The There are leaks in the dining room ceiling, living room ceiling and bedroom ceiling. These are new pictures showing a major leak in the dining room. All repairs are made like a third world country without regulations, maintenance supervisor said he made the repairs but would not paint the water spots. These are new pictures from 3/4/2025, it was heavy rain all morning continues to leak. Can talk to management they lie and make excuses for the poor maintenance. Can wait to hear this explanation. Complex is managed like section 8. I'll talk about the roaches later.”

When you notify management, they act as if it’s a cleanliness issue, and not an issue with the property. I keep my apartment very clean, and I still see ROACHESSS come in from the walls and cabinets. It’s very uncomfortable at night as I’ve noticed, they’ve started to matriculate to my bedroom. Please look at the detail photos and see for yourself. I have killed roaches in a cabinets, in my pots, in my bedroom, everywhere. But management seems to think I have these issues bc I am “dirtyâ€� MANAGEMENT DOES NOT CARE!! DO NOT STAY HERE!!! Ps: The security gate is always broken. since I’ve been here in 2021 about 5-7 cars have been broken into. Management has to manage other properties in the area so they are never in the club house and they don’t answer the phone when you call the other property. All of the gym equipment inside the property is broken and they only have 1 set of dumbbells to workout with. The internet doesn’t work in the club house, there is never ink to use in the printer and the computers do not print. Lastly, to top it off during the summer months people come from other protierties to use our pool all while being extremely loud and not leaving until around 10:30pm at night. The property is poorly managed so not stay here!!”

They come out of the cracks of the walls in addition to the drains and they are nonstop. I have put in over four requests for for extermination, but nothing seems to work and the staff is a joke and they do not care about their residence. I used to love my apartment, now I dread living here due to this issue. It is uncomfortable to sleep. DO NOT STAY HERE PLEASE .”

I submitted NUMEROUS service requests for pest control to come and they come whenever they want instead of every Tuesday. Discovered where the roaches were coming from (from a huge hole in the cabinet), submitted a maintenance request to fix it yet the maintenance man just painted over the hole instead of actually fixing it! The people in the leasing office are no use, they NEVER answer the phone yet it’s during time of hours of operation. No one is ever in the leasing office here, but we have to go to the Elle to receive assistance. Yet, I’m injured and cannot move around as of yet. They do not care about their residents, we have a security booth but no permanent security to remain in the booth but the “nightly patrols” which is a joke. The property management do not care about their residents they’re money hungry and unreachable.”

— 8300 EL MUNDO ST · HOUSTON“If I could leave 0 stars, I certainly would. This is by far the worst experience I have ever had. To make an extremely long story short, I moved to Houston from TampaFlorida at the end of June. After doing a self guided tour and falling in love with the model, I moved in on July 1st. To my surprise, not only was the the unit was a completely different floor plan than the one I was shown, but also, the unit was filthy and in bad condition. I immediately went to the leasing office and spoke with Michael (who had been helpful up to that point) and was told that the floor plan I was shown would not be available until September/October.. then he went on to say "Well obviously we haven't done anything with your money yet"... which was obvious since I had just handed it to him literally 5 minutes prior. Realizing it wasn't his fault, I calmed down, expressed my disappointment and asked that he have the property call me the next day. I sent michael an email outlining several things that stuck out to me: The unit was not cleaned, the carpets smelled like they had been cleaned with pneumonia, the paint on the bathroom sinks had several chips, the cabinets and wood flooring also had chips and cracks in them, both mirrors in both bathrooms had large black stains and there were SEVERAL ROACHES!!!!!!!Next day comes... no call from the poor excuse for a manager, Jason. After 2 days of me calling to the leasing office asking to speak with him, he sends me an email stating that he was told I wanted to discuss somethings with him. After I got off work we spoke on the phone and I had to explain everything over to him because Michael never forwarded the email and Jason never thought to ask what my issues were before getting on the phone with me. He blamed the poor conditions of the unit and the lack of follow up on COVID and social distancing which made no sense. One person could have walked the unit and seen what needed to be fixed prior to me picking up the keys. I forwarded him the email and gave him a chance to read it. In the email I told him that I had to purchase a storage unit to hold my stuff because I refused to move my things into an apartment that was not ready and that was roach infested. He called back and offered a "solution". He promised to have everything fixed,replaced, cleaned and sprayed with in a week. He also stated that if after the changes were made, if I wasn't satisfied still that he would void my lease and give me a refund. 2 weeks into it, I had not heard anything from him. So I reached out and asked the status of the apartment. He stated that everything had been taken care of except the mirrors because they had to be ordered. As of today, the 22nd of July, the only thing that was taken care of was the resurfacing of the bathroom sinks. The unit still has not been cleaned and the mirrors have not been replaced. HOWEVER, it does look like they attempted to replace it a couple of days ago but ,The attempt did not go so well as evidenced by the broken glass everywhere (which I cut my foot on btw) and black glue/tar all over the walls and the carpet! Lol these people are super incompetent! Now the carpet will need to be cleaned and the wall will need to be repainted. Jason has not followed up with me at all during this process without me reaching out to him first. He lacks BASIC customer service skills and empathy for people. Save yourself the headache. Move somewhere else!”
“First of all, where is the property management??? Not anywhere near our apartments! The leasing office at the VIE is ALWAYS closed and tenants are directed to go down the street to the Elle if they want help, but then again they're never in that office either. Good luck getting them to answer your call or call you back. And the staff are super rude and disrespectful to the tenants. There are several broken down, trashed out, wrecked cars in the parking spaces that sit and rot for MONTHS. It says in the lease that they tow cars that sit in disrepair, but that's not true. But they do tow cars that are double parked in EMPTY lots. I had to double park my car because a moving truck was blocking my space. Unfortunately, I wasn't able to move it into the space that evening, so a tow driver, who was prowling the lot, decided to tow my car at 2:00 in the morning on a Saturday night. There were 5 open parking spaces on each side of my vehicle but they towed my car anyways. BUT 15 broken down cars sit in disrepair in our parking lot every day and not one one of them has been ever been towed. Then when I called the leasing office to ask why they tow double parked cars and not broken down cars, the leasing agent denied that trashed cars was a problem and acted absolutely appalled that I had doubled parked. Appalled I tell you! Why don't ya'll focus on cleaning up the broken down cars and crime in your apartments and give us double parkers a warning or note instead???”

Maintenance, ground keeping and noise levels were all within an adequate range and I have no complaints. The grass is routinely mowed and kept looking nice. Whenever something broke, it was fixed quickly. Your safety and personal property are at high risk here though. Multiple car break ins, people robbed at gunpoint in the complex and at one point, there were over 50 police officers searching for someone around the area. VIE doesn't have security like the sister property the Elle and their cameras are few and far between so once your car is broken into, the only evidence you have is a broken window. I wanted to save all caps for this, THE LEASING OFFICE STAFF IS ATROCIOUS. The rudest MOST incompetent GROUP of individuals. Borderline worthless honestly. Lost a rent check and then sent me an eviction notice after paying rent every month on time. You never know how much you owe them because their statements are never right. So basically in order to pay your rent accurately, you have to go to the leasing office every month to ask them what you owe and hope the incompetency doesn't cost you money. Good luck if you've signed here. I wouldn't ever again.”

The first year was significantly better then the second year, it has really gone down hill from there. Maintenance will come into the house even if you have told them to only do so when you are home, they stole something of insignificant value out of my home. I reported it to the office and absolutely nothing happened as usual. Both my cars were broken into, when i called the security at the Elle they told me they would look into it. They never did, because the security camera at the Vie is not even attached or working. The gate is always broken, and thugs come into the neighborhood and sell drugs. It is always people out on the balconies smoking pot and being loud and stupid every single weekend. It has become very unsafe and dangoures to live here. The management has got to be the absolute rudest I have ever seen, they hire children with zero work ethic or experience. They get discounted rates to live here and shack up 4 people in one apartment, and they talk down to people who actually are paying full price of 1700 dollars for 2 bedrooms. The staff is disrespectful and on some ridicules power trip as they will never be able to talk to people like that in a professional work place ever. Forget about reporting anything to be fixed, we have had a leaking shower for over 6 months and every time they come they do nothing but attach a bag to it. I have given pictures of this to management of course with no improvement. The parking lot is a place where wrecked cars go to die, as they are parked with no plated or stickers and all busted up after an accident. The ROACHES is your roommate, and of course pest control suck as well. I have pictures to prove all of this and i would looooove if someone from the office would have the balls to talk to me about some of these issues as i know they will read it and do nothing since that is their style. I am so so glad to be out of here this month and I have told everyone i know about the issues. I help the Saudi Arabians find apartments and this one is a nono so they lost like 20 apartment leases due to this ----, i will just take them to the Marquise instead. Please Please read the rest of the reviews from other people as they are true, we have had breaking over 8 in one night and the manager actually told me- Kids are out of school with nothing to do but get in trouble. That was her respond... DONT make the mistake I did, don't put yourself in danger as it is dangers asociated to living here.”

Also the assistant manager at the time, IVY was SO amazing and helped us with all the things we needed. We moved in Early May Late April. Since then we have not been very happy. Our A/C has stopped working AT LEAST FIVE -F I V E- TIMES. Not one, FIVE. Every time they come to "fix" it, it only fixes it temporarily. Not to mention it looks like my AC unit is from the 1980's. Now, I have a leak in my bathroom. A pipe was leaking and theres a long strip thats orange that leaks water. They cut a whole in the ceiling and it will not be covered up until a couple of days. The maintenance guy said it happens a lot to the first floor apartments. We are paying more to be on the first floor and this is what happens? ANOTHER THING. The manager is never there. In the past 3 weeks he has been out of town 3 TIMES and he is either also in a "meeting" or on the "phone". . No one is helpful, and they wont even move me into another apartment because there is a HOLE in my ceiling. Seriously, if you are looking to move here, think twice. We were seriously fooled, and have not been treated like we are apart of an actual community.”

They closed down the leasing office with no notice. We have no guard on duty, but Elle at The Medical Center does. Contractors whoop and holler at female tenants and walk around with beer in their hand while having contractor shirt on. Office manager thinks ok. Gate code published by mail box. Water, trash will cost you about $60.00 month here because it is divided among all tenants. Gate always broke down over weekend. Regret not listening to "YELP" from a previous "BAD" review. Be sure to get a copy of your lease you sign that day...Don't wait and listen for them to tell you the manager has to sign. GET A COPY THAT DAY WITHOUT THE MANAGERS SIGNATURE.. Just run, run, run. Be sure to google crime activity. Be sure to also check out the complaints from females living at Elle at The Medical Center. I see they have a special going on, they have so many available apartment for a long time. Can't wait for lease to expire in 2016.”
— 8300 EL MUNDO ST · HOUSTON“Beware the lease addendums. As written, they can an unspecified amount for trash pickup, presently just $5 per month, but it may rise. Also, each resident pays a fixed percentage of the total water and gas usage for their part of the complex. So, you can't control your water or gas bill. If others use a lot, you pay for it. It is $60 to 100 per month in the summer, and more in the winter when the boiler takes more gas to stay hot. I suspect that residents also pay for the water for the irrigation. Also, you can't move in unless you have proof of $100K in renter's insurance. They will sell you that too, for an additional $20 per month. Other addendums give them other rights and may authorize other surprising charges You have to sign them all, in addition to your lease to move in. Get copies and read them all carefully before signing. Sixty days notice required to vacate, two full months, even if your lease is ending. Written notice required and huge penalties if you overstay. Most air conditioning units are over 20 years old, so they are inefficient and expensive to run, resulting in high electric bills in the summer. Rash of break ins in the summer of 2014, some with assaults. Management just says that the police have nothing to go on.”
— 8300 EL MUNDO ST · HOUSTON“We have lived here for about 9 months and it has not been too bad. No major complaints, but a couple of concerns. 1. It seems that the gate is always broken. Recently they changed the system to call your phone in order to get in instead of everyone using the same code (safe change), but apparently not everyone was notified/paid attention because people are waiting outside the gate to get in and even driving through the opposite side (not safe at all!). 2. During the summer the water was turned off a few times and sometimes without notice! Most of the time it was not a big deal because I would be at work, but a couple of times its been on the weekend or in the evenings which would have been quite an inconvenience had my best friend not lived across the street. Instead of turning the water on and off and putting a "bandaid" on the problem, they just need to go ahead and fix it! 3. It is a concern when we hear about the few car break ins and thefts on the premises, but we do appreciate the office putting together a meeting to inform us, give us tips, and have us meet the onsite HPD officer and the other officer from the other apartment complex across the street. As far as the car break ins - don't leave things in your car and the theft of rims suck, but the officers gave us a few tips to help make it harder for thieves to steal them. Crime is everywhere so its always good to be cautious! 4. The AC unit is loud and a bit of an inconvenience when watching TV in the living room. It works well, just be sure to have maintenance change the filter from time to time. After awhile, we got use to the noise. 5. When it rains, be careful when parking in covered parking. The rust leaks from the roof and if you do not wash it off in a timely manner, it will take a lot to get off or even stain your car. We experienced that one time and now we usually back in all the way to the curb and there is space for it to drip on the ground and not on the vehicle when it rains. A few more comments: 1. The staff is not overly friendly, but they're getting better. Does not bother us since we don't have to deal with them often. Also, we're glad the office is open on Sunday! 2.The maintenance team was really quick at fixing our requests when we first moved in. They then became slow, but now it's ok and they usually take care of the requests the week of. 3.The water bill varies every month, usually the price is not too bad, but we would much rather a more consistent bill with only our water usage and not the usage divided between the complex. 4. Just as the office told us when we first moved in, you don't really need to pay the monthly fee for a parking spot. In our time here we've only had to park way across the complex a handful of times. There is plenty of parking, but you can pay the monthly fee just to guarantee there is a close spot every time. We also like that visitors can park anywhere that's not reserved, even in the covered parking spots, but it does get annoying for those who don't have a reserved spot when a neighbor has a gathering. We also like that majority of the parking in the complex is covered! 5. We've only been to the pool once and it wasn't too bad. It's not the nicest, but it will do. 6. The apartments are spacious and priced well. The complex seems a little older, but they have done some recent updates such as painting. Overall they look decent and the interior is not bad. For an older complex, we have never had any issues with leaks, etc. and no bugs (a spider here and there but VERY rare). 7. The Washer and dryer is older, but works well for us! 8. The bathroom's are spacious with a large garden tub. 9. The walls are a little thin, we can sometimes hear the neighbors if they play there music loud and hear people coming up the stairs. Being that we're on the top floor, its not overly loud. Overall the complex is not bad. We have enjoyed our time here and are even thinking about renewing the lease. We've looked at other apartment complexes and here you get a good size apartment in this area for a great price!”
“My family and I lived at El Mundo Park apartments for 4 years. On several occasions our water was shut off without notification and even several times with notification. After moving out we had a hard time getting our account closed. We called and left messages and for 3 weeks did nit get a call back. When I asked questions about my deposit it was pretty much gone. (take lots of pictures so this does not happen to you). I contacted the water company because our final bill had the wrong move out date. I had to call El Mundo to get them to fix it. More than a week later the problem was not fixed. The water company contacted them on my behalf and was treated very rudely. Not pleased!”
— 8300 EL MUNDO ST · HOUSTON“I moved here in May 2013 and I absolutely hate these apartments. I've been having trouble since I moved in and it's only been 3 months. The washer and dryers sucks! They are ancient and need to be replaced. It took them 3 months to replace my dryer and now my washer works horribly. The air conditioning is the worst. It blows hot air and when they come and "fix it," it works for a couple of weeks then its right back to blowing hot air. The maintenance men are nice people but they are not good at fixing anything. I moved from Avanti Cityside and I really regret doing so. Over there, if you have a maintenance emergency, they will come and fix it whenever you call. Whether its 9pm or 3am. That's how it's suppose to be. Here, they don't do anything until they get to work the next day and Lord know when that is. I'll be in the house sweating, no water, or no working toilet all day; which is how I am right now. This is bull ----! Please DO NOT MOVE HERE! I READ THESE COMMENTS AND BRUSHED THEM OFF BEFORE I MOVED IN BUT EVERY SINGLE ONE OF THEM WERE RUGHT ABOUT MANAGEMENT, MAINTENANCE, THE WASHER/DRYER, AND THE AIR. I CAN'T WAIT TO MOVE OUT OF THIS ------ PLACE!”

I call the maintenance office & they're so rude & tell me to call water company. When I ask what number, they said they have no clue. Besides, whenever my apt have a problem, I have to wait nearly a month for maintenance with the soak washing machine. The noise is so crazy. The wall is so thin, I can hear the conversation or whatever the upstairs doing. The garage roof is damaged & bent horribly. I definitely not recommend this place to any of my friends.”

Management was professional, knowledgeable, kind and courteous. Within the last 5-6 years things have really changed! I have had numerous leaks in my apartment. I was told the pipes were replaced and the problem was resolved, a few months later leak occurred again. Manager is hardly ever available. I had to wait almost two months to get a copy of my signed lease. Each time I would go to office to request it, I was told that the manager has not signed it yet and that I should receive it by the end of the week. There is a problem with communication among management staff. Sometimes messages or requests are not relayed to the correct person. Management makes me feel as though I am a nuisance when I got to the office to report a needed repair or state a concern. I would not recommend this apartment to anyone under current management.”
