After these apartments got new employees, that is when I started having problems. 1/3 leasing consultants is very rude and disrespectful. When I report problems that I have in my apartment, I tend to have to report them at least 3 times again before the maintenance guys come. If not, I either have to run into one of them or they just won't come at all. In addition to my problems being unheard , the maintenance guys are lazy and do a very bad job when fixing things. Everyone tends to be upset when I have a problem in my a apartment recently but for the past 8 years I have barely reported any problems. Things just don't seem to add up.”

They breeched the rental agreement and then tried to force me to stay in the apartment. When that didn't work they sent my file to National Credit Systems. They falsified documents and are now withholding the complete contract. NEVER MOVE HERE”

I have never once been late on my rent nor do I complain to management unless I find it more than necessary to. I've noticed that in the past 17 months I've lived here it has taken maintenance practically a year to repair things in my apartment that needed repairing from my initial walk through. Being an expectant mother at the time is why I decided I had to stay on them about the repairs. I have had major problems with the toilet in which I have complained, reported, recorded and complained again. There is no such thing as EMERGENCY MAINTENANCE on property as they claim to have because if there were, my and my 5 month old baby's bedroom wouldn't have flooded due to problems with the same toilet the claimed didnt need repairing. (toilet didnt even have a knob on the bottom therefore HFD had to come shut it off). Maintenance is very lazy and management always has an excuse for them just as she does for the almost weekly violence occurring on the property. There is always shootings on this property typically between 1030pm and 430am. I was advised by one of the ladies in the leasing office to call the company Guardsmart if I notice any suspicious activity. I did just that on 02/13/2016 at approximately and was told that the guards were ON CALL. Needless to say, I later learned someone was robbed at gunpoint (which happens often here) less than an hour after I called it in. It could have very well been my me with my infact child and my mom. Other major issue I have with this property is the forever rising waterbill. My waterbill doubled in charges and they are running out of excuses. I am a single mom of a now 7 month old baby. I buy drinking water. This property doesn't even have washer and dryer connections in the units, I've never used the dishwasher before, yet my waterbill is 100.07. Yet a -------- family of 4 is paying only 65.00 and we are in the same unit. Even when at least 2 untis were vacant almost 1 month in the summer, My water bill was still higher than the previous month. I believe there is a huge misappropriation of funds/bill money here and it needs to be investigated immediately.”

Breakins happen even on daytime and when you talk to the office about it they say it's normal it happens anywhere, and i have lived in allot of areas ita definitely not normal. They have security in the nighttime but you still hear gunshots at night. I even witnesses a lady getting beat up by her husband on xmas day which was uncall for.I recommend you living on the other apartments besides this one . On top of all of it they have allot of roaches and never exterminate and bed bugs too .Seriously dont bother living here. The fat manager is a rude lady she never does anything besides sit on her desk. Worst Apartments in History.”

Fine and dandy. I do my app, drop off my $100 dollar admin fee, and $50 dollars app fee, swiftly if I might add . Mind you, my credit score is good and I have no rental history. They ended up calling the old apartment that I lived at with my dad ( I was not on the lease I expected that my moving in with him to be very temporary ) asking about my rental history (that I don't have) in the old apartment, trails of ashford. Toa said that I was a current tenant and that somebody cosigned for me. And that my lease wasnt up until October 31st 2015 instead of how it was up October 31st 2014. When I tell you I called the 911 non emergency line ready to file a fraud report on trails of ashford I was so serious. I did not take that lightly I went there and they squashed it saying that there was another tenant with the same exact spelling of my name. Suspicious as how they wouldn't let me give my social over the phone. Instead I had to go in to dispute. Back to landing at westchase We got that straight, cool. Lizett said she was going to call me once they finish "running my app through" did not call. And when I called her she gave the excuse "oh you didn't get my message?" No, you didn't call. I called them and she said I was approved despite having "one more rental verification" ..... Again what rental verification do I have and why do I have multiple ones when I have never even seen the light of a lease? I asked my managers at both my job and they did not even do a job verification. And one of my jobs said that they market with these guys! Lizett said i needed to bring in a deposit of $125 and a first time renters fee of $250. The very next day I bring in just that. And sure enough as I had thought, the very next day after I bring them the $375 something bad happens. The people in the apartment of which I was going to get decided to cancel their 30 day notice. So now I'm waiting on an efficiency April 8th. I told her I was going to take my money orders back in order to give her new ones with my new apartment number on it. She said she had already applied them to my new apartment even though I wrote out my old money orders for the apartment that I was told I was going to get first. They do not know this, and I do not care if they find this out through this review but I've been consulting a LAWYER and I am going to get LEGAL ACTION involved if I don't get either all my money back or an apartment. Because I feel like something is just "going to happen" April 8th. I will update this story. Wasted almost $600 with these guys already. I can't say whether or not to no do business with these guys but if you want to skip the hassle definitely dont go to the landing at westchase.”
“first things first , ive been living here for almost a year. &i must start off by saying the outside people are always walking around late at night , i come home late from working and this same guy with a dog is always looking at women i actually saw him peeping into this ladys window he didnt know i was outside. in additon the paint job on the apartments is HORRIBLE! like i never understood why every other apartments around the complex are painting and updating things in the complex but the landing is just not getting with the program , like how do you expect to attract new people when the apartments look like crap. next thing when i first moved in the 48hr paper that you fill out so that things can be fixed i did a walk through and turned the paper into the office did anything on the paper get fixed? no it didnt dish washer never worked , patio door never locked i hate to always keep the big latch on the door. also what really turned me off about the apartments i started to clean up one day and t hought my vents had dirt on them silly me long behold it was MOLD!!!!!!!!!!!!!!!!!!! all of my vents was covered in mold i have pictures and videos of the mold also video of the maintence man spray painting the vents and he missed one hahaha i took a mold sample of the vents and i will be getting tested for exposure to mold,i called the office serveral times about it and it seem like they thought it was something they heard for the first time if im explosed this apartments will not stand a chance with me, the office staff isnt friendly except mrs teresa she is a doll very kind and is one of the reasons why i leased here. i will not lease here if i was you only if you have no were else to go & only do it for a short term do not renew your lease . they need to upgrade this whole place”

We had to call multiple times for this too. The maintenance guy just walked in, didn't knock snd wait for me to open the door he just let himself right in while I was undressed. Then he painted the mold....im pregnant and obviously too and he painted it on my ac vent in the middle of the hot --- summer. So I not only was dying from the smell of the very harsh chemical but of heat. At the same time we were having a problem in both bathrooms where our water was too hot and wouldbt get cold at all I nearly passed out after taking a 5 minute shower. They didn't cone to fix that for 3 months. Then after I told the maintenance man and the office thst it was BOTH bathrooms he only worked on one and left. It was another month before they came to fix. It was a different maintenance man and he actually talked to us and fixed it and the oven problem we were having. I called the office a few days ago about my heater blowing smoke I had to leave a message because even though the office doesn't close till 6 they are too lazy to answer the phone at 545. They never called back so my 3 year old is sick from the cold weather and no heater. Thanks. She's also scared to use her shower because it was so hot for so long. We pay 70 for water.....water that now doesn't get hot in winter. Water that some days is just off WITHOUT a notice from the office. Instead of 700 like we were promised we pay 800 for rent. We could be living in a much nicer apartment. The bugs are everywhere the bug people near come out. The neighbors don't know how to close a door without slamming it and sit outside daily smoking pot even though the lady who we signed the lease with went on and on about how they do not allow drugs. These are the worst apartments. Lazy staff disgusting on the inside.”

(me thinking) paying $600 for rent i couldve went else where right? yeaaa so this is the thing the lack of communication with the office minus the lady above im speaking of is horrible i called them about my air condition four five times and they told me that i had to wait until the sun goes down to get my apt cool because of the location (crazy huh?) so ive waited weeks to wait out the issue to them find out i have mold in my apt . so first things first i called them to fix the issue & you wouldnt guess what they did ... PAINTED over the mold but hey little old mold it growing back lol so i had a day off and was cleaning up and something told me to check all my vents because the first mold problem came from the bathroom cool understandable thats where water is .. but my brdrm , living room and both kitchen vents are covered in thick mold ... im barely home so i never paid any mind to it ... but they tried to come fix it one time after the paint and there excuse was "nobody answered the door call front off asap" o______O what!!! cool so now im taking matters into my own hands .. i feel like staff sucks except thresea they dont deserve to have her working her at all . such a doll . but my option DONT DO IT RECONSIDER !!!!!! i would post the photos but ill let them make it”

The special was $519 but because I didn't want the brown, very old carpet, my rent was to be $544 AND I had to get a 14 month lease. The day of my move, they began installing the carpet at the same time I arrived with my movers. Because I had to have a cosigner, my "utilities" are multiplied by 2 though they are aware I live alone. This month my rent came out to $613. That is not including electricity or cable or internet. That is the price my rent is with water and sewage. The apartments are old and being on the second floor, my floors are uneven in many places. The building in front of mine has bats in the roof, my car has been keyed here, drugs are sold openly and there was a huge police bust a few months ago, that same day the dealers were out again. The office staff is useless and I believe they think all the tenants are uneducated and foreign. I happened to be neither and moved here to improve my savings and the convenience. The grounds are awful, nothing nice to look at. The second floor landing is made up of 2X4s with gaps between so you cant safely wear heals out your house. One next door neighbor has 4-5 people in a one bedroom and the other one in a studio is not hygienic at all and needs adult services. I got roaches immediately after moving in and between me and an exterminator they are still not completely gone. I believe he might be a hoarder or not fully capable of taking care of himself. My downstairs neighbor plays the hand drums ALL the time, mornings and evenings. There have been gun shots , domestic issues and multiple APARTMENT BREAK-INS. I called the city because we were WITHOUT WATER for almost 2 weeks once and another time I was WITHOUT AIR. I can't tell you enough not to move here unless you absolutely have no choice. The price is too high for what you are truly getting. This seems to be a place for people that have a lot of mouths to feed or are very low wage workers. I understand that but the company that owns these is preying on this type of person . Also, The office has bad hours, no night drop , and the "gym" is only open during office hours (when the rest of us are at our jobs). There are a lot of single older men who just sit on stairs and stare at people, young thugs who are inappropriate with the young ladies in the complex who also walk around in groups at night, smoke weed and sell it. No play area for children. DON'T MOVE HERE UNLESS YOU HAVE NO CHOICE. They are trying to beautify the property but that won't fix structural nor managerial issues OR fix the tenants.”
“I have lived here for a year now. Each time I signed my lease for 6 months. The office staff was not friendly. I also noticed they were a bit unorganized. The staff changes frequently. I started in the one bedroom with no patio which was a bit small. It came with ceiling fans and a huge closet but only two windows that faced the parking lot. The toilet seat was brand new but the counter tops and tub are reinforced with some kind of cheap material. They make you sign a paper in the lease that says you cant use strong chemicals on it. My tub peeled after some use and scrubbing. The water bill is allocated and tacked on with the rent. They often shut it off completely or there is no hot water for hours or even days. Sometimes you get notice of water changes but i have come home to no running water. I found that even though the sun would shine in my house most of the day i still had a fairly cheap electricity bill. There was no real roach problem for me but I did see some in the begining. All i did was clean and set roach traps and i was fine. I thoroughly checked the apartment before moving in and after moving in for bed bugs. I have had my fair share of company and no one has complained of seeing bugs or getting bit by bed bugs. The noise level was high because i was so close to the parking lot and I can hear everything. I noticed that these apartments tend to rent to alot of young people and most of them are loud and rowdy. I witnessed plenty of fights and domestic disputes but again mostly from younger people. Now there are policemen patroling the property. I decided to get a puppy and resigned my lease for another six months. I also moved to the bigger 1 bedroom apartment on the opposite side of the complex. I had to pay a 400 dollar pet deposit but they let me pay 100 dollars a month at a time. Half of the pet deposit is refundable and you have to give them a picture of the dog. This apartment does not have any ceiling fans in fact the living room ceilieng is slanted. There is also no ceiling lighting. My electricity bill is way more expensive in this apartment. My neighboor forwarned of insect infestation. Again i inspected for bed bugs and set traps for roaches it took a few weeks for them to die out but no major problem. I dont hear any noise from the parking lot because my apartment is on the street side. The walls are thin, i can hear my neighboors and people going in and out. Now you need a key to come in through the walking gates but that doesnt stop the businesses from leaving a load of flyers at your door. The parking is decent and they have began to do construction on the parking lot itself to make it more smoother. I dont call the maintenance because i dont trust them in my apartment nor do i need them. The current office staff is nice and their main concern is not having stuff on your patio or foil in your windows. The laundry rooms often have broken machines and people love to hang out in there to smoke or chat on the phone. I have never used the small swiming pool located by the office and i dont see anyone else using it either. I do use the treadmill and bike in the office because those are the only machines that seam to work. I feel safe st night coming home from work although i have had two notices of robbery in the area. All in all im satisfied with my apartment because i mind my own business.”
“Do not I repeat do not rent here, there is at the moment a bed bug outbreak. Almost all of my neighbors have them and come to find out these apartments where shut down in 2011 because of how bad the bed bug problem was. Everyday there is furniture or mattresses at the dumpsters that someone is throwing away. Then they want you to pay for an exterminator ($600) when they should pay because these bugs are not our fault.”

However, the owners are now realizing after hitting their pocketbooks that the dealers must be removed Quite a bit of domestic violence. the --------- are strongly present and let you know that they run this complex, ie (managers and residents). I will not lie and say that do not have roaches. THEY DO HAVE ROACHES. The gate continues to be broken by the dealers. ----, is pleasant, professional and is knowledgeable about the property. The new lady -----, is not suitable for the position she has a lack of personality and does not know nor want to know anything about the property. the maintenance men, one in particular works very hard at cleaning the pool, picking up trash and he is friendly, yet professional. -----, has the owners fooled, she is pro -------, with a nasty attitude. She ia noisy and gossips with staff. j have witnessed this from visiting the office. the owners must reprimand her ASAP or replace her. are you curious about why you are loosing residents and continue to move ou and in May 2013, you will loose additional residents it's because of -----. stay to yourself, pay your rent on time and you will be fine living here.”

DO Not even think about moving here. it's nasty so stay away . My apt got broken into, my car got stolen and when I talked to the manager she basically told me sorry but there is nothing we could do to stop this from happening again and won't let me get out of my lease. They have been fixing the water heaters for a month now...one day you have only hot water the next day only cold water!?! Prices may seem tempting but it's really not!”

My car was stolen last week and my neighbors car was vandalized this morning. My lease is up at the end of the month and I asked if I could leave 7 days early since I turned in my notice to vacate 7 days late. The lady would not give any flexibilty on the situation. All three of the work orders I put in I had to report to them twice. On the situation where my toilet was leaking water on the side, the woman asked me why hadn't I reported it again earlier to her as to not ruin the floor. There are always people smoking weed outside and the apartment complez has just really gone to hell in the last year. I am venting right now as I am very upset with this place, but on a calmer note...please go check out Madison Park across the street. They are a little bit more, buit it is worth it. Or you can wait a year and join the rest of us that have left and gone over there!”
