Incident One: I was scammed by management being told I was receiving the concessions for doing a look and lease. I was asked by the assistant manager if I would like a month free or to split up the concessions, we both thoroughly discussed splitting it up. I move in and my rent is never posted for August, turns out it is because they decided to do the opposite of what we discussed. When I asked about this in September because my rent kept getting higher and higher I was told I could pay the month they gave me free or continue paying regular market rate. I don’t know about everyone else’s situation but I can’t afford to pay rent twice in one month because of their mistake and my rent was never posted for August. Incident Two: When I moved into the property I was not receiving packages that were being stated as delivered. I spoke with the staff about this because it had resulted in over five packages being “lost”. I was able to catch the mail lady one day because I’m usually not home at the time mail is delivered; she opened one of the larger mail boxes and there were all of my “lost” packages that management said they would “help” me locate. Incident Three: I informed management when I moved in that my blinds were broken in the bedroom. She told me that new blinds have been ordered, it is now March 2021 and I have no new blinds. Incident Four: A flood in September resulted in water damage my restroom and bedroom. The damage was reported and no one has came out to assess the damages. Incident Five: There was a freeze in February 2021 that resulted in my window being cracked in my living room and a crack forming along the wall in my restroom that was reported and no one has came out. I reached out to management for an update since no came out and I was told verbatim “ I don’t have access to that”, how do you not have access and you placed the work order? Incident Six: Management is constantly is reaching out due to unauthorized use of covered parking, but we do not have enough parking available to us. There are more units than parking which leaves people with two options parking outside the gate with no direct access to get in, or walking and parking far away from their homes. Incident Seven: To add to this my toilet is not even mounted to the floor, the entire toilet moves when you sit down. I don’t appreciate management being as unresponsive as they are. The staff only cares when they are trying to get your business once you move in they can care less. There is absolutely no reason for this brand new complex to have this many issues. Moving here was my biggest mistake and I can’t wait to leave.”
— 10000 FANNIN ST · HOUSTON“Living on this property has caused stress , I slipped on the concrete coming out of my door because their floors are concrete and slippery inside hallways- ( as if you have another way out your apartment) The office replies "its no ones fault" ummm excuse me - the floors are wet and who is thinking of a wet floor coming out of their house in a covered area.The office people on up to the management - show no compassion - their only concern is "when will you pay the rent". There is a lot of mess going on in the office - the office staff beats on your door like the police with concerns. They are very nosey and randomly visit your apartment door- , if you looking for privacy - this is not the place for you. A couple of Ladies in the office are very sweet -but if you ever have a problem that is over there head ( the corporate people are rude, unconcerned, and money thrived). The overall apartment is decent, my issue was how they allow dogs to just poop everywhere, even walking to your car -beware of stepping in poop. Please do your research before living here. So if you come home late you have to park in the other lot which, depending on where you live, could be a decent walk. Residents are threatened with towing if their car if they park in the front spaces, but people without permits won’t be towed from resident spaces. seems prospective residents are more important than those who are actually paying rent. Management blames corporate, and nothing gets done. Overall the staff is nice, the apartments are nice, amenities close earlier than I’ve ever experienced, but they are there for those who can use them during the day. Area is quiet, it’s about a 10 minute drive to any real stores & Banks. Main complaint is the parking and lack of strategy to fix the problem.”
— 10000 FANNIN ST · HOUSTON“I've been a resident for about 9 months. The apartments are clean, quiet, and safe. The grounds keepers take pride in their work and keep the complex looking spiffy. There are cameras throughout the property, along with exterior vehicle gates and pedestrian gates. We also have several courtesy officers located throughout the community for added security. Maintenance requests are usually answered the same day or within 24 hours. For entertainment, we have a lounge with cable TVs, a Starbucks coffee machine, and billiard/pool tables. We also have a nice size gym and conference room. The office staff is incredible! They are friendly, helpful, and even give out treats to our doggies. Pretty cool place to call home!”

That's where it ends. 1. You are basically paying to live in a nice, high crime area. 2. ROACHES, ROACHES, ROACHES and I am just being made aware that this is a KNOWN problem. 3. The hallways are disgusting from trash drippings to dead roaches. 4. My car was towed and damaged. Therefore, I haven't driven it since it was returned to me. No one is willing to take responsibility. All I'm getting is "I'm sorry" and "we didn't do it." 5. ROACHES, ROACHES, ROACHES I am totally disappointed and disgusted with this property.”

There are no cameras in the hallways as an attempt to prevent any type of crime. Beware!!!! There are residents here that have low income status and section 8 for sure. This is not a community of professionals. If you bring the ------ here, it will be the ------. Additionally if you want a nice quiet weekend evening at home, rent elsewhere. Folks have had massive pool parties weeks in a row. If you have a unit inside of the complex be prepared to hear loud music and conversations every weekend, for hours at a time. Not my idea of a peaceful living situation and the courtesy officer do nothing. Additionally you will hear your neighbors that may not even be loud. I hear doors close all the time and this is from a neighbor below my unit. I hear of the roaches are a major issue. I have them spray my unit at least once a month. But if trash is not taken out by staff in an effort to prevent rodents , the roaches will continue. You can smell garage in the hallways from the trash chutes. The property is nice. They could have done much better with having both entrances on Fannin street. The one on Reed road is damn near to the construction site area and just doesn't seem safe at all. That road is two way but really only enough for one vehicle. Whoever decided on that must not have been in a realistic mind. I have several issues upon moving into a brand new unit. My unit looks like it has been occupied for years. Not what I expected being the first one to occupy. The craftsmanship is very sloppy and unit was filthy upon moving in. Maybe a blind person did my walk thru or none was done at all, unacceptable to me. I am still waiting on my professional cleaning job that was promised to me 6 months ago.”
