200 for the 3 bedroom just so you are warned. And that is dependent on the apartment complex usage how many heads are in your unit. But in my personal opinion, the worst was the car break-ins. Our car was broke into twice within 2 weeks. In the back of the apartments, it happens all the time but we are actually close to the front. Come to find out our neighbor's car was broken into as well. Always around 5 in the morning and they take radios. I'm sure it doesn't help that the gates are never closed so people come in and out as they please. At least one side of the gate is ALWAYS opened. That was enough for us because we felt like if there is a problem with car burglaries, the least the apts could do is keep the gates closed and working properly. Also, as other reviews indicated- yes, maintenance is slow to respond and a lot of the time, they just fix it enough to work temporarily. They have came to see my dishwasher a couple of times, it still doesn't work properly...and they had to fix my A/C a couple of times before they got it right... The bottom line is make your own decision based on what your needs are. The floor plan is huge for the price and no apartment complex is perfect. I wouldn't recommend anyone that I know purely off of the safety factor. Pray about it before moving here because if HE wants you here, He will keep you safe from drama.”
