Nice proximity to the bayou, just a short walk down Brompton. The bad: Nothing personal against the staff or the maintenance team who work at Terraces but I cannot recommend living here, especially since Fat Property bought the property. It flooded during Harvey and will flood again. At any given time, there is at most one functioning elevator on the property. One building is has no functioning elevators at all. Among other accessibility issues, there are seniors/disabled people/people with bikes trudging up stairs. The windows are all single ply, so the noise/environmental insulation is terrible. There are a plethora of infrastructural problems that include sewage (like, literal poop and toilet paper) backing up onto the sidewalks and into the bathtubs of some of my first floor neighbors' apartments. The laundry machines break often and we have to wait for a third party to service them. The office staff that everyone was familiar with has been almost completely phased out over the last six months. The maintenance staff was completely replaced upon change of ownership and, as of now, there are four maintenance staff spread thin across approximately 350 units. The parking lot is poorly illuminated and is subject to increasing break-ins and thefts. Despite all these issues, Fat Property has drastically increased rent across all renewals and new leases (some neighbors reporting as high as 20% increase). When the increase was discussed in the community chatroom, staff threatened to shut the whole chat down. We've explicitly told the company about our issues and our demand that the rent not be raised but they have only responded to the press, not the tenants here.”

Pros: - the new office staff are really friendly and helpful - my floor plan (Maple) was a really efficient use of the square footage - community is quiet - the free apartment shuttle is a really sweet deal. 15 minutes to the med center! Cons: - A/C will NOT cool the apartment in the summer. The electricity bill suggests that it's trying... but the apartment temperature will easily stay in the mid 80's all day from June through September even when I'm trying to set it at a lower temperature. Maintenance staff have repeatedly taken a look at it, added freon, etc. but will not change the A/C itself. So I've been left with "well, we tried?" repeatedly, with ridiculously high indoor temperature remaining inside the apartment. This is the main reason I'm moving out. - the building itself is old, which shows when you look at the finishes. When you visit, look carefully at the windows, open the dishwasher, look inside the bathtub, etc. A lot needs to be renovated. Overall, if the A/C issue wasn't an issue, I'd say this is a nice place to stay for the price. The community is friendly and I haven't had to worry about any safety issues since moving in. With the appropriate renovations and replacement of old appliances, I would recommend the community.”

Courtney has also been really helpful with general questions and with updating my lease. I highly recommend this complex and I plan to continue living here for the next few years.”

But, here are the reasons you should try to avoid living here: 1) The *water of my bath tub always came out yellow* for at least 15 second before clearing. (Had to buy filters) 2) *Lots of bugs in the property*. At the end I would have bugs (rate black big fly) growing somewhere near the apartment or inside because I would always find them in my room, Windows or near the air duct.( my roomate and I where súper afraid of bugs so we would buy things to keep them away and would never even leave unwashed dishes in the sink).but I felt I had enough when I saw cockroaches coming out from the pipes of the bath tub. 3) the *first floor apartments get flooded easily.* 4) *elevator almost never worked* and one of the few times I used it ( since I lived in the third floor and I had to go up with my bike on my arms) i got stuck and it was summer and super hot, there was no ventilation system (since it was a big piece of trash. It was a horrible experience. 5) since I moved I had trouble with water coming from somewhere in the bathroom. I would tell them to fix it and according to they... they did but the problem would come back ( once they said they did and they actually went to fix the bathroom of my roomate which didn't had any trouble). At the end I ended up googling how to fix it and I literally open the pipes of the sink and found a massive tampon of human hair and disgusting stuff. After that it was fixed the problem. 6) *They kept more than 85% of the deposit* ( 500) which was ridiculous because we gave the apartment back in perfect conditions. 7) Pool was almost always closed and in bad conditions. The fact that they stayed with my deposit made me so mad because they offered a lot when I sign the lease as a complex apartment. And on top I had to fix things for them and Buy filters for the tub and sink of the kitchen. Ps: i forgot to add here that I would take my bike up through the stairs even though I had to carry it cause they wouldn't last a week if left in the parking lot. *DONT MOVE HERE*”

Here's an essay by me about why this place has no communication and doesn't care about our safety. It's also expensive for little square footage and there are hidden fees up the wazoo. The only good thing about this complex is that they have a free shuttle to the need center (but they won't garantee to always have that service or to keep it free so be careful). So let's beging by saying the complex flooded in Harvey and the management refused to answer calls while building B was stranded and powerless. The power company refused to talk to anyone who wasn't a manager so we were without power for about a week. Then, once they fixed the problem about a month later the wire they replaced to fix the Harvey problem sparked and caught the B building on fire. The transformer blew as well and all the first floor wires sparked though only one corner of the building caught on fire (I was there and called 911 so this is all first hand). The fire department (bless them) responded in 5 minutes but the managers didn't even inform anyone what had happened other than to send out an email saying we need to keep walkways clear IN CASE THERE'S A FIRE. This was a wiring incident so I'm fairly certain all residents deserved to know that a wire had started a fire in our complex. In addition, the transformer blew again today leaving us powerless *once more*. The manager sent out an email (with misspelled words might I add) to say they had their people on it but when you talk to said people they'll tell you they can't touch it because it's power company property. Nor will they give you an estimate of how long it will take. And given overnight temps are in the 30s I am less than thrilled. On top of that, it's been months since Harvey and while the A building has had it's laundry facilities fixed, the B building has a grand total of 5 working washers and 2 working dryers. They'll pitch it to you as a money saver since you won't pay for the monthly water required to do laundry but that's only applicable IF YOU CAN ACTUALLY DO LAUNDRY AT ALL. They also left the community gates open for three months so there was absolutely no security or even the pretence of one. Which is horrible given that the complex was looted during Harvey. In addition, every time something has broken maintenance has had to come to my apartment at least twice but generally 3x in order to fix it because they don't know what they're doing and the first two times it breaks again the next day. Examples - my toilet wouldn't hold water. Took 3 weeks and 3 visits to fix. My garbage disposal wouldn't turn in and made vaguely threatening noises. Took 2 weeks and 3 visits to fix and has broken again four months later. (I use it once a week just to clear out the line and never actually put anything down it). Basically, this complex is falling apart and the management doesn't even care to tell you about it. The rooms are expensive for the square footage you receive and all the community resources your paying for were damaged in Harvey and don't work/are accessible. Plus, there are ~$70 of fees billed each month on top of your rent for things like storm water drainage. So be aware that your rent is really $70 higher than they tell you but since they're fees they don't have to disclose it until your sitting down to sign the lease.”
“It has been a nightmare for me living here since the first day I moved in. The management team is extremely unprofessional. Instead of listing tons of reasons to not move in, let me give you two specific examples to show you why it's absolutely a stupid idea to live here. EXAMPLE 1: A few months after I moved in, I found a rat visiting my place during night times, eating my food, and leaving its poo on the I realized that there's a big hole on the wall behind the stove. I reported this to the management office immediately, and it took like forever for them to finally come and let's say, "fix" the hole. It's not the end of the story, unfortunately. The rat bit the hole and found its way back again, and again, and again (of course, the technician came and fixed to hole with different method each time, and apparently, none of them worked)....The building is very old, and as it's made of wood, I believe I'm not the only one who got lovely rat roommate living together in this complex. Eventually we used the silicon sealing to seal the hole for good and since then the rat stopped visiting my apartment. The management team failed to provide any help during this instant, for over three months. EXAMPLE 2: When I was moving out, I was informed that the last maintenance bill will be sent to my new address (btw, I've already paid my last month's rent). No bill and no email from them since then. It was till almost two months after I moved out, I got a notice from a third party debt collection agency stating that I owe them 400 bucks....speechless...PLEASE STAY AWAY FROM THIS TERRIBLE PLACE FOR YOUR OWN GOOD.”

It was in a nice neighborhood where I could walk around at night and feel safe. We didn't have to pay extra to use the laundry rooms, and it had a pretty decent pool and gym. B-side (where I lived) didn't suffer the same amount of flooding that A-side did. At the time, I didn't mind having to pay extra for valet waste. But then, Berkshires on Brompton became the Terraces on Brompton, with Steadfast Companies taking over. And Steadfast Companies is the literal worst. Their office turnover rate is astounding. In the two years I lived there, I only ever recognized the manager and the maintenance crew. Employees never stayed long enough to gain any sort of institutional knowledge or communicative and organizational skills. This is where the main problem is rooted. During our first rent renewal process, the new management had somehow "lost" our pet deposit. The ensuing 3-4 day struggle involved management trying to get us to pay another pet deposit in addition to a year's worth of pet rent. I finally managed to obtain a copy of my year-old cashier's check, so the issue was resolved with our new lease "starting on that day." (It didn't; it "started" 3-4 days prior.) After living there for another year, my boyfriend and I decided to move. We never received any sort of notice about renewing our lease or putting in our 60 days to leave. Since we didn't receive any notice and our current lease started before the pet deposit issue was resolved, we missed the 60 day window. When we finally went to the office to ask them about our rent renewal, they claimed that they sent it to our emails. We informed them that we received no such emails. They then claimed that they didn't have either my or my boyfriend's email address, despite my boyfriend receiving emails from them all the time. We were then offered a list of month-to-month rates that were absurd. My boyfriend and I put in our 60 day notice right then and there, agreeing to pay the prorated amount. Upon move-out, we turned in our keys and provided a forwarding address. We were informed that within the next thirty days we would receive our final utility bill by mail and would know if we were to receive any of our security deposit back. Thirty days later, we had not received any sort of contact from the Terraces on Brompton. My boyfriend called yesterday to ask about the security deposit. He was informed that we would receive none of it back because the oven and carpets were dirty. This claim is bold-faced and outlandish given the fact that we had hired a professional move-out cleaning service to clean our apartment. (The first thing I did after they left was look at the oven; that thing was immaculate). Not only that, but our pet deposit was supposed to cover the cost of our carpets that were going to be replaced anyway. Now, my boyfriend and I are down five hundred dollars plus the cost of the cleaning service that we thought would guarantee us some of our security deposit back. Today, we went into the office to receive our un-forwarded mail and to inquire about our final utility bill. The manager told us our account was current, but when we expressed worry about not receiving the bill and the bill possibly being sent to a collection agency, she said, "All move-outs go to debt collection agencies." Don't move here unless you want your credit score potentially ruined. I honestly regret ever living here.”

I have had only positive experiences with this apartment complex and the management. The leasing agent Jose took care of me and helped me with my transfer to a larger apartment at a better rate. The ladies Delia and Sandra (the manager) have a great sense of humor and worked hard to accommodate my needs. Sandra waived my initial deposit, and Delia waved my move-out shampoo fee. I am planning on staying here another 13 months. They are great! Their free cookies are awesome!”

Steadfast Management took over this apartment in June 2014 and it has been a nightmare ever since. There are always washers and dryers that are broken and never get fixed. The gates do not always work, for months the button to get out of the gate was broken so you had to go all the way around the complex to exit. The vending machine was broken into once and it remained that way for months. The sprinklers in the open area would run all night it sounded like it was raining and there would be water everywhere in the morning. The office staff are rude and unprofessional, they won't even help you locate a package they just assume you will go to the back and get it yourself, that is how lazy they are. The "management" are either never there or are too busy to help any of the tenants. If you are not a new or prospective tenant you are nonexistent to them. I can't tell you how many times I have put in maintenance requests that would have taken more than 30 minutes to fix and no one ever responded. But let it be something minor the maintenance will come and they are usually very professional and efficient. There have been a number of break ins and thefts and all the staff does is send out a letter and say that it is not their responsibility to make sure the grounds are safe. The trash valet is a joke, they look for any excuse not to pick up your trash: it is not stacked up, it is stacked up to high, the bag was not knotted (even if it was tied up), it wasn't in the bin, it was put out at 8:01 (when trash is picked up between 8-9), it was in the wrong bag, it's raining, take your pick. The neighborhood is nice and very convenient but the rent is too high for such spaces. The wi-fi rarely works and when it does it is super slow. The pool is always dirty or locked (this never happened with the old company). There is always something going on as far as noise: one night my neighbors were either having a party or a lot of people over and a window or something was broken it was very loud and late at night. The walls are very thin and you can hear every thing outside. Finally, the plumbing SUCKS!! I cannot take a shower at the same time as my neighbors, the hot water trickles out and the cold water drips no matter how much you turn it off. There will be sometimes that you turn on the water and the flow will be intermittent or delayed. Sometimes the water is brown or you will wake up and the water does not come on at all without any forewarning from the office. It is terrible!!”

Great location but the apartment could really use some new staff. There is always something going on outside especially near the pool areas I have heard windows breaking arguments regularly and there have been several break ins. The trash service is poor they come at different times and sometimes will skip over your trash at least 2 out of the 5 days that they come I end up taking my own trash down to avoid a warning or fine. The break ins are not the responsibility of the property so they say we should try to be more careful. Finally, there are many things around the property that take forever to get fixed, broken gates, broken gate locks, washers and dryers, vending machines etc. The only reason I stayed for over 2 years is the convenience.”

In 2014 the complex was sold to a different company (Steadfast), but already before that the rent started rising almost exponentially each year. I've rented since 2012 and upon each renewal the rent went up by about 100$. I understand Houston is a market that's hugely popular but the complex is not really worth the rent. Don't get me wrong, it's pretty safe and very close to the medical center, Rice village etc. and the infrastructure in the neighborhood is pretty good, but it's just not a NICE place. I don't know when the complex was built but it looks very dated (a paintjob, I think in 2013, didn't change much). My unit feels like a hobbit hole. Whenever the property was sold, the new staff took a while to pick up and become "good". Things have much improved since then and the staff shouldn't be a negative concern any more. Maintenance is fast, but needed a little bit too often (as I said earlier - the complex is dated). I absolutely HATE valet trash, which costs an extra 30 dollars and is mandatory. Valet trash is the most useless service ever! Washer/Dryers are in a few laundry centers on the property, mostly ok but sometimes some rude people don't pick up their laundry when it's done. That said, the complex is "OK" and the rent is totally within the range of what you pay in the neighboorhood, but the buildings feel like out of another (not so good) century and are more what you'd expect in a poor, unsafe neighborhood. Conclusion: Great Location / Ugly Building”
