— 2900 S GESSNER RD · HOUSTON“Although I don't like to give negative feedback, I must heavily advise against living here, especially if one wants to avoid a silly thing like an unjust negative mark on one's credit score (the dramatic details are below). The lack of a customer-service orientation among the staff is the main reason that I don't recommend this apartment complex. Apart from the pest problems, security issues, endless house fires, and broken amenities, the most significant problem is that the agents don't even know how to benefit their own business. What do I mean? Well, when I moved out in February 2023 or so, I needed to leave quickly and thus wasn't able to finish cleaning; so, I expected a bill from the complex. That's entirely understandable, and I certainly appreciated that service. But here is the preposterously incompetent thing that the agents did: when I received a bill of a little more than two hundred dollars, I dutifully called the complex and offered to pay them the entire amount immediately; but they said that they would only accept an electronic payment through a department store money service. They gave me a short code to use to identify their company. I went to one store, and they could not use the code. Then, I went to another store, and again, the code did not work. I decided to call the complex back, and I asked for help. They said that they had no other information to give me. I said that I would happily pay the full amount with my credit card. They declined. I said that I would happily pay with a check. They declined. I said that I would happily pay with a money order. They declined. I said that I would happily pay with cash, in person, at the office. They declined. Finally, I said that if they didn't want to receive the payment, then there was nothing that I could do about it because their own code didn't work at every location that they suggested. Now, because of their own unparalleled incompetence, I have since received a derogatory remark on my credit report. Of course, it has not done much damage because I have always managed my credit well. However, since they have decided to treat me in this way, I have decided to make known what they have done so that honest people who want to pay their bills will know to avoid this place. And by the way, if the managers read this review and are still willing to accept the payment, I'm certainly still willing to pay it if they remove the derogatory mark. They know where to reach me. Yet, for some reason, I have a feeling that the same unmatched stupidity that kept them from accepting my money beforehand will also prevent them from accepting it now. It is their loss and not mine: all I got is an unearned negative mark, but they have lost money and have gained yet another negative customer review. So, in short, I cannot recommend this place to any renter, and I'm publicizing this review widely---not to seek vengeance but to help others evade this kind of thing in the future.”

The fumes are strong that if they are painting an apartment beside/next or below you, you will definitely have to bear the smell for approx 3-5 days. I did talk to the manager approx 6 months ago when I couldn't take it anymore and her response was that no one has ever complained. I asked her if it would be possible for them to use odorless paint and her response was that they can't change what they have been using, I also offered her to come with me to the apartment or visit whenever available so as she witness/smell the fumes but declined. I respect her response since she is Woodchase Apartments of 2900 S. Gessner Rd, Houston 77063 representative. I would like to warn anyone who is looking to move in these apartments and you have or experiencing respiratory illness or young kids to be very careful, I have allergies and I know what I go through when this happens, no pictures nor videos for fumes. right now the apartment below and beside me were painted on Wednesday-10/30/2019 and today is Saturday 11/2/2019 and I can still smell the fumes in my bathroom, kitchen both bedrooms and of course my living room and my windows and balcony door is opened so I can get fresh in, thanks for cool weather. Thanks to my friend that has accommodated me whenever I am unable to bear the fumes.”

Someone got into my mailbox and stole mail.. After a while my bank account started having unauthorized charges and credit cards that I did not apply for started to come in the mail.. I was trying to deal with things on my own to clear everything up.. Since I've been living here I've had my mail stolen, my car broken into, and my money stolen.. I went to talk to the manager one day about an issue. She informed me that the maintenance guy who had previously been in my apartment reported to her that my apartment was not clean. (I have a disability and two very active boys 11 and 3. I told her 1st I did not request for maintenance to come that day and 2nd my 3 year old throws food on the floor. She preceded to tell me she has 2 grandchildren and a table at her house. I was offended because I lost a lot of my things in a previous flood. When I told her my home is clean. She started to laugh.. I did not see anything funny about this there were alot of people who lost a lot of things in the flood and also some people lost their lives.. Very disgusted I just looked at her.. Any person who could be so heartless as to make fun of another person's misfortune does not deserve to be in a professional setting.. Instead of concerning one's self with the condition of my apartment. Focus should be more on the condition of the bad parking ,and ensuring the safety of the residents..”

Only reason I've stayed as long as I have is because it's cheaper than other apartments in this area, it's close to work, and I hate moving. But I'll be moving at the end of the next lease. Issues have included: Power outages due to electrical problems on property, which were really bad for awhile. I was without power for 5 days at one point. Overall, without power three times. I don't know if it's fixed for good, but so far their repairs haven't lasted. Water issues have been ongoing for several years now. Either they turn off the water with no notice, or there's no hot water. It's getting more and more frequent. If you ask what's going on, they tell you it's being worked on. Once when I told the office personnel I had no water, manager didn't believe me. She said the people underneath me had water (which turned out not to be true after they checked). The security gates are constantly broken. We had to live through major exterior construction to the buildings for about 6 months at one point. I would have preferred they worked on the plumbing instead. During construction, parking places were taken up by the storage containers they installed for construction materials making it so parking was scarce and I had to walk the length of several buildings to get to my apartment. When I asked (at the beginning of the construction) how long the renovations would take, I was told a couple of weeks. Lighting in the parking lots is minimal. VERY dark at night. They installed a couple more lights recently, but it's still not great. The dumpster for everyone is at the other end of the complex. Which means you have to drive your trash to the dumpster, unless you like long walks with heavy garbage. On the up side, I've had very few bugs. It's an older complex, so issues were to be expected. However, it was worse than I expected. If you're looking for a transitional residence for a short time, it's fine. Long term, I wouldn't recommend.”

She is rude and condescending. Have even walked in on her yelling at an employee when i went to ask a question about fumigation. I am in the management industry and know thats highly unprofessional. When we got there we encountered a very condescending young lady at the door. We wanted a large unit with a study but, in spite of our continued request, we were only shown the smallest units available. We were told that these units were move in ready but they looked as though they needed to be condemned. When we were leaving, the condescending young lady acted very dismissive when handing us documents. As we reached for them, she would quickly put them on the desk. Very rude! On top of it all, the friend that recommended the complex, paid both an application and deposit to move and then was denied. Westchase actually stole his deposit saying he should talk to the apartment finder if he wants it back. They were unwilling to create a correlation between the money they stole and the Apt. finder. Rude, disrespectful and condescending personnel that aren't willing to show you the apartment you want and that treat you like you don't matter while showing you slum closets are one thing, but to refuse to return the deposit on a unit that you were denied is completely ridiculous So, if you want to be treated poorly and you want have money stolen then visit. Just don't say you weren't warned!”

I hope you are okay living with constant roaches in all areas of your apartment, because the leasing office doesn't see this as a problem. That office is a never ending parade of new people who don't know how or cannot help you. The manager is never on property no matter what day of week I try. The one person aside from her that I haven't seen replaced is the top maintenance guy. That is truly a shame since that team is worthless. I had them in my apartment 6 times and spoke with 4 people in the office to get the holes they left prior to move in fixed in my bathroom. I've yet to have them fix a single thing on the first try. It is beyond frustrating having to constantly call for problems. They should really invest in online capabilities. I particularly love that I cannot even trust the manager to follow through with maintenance and pest control requests. Worst experience ever! If they would let me out of my lease as requested based on unhealthy living environments I would in less than a heartbeat. I wish I could afford to break the lease.”

However, -------- never informed maintenance of much needed repairs or handled any complaints effectively. Management has improved customer service over the last year with ------- as the new property manager. As for roaches, bed bugs and other pests, I have never encountered this experience and neither have my neighbors. However, there are too many cats on the property which is the cause of the bad smell. In addition, this complex has many irresponsible pet owners who do not clean up after their dogs and often leave them unleashed and unattended to do their business. Many buildings are not up to code and you can see huge holes in them- this is definitely unacceptable. Like other reviewers' comments, lack of hot water is a huge problem! There is a major problem with the boiler and instead of replacing it with a new one, it appears they are patching it up. My apartment provides covered parking, and I experience a lot of traffic and loud music noise. Residents and their visitors have no respect for other tenants and will pull into a parking space blasting their music at 2 am. If this complex had security patrolling, I feel noise would not be a problem. The porter does an excellent job with the grounds but tenants throw trash back on the ground as soon as he finishes. Some tenants have been leaving their trash in the parking space and ------- addresses this issue when it happens. The utility bill is outrageous! The bill is supposedly allocated by floor plan. Sewer and gas rates are the worst. My electric bill has never gone over $45 but the complex's utility bill is on average $60/month on the one bedroom floor plan. Another issue I have is the complex does not have an outgoing mailbox slot. A lot of previous tenants mail is on the ground or stuffed between boxes because they have nowhere to put it. Are they not aware of identity thieves? Hopefully management will read these reviews and improve living conditions on this property. I would not recommend this complex to anyone until improvements are made.”

My brother and I were in search of apartments last year because the last ones were being very unprofessional. My brother found these and was impressed by Elias who showed him an apartment. It was very rushed but Elias was very helpful in helping us getting us the keys and don't have any complains with the initial moving process. The apartment we live in(2Bed,2bathroom) is big enough for the both of us, and has minor flaws, that in the bigger picture we can live with. One of my biggest concerns is the insulation in one of the rooms. It does get costly and it does not help when you adjust the thermostat and makes no difference to the temperature, especially when it is hot. Apart from the actual apartment we have had only one big problem and it was when our A/C went out one day. I was upset when I came home from work to find it was uncomfortably hot. I called them as soon as I could and had to leave a voicemail,but did get a call back that same night letting me know someone would come fix the A/C in the morning. They didn't come in the morning but did come and fix it a little later on. The important thing was that they fixed it! I am not very tolerant of Houston heat and humidity so I was very grateful for this. As far as the staff goes I have had no issues with anyone and the one person that has made renewing our lease easy was Elias. I have to make a point to praise him because I honestly believe he deserves it. He really does his best to make sure we are happy and that we are taken care of.I found out that they moved him to another location and was disappointed to hear that. I remembered one day our water went out unexpectedly, and funny enough it was the day we went to renew our lease. He was getting call after call and you could tell people were not happy, including us, but he assured us they were working on the issue.Eventually they had it fixed within a couple of hours. It was just really comforting seeing how upset tenants were and his concern in his face. You don't come by that a lot. I believe that is an asset to have to keep tenants happy, knowing someone is there to take care of them when needed. There are times when someone feels frustrated and like the staff doesn't care but from my experience that hasn't been the case. Yes we have had issues but they were addressed and resolved rather quickly.We have no real reason to complain and make the apartment complex look bad. Even with Elias gone I have had help from the staff, like Gaby, and have always been pleased to know our concerns were taken seriously. I suppose that is one of the reasons why we have renewed our lease twice already, because of the attention we have had from the staff.”
“The apartment I rented at Woodchase was a "rehab" meaning all the appliances and bathroom fixtures and fans were new. At 710 sq feet I found the place spacious for a single renter. I requested a unit in the back away from children and pets that live in the complex. As a result, I had no issues with noise. Other than a neighbor who insisted on vacuuming after 10 pm I heard nothing once I shut my front door. The only problem with Woodchase stem from my believe the management is untrustworthy and are deceitful. The complex charges for extermination $3/month. I thought the extermination fee was optional because I had no need for extermination. In my second year of renting, I began to be charged $3/month for a service that Woodchase was not providing. When I requested the monthly extermination, I was asked if I had a problem with roaches. I said I had no roaches but if I was going to be charged for extermination, I wanted the extermination service. Then came the excuses: the service comes only on Tuesdays, during the working hours of the day (so I couldn't verify if any extermination had been done). In short, I was assessed a fee - an threatened with a lockout on my apartment, and breaking my lease - when I refused to pay. The complex also nickels and dimes tenants for all services -- trash, water, extermination, gas. The gas charge was new to me as the heating at Woodchase is electric. Turns out the gas is the allotted fee to provide HOT water. The problem is hot water became a rarity at Woodchase. Like another reviewer, I wound up boiling water and pouring it into the sink to enjoy a hot shave. Bathwater and water to wash dishes was tepid at best, ice cold at worst. To every inquiry, management had the same excuse: a part was being ordered; someone working on the complex water system forgot to switch the hot water back on, etc. Yet the monthly gas fees kept coming at increasingly higher rates. In addition to paying rent, tenants are assessed a portion of the pooled expense for trash, water, sewer, and gas. There is no way to know what portion of usage contributes to the increases in these monthly assessments. I was threatened with eviction (again!) when payment was a few days late. Threats of lockout or eviction seem to be Woodchase's default reaction to any tardiness with rent or payment it believes is its due. Continually having the roof over one's head threatened makes for a hostile business relationship. There are washers and dryers on site.. one SMALL room with a bank of 10 washers and 10 dryers to service a complex of approximately 200 units. To discourage theft, the laundry machines are operated by a card onto which you load a given dollar amount. Most of the washers work. The dryers, however, are mostly inoperable or blow cool air. It is almost impossible to dry a load of clothing for less than $5. Better service can be found going to a commercial washateria. AVOID the on-site laundry room at all costs. My time at Woodchase wasn't the horror show some reviewers have described but oppressive and dishonest management would make me never want to live there again.”
“I wish I would've heeded other's reviews, before moving into this complex. Yes, they do offer "new" appliances, and stainless steel SINK faucets. Other than that, they are the absolutely worst managed complex I've ever lived in, they are well aware of the below par conditions you'll be residing in, should you choose to sign a lease here. There is NO insulation what so ever, so setting your thermostat to 68 in the summer will do absolutely nothing, except give you an electric bill that will make you cry. Same for the winter. If you enjoy taking warm baths, this isn't the place for you, as the hot water is spotty at best. On more than one occasion I've had to boil water on the stove and throw it into the tub just so my child could take a warm bath. Parking? If you don't get home before 7:00 pm, daily, you had better get ready to pay, even then you won't get a spot near the building you actually live in. The entire complex grounds smells like male cat spray and animal feces.”

This place has a serious roach infestation. I've woken up to a roach by my ear, on my daughters chest, in my son's food and everywhere in the house. This is against the lease to have the apartment no habitual... With all the pest control, still no change. When we go to outings, the roaches crawl out of our bags and clothes. We shake everything before we head out but obviously that does not help. Yes I know you all are reading this and think that I'm crazy for putting up with this for so long, but I didn't want to go through the stress of breaking my lease and going through a lawyer. I'm a full student and a mother and it's already taking a toll on me. To add insult upon injury the staff tells me to use ant killer. How will I use ant killer to kill a roach infestation? ***sighs***. I think the real problem is that they know they have a horrible infestation that mostly are in the walls and would be expensive to fix. The only good thing about the apartment is the updated appliances, wood floors, new brass nickel faucets, new ceiling fans, new door knobs and two tone paint. Of course since it's an upgrade you pay extra but it's still not bad. But as for the roaches, you will not enjoy dwelling here.”

I lived there and the place was a mess, roaches coming out of anything and everything and then was told to go get my own roach killer from Home Depot that it works really well. I first lived in a new unit I was the first person to occupy it because it had burnt down and was rebuilt, didn't have much trouble with that unit. It all started after I had leased for two years and decided to upgrade to a two bedroom big big mistake. On move in day there where no light so had to go to a hotel, came back that Monday when my light where cut on and wow was I in for a surprise. the apartment hadn't been cleaned there was still stuff in the cabinets there was paint everywhere, also it looked like the painter painted with his eyes closed, called the office and shawntel said oh I'm sorry I forgot to tell the cleaning lady also told her about the paint so she had the come by. When the painter got there I asked him who painted my apartment he said he did but he told the office there where no lights and they said just paint it so he did the best he could in the dark. That night I had all the lights off in the kitchen and living room and was putting things away in my room I went to the kitchen and when I turned on the lights there had to be over 100 roaches running everywhere into the cabinets, light sockets on the walls in the kitchen and living room they where in my room my bathroom they where everywhere. That night I went to bed with cotton balls in my ears in fear of them getting in my ears, when I got up I even found one in my bed and all I was told by the office was to go buy fire aunt killer. The maintenance there sucks takes months for things to get fixed and if you keep calling the office they get agitated with you for calling all the time. This Place IS A RIPOFF RUN RUN RUN they are SNAKES in disguise”
