“El tengo idea como sera el infierno pero creo que a como estos apartamentos, ni se le ocurra mudarse aqui. el aire acondicionado no sirve, a cada rato se daña , cuesta que se lo reparen y solo dura unos dias y se vueve a dañar de nuevo , invasion de cucarachas, ratones , la tuberías de las aguas negras no sirven a cada rato se dañan y el agua de los sanitarios el agua no baja y si se descuida la mierda se sale al piso Estoy deseccionado de vivir aqui. lastimosamente voy a quebrar contrato En estos momentos estoy aguantando un tremenda calor”

“Like other reviews.. I moved in to a filthy roach ridden apartment. Roaches on the walls, in the fridge, in the FREEZER. The floor was sprinkled with dirty paper towels and cigarette butts. The smell was disgusting. This place is the worst place I will ever live I think.. I HOPE. If you want a small taste of hell, move into one of these roach ridden units. The gate is always broken, valet trash leaves trash bags behind sometimes, the pool has been closed all summer and is filthy. The stupid apartment bimbos let felons and illegal immigrants live here. How do I know? I was surrounded by them. One felon tried to sell me drugs and not a week later he kicked down his own door and I could hear the beating from inside my apartment. Fast forward to calling the cops.. and boom. Convicted felon. Straight out of prison. Another neighbor is an illegal. He said so. He can’t speak English and there’s 5 other people living in his unit. Not that you’d want to live here.. but if you do and you’re a white person— forget about it. They discriminate. I have seen it. They threw us into a vile unit AFTER making it extremely difficult to get approved. Our AC went out and guess what? It wasn’t fixed for two weeks. In 90 degree weather. What’s horrible is I’ve heard other tenants complain that they have been without an AC for over a month. The garbage disposals and dishwasher was broken upon moving in. The back sliding door has a hole in the roof so when it rains it leaks. There’s black mold in the vents. Insulation? Yea right. This place is horribly insulated. You’ll lose money even when your AC is working. Our mailbox was broken into twice. Pest control doesn’t work and even if you don’t use the service they charge. The office women are some of the most incompetent and inconsiderate people I’ve ever had the displeasure of dealing with. Getting them to do anything is like pulling teeth. When you tell them, one of them said “don’t tell me how to do my job”.. Well guess what? The property owner came by and I JUST so happened to speak with her. Guess who is getting fired? This place will give you depression if you don’t have it. This place loses power 24/7. I truly regret living here”

“I have been here more years that I can remember. The location is amazing, and the price is great for the area. Have I had issues of course but all and all I have stayed. If you would like value and locaion and can put up with the issues of being in a large city. This is the place for you!”

“It’s a wonderful place to live. It’s clean, quiet and very safe. The people in the office are amazing. It’s a great place to live great atmosphere and a very clean project. I’ve been here six years and I love it.”

“Terrible staff and even worse the management. My apartment was dirty when I moved in and was infested with roaches, rats and bats. They never did anything about it. Even called the police on them and reported them to the Houston apartment association. Bats would get in through the fireplace and ac ducts. We'd be eating dinner and they'd fly right in. Horrible experience. If you like trash, rats, bats and roaches this is the place.”

“Please please don’t move here manager doesn’t care about the tenants she is rude very rude. Issues in your unit are not going to get fixed till a month after if they have a maintenance on site which they never do, staff in the office is very rude they will laugh at your face literally very disappointed very disrespectful. Units are not done when you move in dirty make ready not even completar my stove was missing the drip pans is just horrible horrible dog poop everywhere no bags for the poop just don’t waste your time at all. THEY DONT EVEN GIVE A PIECE OF PIE FOR PEOPLE WITH DISABILITIES THERES TENANTS HERE THAT HAVE AUTISM AND THEY LAUGH AT HIM BECAUSE OF THE WAY HE IS THIS IS NOT FAIR. again please don’t move here if you want to get treated like ----.”

“DONT EVEN KNOW WERE TO START..FIRST OFF DONT WAIST YOUR MONEY OR TIME RENTING FROM WOODS OF LAMONTE!!!!!PEOPLES AC HAS BEEN OUT FOR MONTHS THERE I HAVAE NEIGHBORS THAT BEEN TO THE OFFICE ABOUT THE AC , AND ALL THEY SAY IS THAT THEY ARE BACKED UP, BUT YET YOUR 1 DAY LATE ON THE RENT AND THEY ARE QUICK TO EVICT YOU ..TENENTS SHOULD NOT HAVE TO LIVE THE WAY THEY DO LIVING THERE. WOODS OF LAMONTE ONLY CARE FOR IS THE MONEY.. THE POOLS HERE ARE ALWAYS CLOSED THEY ARE DIRTY ALL THE TIME HAVE NOT YET BEEN ABLE TO USE THE POOL. CARS GETTING BROKEN IN TO GETTING LEFT ON BRICKS. QUICK TO RENT OUT UNITS AS SOON AS SOMEONE HAS MOVED OUT THEY HAVE THE MAINTANCE FIXING THOSE APARTMENTS BUT SCREW THE ONES THAT BEEN LIVING THERE. NOW THEY ARE GOING BASED ON YOUR CREDIT FOR A DEPOSIT NOW THAT IS SO STUPID...RUNNNNNN FAR FROM THESE APARTMENTS ITS NOT WORTH THE HEADACHE ...HOPEFULLY THEY FIND NEW OWNERS BECAUSE THE OWNERS AND OFFICE STAFF AND MAINTANCE SUCK...”

“MY HUSBAND AND I MOVED FROM LOUSIANA DUE TO MY HUSBAND RETIRING FROM THE ARMY.. WE WAS LIED TO AND TRICKED THE APARTMENT WAS DIRTY WHEN WE MOVED IN NO CLEAN FLOORS, DIRTY EVERYTHING I CANT MAKE THIS UP...ON TOP OF THAT THEY HAD ROACHES EVERYWHERE WELCOMING MY FAMILY AND I SWEAR TO GOD..THEY PIPE BUST OUTSIDE MY APARTMENT WATER AND ROACHES EVERYWHERE OUTSIDE NASTY EVERYWHERE ON MY BACK DOOR WALLS NASTY....AND DONT FORGET THE RATS IN THE WALL!!!!!!!YES RATS FIGHTING EACH OTHER LOUDLY EARLY IN THE MORINING AND EVERY NIGHT YOU HEAR THEM WALKING AND CLAWING THE WALLS...THE FRONT OFFICE STAFF DO KNOW AND TRY TO TELL ME I DONT PAY FOR A BATHROOM BUT A ROOF OVER MY HEAD I HAD TO ASK WHO SHE THOUGHT SHE WAS TALKING TO HER CHILD AND WHY DO YOU SAY 2 BATH IF I DONT PAY FOR THAT WHY IS IT EXTRA THEN IF I DONT PAY FOR A BATH THE WHOLE OFFICE NEEDS TO GO IN THE TRASH WHERE THEY BELONG NEVER MOVE HERE TEAR IT DOWN INSTEAD AND DONT GET ME STARTED ON THE TWICE A MONTH GUN SHOOTING THAT SOUNDS LIKE THEY NEXT TO MY WINDOW THE ------”

“This has truly been the worst experience ever, the property manager and employees DO NOT CARE about their tenants, I have mold in my apartment that they fail to do anything about and I’ve been sick from it going on a month now. When I originally voiced my concerns Karen told me I was crazy and they refused to address the issue: I had to pay out of pocket to get proof of the mold and even now that I have proof and that the air quality is full of mold spores and there’s mold here management has done nothing. They won’t even hire someone who knows how to deal with mold. Save yourself the trouble and move anywhere else because it’s nothing but problems here and please let’s not get started on the roaches. They are true slumlords.”

“This place is horrible. I have been here so looking due to convenience and medical issues that restricted me from relocating several times but I have to find somewhere else. Maintenance is horrible. Your work orders dont get handled. The mildew and mold is life threatening and the office managers are not helpful. They both live on the property, rent free I'm sure, and there answer for evrything is "corporate makes those decisions". They never take accountability. False advertisement is at its best here. Please don't do your family a disservice by moving here. Gate is always broke, and for what, everyone knows the code. That fake security officer doesnt secure anything, dumpsters are in one spot and always nasty and there is no visitor parking or more than 2 resident parking.”

“Maintenance takes forever to fix things. Every time you call the office they act brand new or as if they really care about the problem etc for except for Jasmine, she's actually pretty cool and helps as much as she can, The office manager Angie is a joke, Karen is even worse., Martina lady is an extra pawn that just says " Oh no ok let me tell Karen or call, completely useless . Inside of apartments don't look anything like the pictures or the display unit. They look and smell as if you were in a motel. They don't fix things before letting you move in, all they do is paint over it. Mold all up in the windows and restrooms. No circulation what so ever!!!! Even when its 50 degree's outside the a/c still runs over and over cause of the no circulation. Easily about 73 degrees inside. Oh and don't think about opening windows cause they have no screens or offer any.. Pipes drip all night and loud, People enter unannounced or when your not home. They charge for absolutely everything but don't want to get things done. They give eviction notice on the 4th and by the 7th they are filing eviction through court. They can't seem to keep gates fixed. and their so called " courtesy officer that lives on property is another joke. Sometimes you'll see the car lights of the security drive by checking out the property for about all of 5 mins then its done for couple nights. If you ever go to the apartments look at the covered parking spots, they dont throw away old bulbs they just leave them all placed on top. Laundry on site but you have to pay $5 to get a laundry card to use them and that card can only be loaded during office hours, they are not kept up with either. Washer and dryer are very small!”

“Amazing experience so far grounds are nice and clean. The staff is very friendly! I love the convenient location to shopping and restaurants! Very close to 290 and 610 Apartments are also very cozy and spacious!”

“Roaches, roaches and more roaches. They are infested and smelled like a dead rat in the fridge so I did not use it. They sent pest control and gave me the bill. Still did not stop the infestation. Said first months rent free, but then did not put it in my contract. Thieves!!!! I paid for washer dryer connections that I could never use as the dryer hookup was missing and never got fixed. They said it did on paper, but it was not fixed. Security is a joke as the gates going in never worked and were stuck open all the time. They will tow you fast and parking is horrible.”

“the location is very good, the price is comfortable, but my apartment is infested with centipedes, in the room, living room, bathroom. They enter by windows and outside windows and the administration has not been able to solve the problem. I can continue spending thousands of dollars on products that if they do not attack the problem from the outside does not work.”

“I enjoyed living here, one of my best memories is living at the woods on lamonte. I lived in 4 different floorplans and it each one get better and better. If I ever had any maintenance issues, they where fixed in timely manner. My last apt there was the 3 bedroom and it was the best, quiet spacious and beautiful. I would recommend them for sure. The only thing I would say is they need to fix the driveway and need a nice paint.”

“I have lived here for one year and have had no issues! My dishwasher stopped working and maintenance was here the same day to give me a new one! I plan to resign my lease and stay another year! Overall Apartment is great and front office staff if very friendly and helpful.”

“i LOVE THIS PROPERTY FOR SOOO MANY REASONS... FIRST THE STAFF.... IF us as customers/residents would allow them the opportunity they are wonderful. Second..The Floorplans..OMG! there are sooo many AND they are soo cool.. Third ..THE GROUNDS, being they've been since 1975ish..the grounds are mature,, trees and plants and flowers EVERYWHERE.. you'll drive and be amazed at how HUGE the complex is. FOURTH..PRICING.. the RENT IS SO APPROPRIATELY set for our Economy....MY BUDGET..lol I highly recommend The Woods on Lamonte.. No body is perfect, I've had my fair share of issue with maintenance but I have learned that COMMUNICATION IS THE KEY TO EVERY SUCCESSFUL RELATIONSHIP.”

“I've lived here a while and there's a lot of issues that owners nor management are concerned with. There's no safety. Vagrants roam the complex and when you try to contact someone about it all there is is a answering service. The parking is a mess, with some residents having to park very far from their unit. No one has updated this because, according to management, it would be "a mess". The water is off regularly. There's always a reason like the boiler is broken, or the city had to work on it, but it's off too often... about once a month you're not going to have water or you won't have hot water.”

“I used to live here several years ago and it was nice quiet community with great management and staff, so when my husband and I started to look for a bigger place I thought why not give them another try since they were always so nice and anything I needed I could count on management. The current staff is nice and everything but the management sucks along with maintenance. When we signed the lease and did the inventory sheet we made sure everything that was wrong with the unit we wrote it down and turned it in they said that they start working on it asap. Well they didn't. There was a leak in the living room by one of the windows and all they did was applied silicon inside the unit and outside the window so no more water would come in. My vents are still moldy as ---- the water still leaks in from one of the big atrium windows and well so on and so forth, told them about the AC in the downstairs bedroom not cooling and all they did was come and check the freon on the unit and said it was good. Told them again about and explained to them that the AC is working because the rest of the first floor is cold except for the bedroom and they said it was the fan. Still haven't fixed it. In April we told them about our jacuzzi pump not working and about a week later the other pump went out and it took about 7 weeks for them to get replaced using the excuse of "well the store didn't have them and the maintenance guy went on vacation" (shouldn't he have told someone about what he was working on before he left on his vacation so they check on it). I did ask for me to be compensated for not being able to use my jacuzzi for the time that they didn't fix it since I'm paying for the luxury of having it but Stacy the manager at the time said she couldn't because the service request was done before she took office. Okay I left it alone. Fast forward to the August 17th we had storm and we noticed another leak in the living and told the office their response was well we have a roofing company that comes to the complex without notice and does the jobs that need to be done. Now we're having the Hurricane Harvey storm and our living room ceiling is leaking from several places along with the ones we had already told them about. I don't know what kind of management problems they're having because the complex had a manager but she left only after a month or so. They need to get it together and make their residents happy and comfortable because they don't live here and don't have to deal with the problems. I've heard several other resident complain about other things like bed bugs and things not getting fixed or if they "fix" them it's only temporary. We're both very unhappy in this place but signed an 18 month lease. Trust me as soon as that lease ends we're getting out of here and will make my voice heard because this community isn't what it used to be. WOODS ON LAMONTE YALL NEED TO MAKE THIS RIGHT!”

“Apartments management is ------. Takes them a while to fix your issues. The parking is is extremely ------. I don't appreciate it that those with more than one car can't have another vehicle on this property or it will be towed. Yet you have cars the are broken down in front of the office and they don't get ---- told too. I do not recommend this place.”

“I did stay here at one time for 10 months. Once they fired Ms Andrea because she was the only leasing agent that actually cared about her residents, the entire complex went str8 2SHIT!!! We were evicted right after Harvey all because the manager KAREN lied so much and turned on us in the END. We fixed all our own ---- in that ragedy apartment. There was water all over our floor, a tree limb went thru the window and we called that mf office for 2weeks str8 with no answer in September 2017 2get help and maintenance 2come help us. The office was not open and I called another manager who instructed me 2hold off on rent until they could come fix my issues because no one was there due to Harvey. October 10, we paid September and October rent but it was given back saying we received eviction papers for September and we never did!!! How did we receive eviction papers n the damn office wasn't open, we left 12 messages for maintenance and no respond. Hell no one could even work in September due to Harvey lol. They showed they true colors when this happened cuz we were not the only family thrown out on our asses with no help or explanation how the complex can lie in court and get away with it. Now they tryna send the account to collections??? 7,320 i supposedly owe... U can get it wen I die u lowdown mfz but hell even then i won't have ---- so they just up ---- creek without a paddle. Karen talked 2me everyday and assured me she was doing everything 2keep us there and that it was on corporate not her. Just str8 lied. We never got an eviction notice for September just for October and she stood right in court and lied. If u have any sense u will NOT rent here. These ppl only care about money and honestly if ur not -------- or Eastern Indian, they don't give a damn about you lol dead serious. If your black or white, push along they are gonna ---- over you. I liked it when Andrea worked there because she was a true Christian woman. They fired her because of that point blank period. That Ernesto guy is full of ---- too and will get an attitude with u quickly guess cuz he's not making enough 2get that surgery because he's a woman trapped inside a mans body... Stay away 4rm here, save your time and money. They FULL OF ---- AND EVIL... You've been warned.”

“The rent is reasonable compared to other properties. However, the upkeep and maintenance is horrible. The grounds are poorly kept, especially on weekends. A trip to the dumpster area literally looks like a landfill with mounds of trash, old discarded furniture and mattresses. Maintenance is extremely slow at repairing things, if they actually repair it. I literally spent a full weekend with a clogged toilet full of waste because they told me since I had other working toilets it was not an emergency. Nevermind the fact that this bathroom was in my bedroom and I had the inconvenience of having to utilize another restroom , not to mention the smell. The security is non existent and there was numerous break ins of homes and vehicles. Several robberies occurred and there was even a murder in the courtyard of the complex...YES A MURDER! Google it. The property manager has to be the most unprofessional, rudest, person I've dealt with no solutions, only attitude and broken promises. I paid $25 for a key to the gym, and it literally was closed over half of last year because all the equipment is broken. The pools have been shut down multiple times for health violations, and the sewer lines routinely over flow or backup and spew feces and waste onto the grounds. After reading all this you may ask, we'll why did you stay so long. At the time it was convenient for my commute to work and financially all I could handle. Do yourself a favor if you're considering this property....DON'T!!!!!!”

“On Saturday April 15th, my family and I went into the office at the Woods of Lamonte to sign a lease to transfer apartments to 3301 from 3815. We wanted the extra space for our soon to be born daughter. While we were there the previous tenant was dropping off his keys. I remember this specifically because they had the lease dated for the 15th by accident. We were told we could pick up the keys for the place on Saturday the 29th for a Monday move in. On Saturday we purchased a new washer dryer for the Sunday move in. A family friend helped me move in on Sunday morning. I spent the rest of the day reassembling the beds and bringing our clothes. At approximately 11:30 pm I was in the master bedroom when I saw what looked liked a bed bug. I tried to kill it but it jumped into the carpet. We immediately checked on our two sons and discovered their beds filled with tiny red bed bugs. We immediately called the emergency line at the apartments. Tony the maintenance guy came immediately. He took a pic of one and left immediately after the bugs came after him. My family and I slept half the night in the car then the rest at my mother's house. The next day I was contacted by management. They said the place was inspected on April 12th. I questioned that but they insisted. On Tuesday May 2nd, someone from Greenforest pest control did an incredible inspection and claimed he found nothing. I lost my temper and pointed out how bad that company handles roaches and questioned how they could be trusted to treat bed bugs. Stacy the manager attempted to be condescending and questioned my knowledge of the bugs. She became very quiet when I mentioned that the creatures and tiny and nocturnal. They asked what compensation was suitable to me while insisting the company is not accepting responsibility. She offered us to go back to our old apartment 3815 which we already had. Since Monday May 1st we have been living here with no furniture sleeping on air mattresses. On May 2nd Stacy left a message saying they won't pay for anything and more or less invited us to leave.”

“This place isn't amazing, but it isn't terrible either. There was a nice lady at the office Angeline (who no longer works there). The townhouse I rented was decent. My only major complaints were the insane amount of bugs they have and the absurd parking that was nowhere near my apartment. Their pest control does absolutely nothing. It went away after I bought my own traps and egg stoppers. One great thing I like about their apartment was the water pressure and the ease of hot water. However, the longer I lived there, the more problems popped up. I have not been able to use the upstairs bathroom for over a year and a half now. The faucets regularly become leaky. The lights both in the upstairs bedroom and dining area seemed to have short circuited out and the roof has been leaking for over a year. The front of the office are very nice people, but they pretty much have no power to do anything but write a work order. They made some promises to try to fix some of the stuff when I agreed to sign a new lease, but never followed again...I know they tried, but they have no say. The assistant manager seems kind of terrible, but I rarely interact with her so I don't know for sure...I just know nothing gets done. They will leave a ticket saying "done" with nothing done... The roof and toilet leaking seem like a health hazard and they will write multiple work orders every time I talk about a year is still leaking. They do seem to raise their rent about $50 every time my lease is up.”

“This is a really worthless place. The office doesn't no their job, maintance Jerry Riggs everything to work, and over half speaks little to no english. and it belongs to a company I would call Slum lords. They are full of roaches. the owner will pay for no improvements. My kitchen cabints have got I know 20 years of choc. brown on it, the inside looks horrible. The landscape is fair but that is to fool you. I have lived here in one apartment, waiting on and paying for another to be finished. Which is actully illegal. Im paying twice what its worth. Do not rent here. I am moving as soon as I can.”
