“The apartment is located in a great location and has fast access to the I-10 and other parts of Houston. It is also near some shops, which is convenient. The staff generally try their best and work orders do get attended to but not always on time. Overall they are very helpful. The downside is that in recent months raw sewage has been leaking in the garage and it seems to have got worse. Whilst they do clean it up, it is disappointing they do not fix the root cause rather than just clean up. It is embarassing to have guests have to experience this. There is a nice cosy lounge for residents which has been upgraded in the last month but the wi-fi has not been working for the longest time so it does limit it as work area to an extent. Another issue has been dog poo which is frequently found in the flowers. Don't know to what extent management can be blamed for this if people cannot clean up after their dogs but better enforcement is probably needed. Overall, when compared to other properties it is becoming hard to justify the value for money given how much is paid for rent. Prospective residents would have to weigh up the pros and cons to make their decision.”

The washer/dryers were continually breaking down the past few months until they finally did (I wasted a lot of money during this), and it took weeks to get them repaired and now we can't wash clothes because everyone needs the washers. The a/c is on a chiller system and even though we pay $200 for a/c every month flat rate, we are not guaranteed to have a/c. The place is old and things break a lot; pipes, etc. The a/c was out for over a week last month and it was miserable to sleep in. Roaches are everywhere, no matter how clean you are. I see a lot of nice reviews about the staff, and I have never encountered a bad staff member, but they do not own the complex and there is only so much they can do to fix things.”

Loooooooove ------ in the office, always professional but a super sweetheart. Right by I10 and 610, Galleria or Memorial mall is super close. I got a gift for Christmas and valentine's day from the office. Love this place. Definitely signing another year lease in August.”

You have a lot of restaurants near by as well as stores and shopping centers like malls. The neighborhood is quiet. There are VERY minor issues. Visitor parking is very limited. Although they set a schedule for amenities they don’t abide by them for ex: the pool will be locked on a day they say it’s open. They randomly take out the propane tank from the grill in the pool area. Washers sometimes don’t work (only on one side of the building) and you do see a roach here and there.”

There are ROACHES, no matter how much you clean...they live in the pipes and come through the cracks where the apartments have not been maintained. Pest control has come in several times and sprayed a bit. It does nothing because the issue is underlying, inside the structure. This place needs a huge overhaul. I am so ready to move out. Don't move in here.”

The neighbors are very respectful and quiet. The location is perfect for me, a couple of miles from Memorial Park. I moved to this apartments based on location, location, location. And the price is also good. Everything I need (Groceries, restaurants, gym, movie theater, stores) are within a quarter of a mile distance. I feel very safe living in this location. There is plenty of parking.”

It has turned into SW Houston with ------ people smoking weed in the garage all the time on the 915 side. Pipes are super old, and they leak into the garage, and my tub had filled up with sewage at least once every 2 months. Kids run around under supervised. People let their dogs pee and poop anywhere.”

I had to move here quickly and they toured me in a very pretty decent part of the complex then they moved me to a part I didn't even know it was as there. Is very shady the parking is an issue. The manager ----- is horrible. All her employees ----- leave because of her terrible attitudes so you won't have no one in this complex to keep up with your issues and trust me they are a lot of issues in this place. It's full of roaches everywhere and they always want to go inside your apt just because.”

I have already made My name as a Public Figure. I havent ever had so much concerns about the Memorial side of Houston, until learning about the renting as well as demographics at Legends of Memorial, My Grand Daughter rented her studio apartments here on several occasions as well as attend College whilst working on a REL, and hosting Her DBA business operations. During the first lease term when ----- was the Mgr the Office and residents were well taken care of. However, during the final leased term, several concerns are to be noted here: 1.) I gave my grand daughter a check in the Amount of $10,304.27 to cover the remaining lease Amount, because I became concerned for Her safety and Health after a suspicious man broke into Her Home, and Violated Her. The Office was notified several times before the incidence that a suspicious man was stalking Her, and peering into Her apartment. They did nothing. The check I gave Her was temporarily Lost by the Mgr -----, yet later found by -------, and then verified submittal was given by --- and -----. The concern here is that nothing was done to keep the office tidy. In fact, on several occasion she My Grandauggther was Harrassed by the Leasing Attendents because of "supposed" unpaid rent, that was incorrectly filed by the Leasing Attendents -----, -------, and --- because the manager at the time ----- gave them bad information due to Them temporarily "loosing" the checks I was providing. Mind You, being the Guardian and Grandmother to My Grandaughter I took very well care of Her, submitting 2-3 months of rent at a time, to give Her time to Focus on College as well as Her entrepreneurship. 2.) The Leasing Agents hired after -----, whom included -----, -------, ---, and ----- each had bi-polarized attitudes, with abusive behaviorism, physically. I viewed several times where the hyperactivity of small children became bothersome to ------- and even ---, and both lashed out aggressively, either by yanking candy or snacks from the babies, or by physically spanking their hands as if these children were kin. 3.) There has been neighbors from units -------------------------------- that reported to Me about their roach infestation, Leasing Agents ------- and then, --- said they would send extermination to them including to My Grandaughters studio, and each of these residents had to live with an ailment that Violated the TAA Housing Authority code of ethics, that does not permit unsanitary or unhealthy conditions to be rented. We have photos of the terrible conditions found under the sinks, as well as corners behind doors right upon Move-in with the time stamp. 4.) Lastly, ------- and ----- did the opposite of residential help, by assuming My Grandaughter was moving out (mind You she had just paid 2 months of rent) when She decided to take My Advice and have a small garage sale, to make room for some furniture I was in process of purchasing for Her. This turned into a dispute about eviction clauses that completely went against the TAA Lease. Less than 24 hours later, after My Grandaughter confirmed She was not moving, an eviction notice was given, and followed by 24 hours to remove all of Her things from the apartment. By this time, there was a disagreement about whether or not the rent had been paid, and that same day, later in the afternoon, My Grandaughter provide the receipt given by ------- regarding rent Payment(s). The next horrid experience occurred when all of Her Belongings from Heirlooms, to New Furniture, to Self Made Artwork was taken out of the apartments without consent, and without Legal Amount of time, and thrown in the Trash Cans. When My Grandaughter returned Home that day and talked to the Leasing Agent -----, She apologized to My then, crying Grandaughter saying They found the checks for rent and asked Her why She didn't come get Her Belongings. The problem is no TAA Lease can "evict" anyone in 24 Hours, especially after having received the Rent Payment. After all of these illegal activities conjured by -----, and -------, primarily including with ---, I had to purchase new everything from furniture, or clothing for My Grandaughter. One thing that is irreplaceable is Self Made Artwork and Heirlooms, however because of Their illegal activities due to Their jealousy of My Grandaughter, Karma, Fate, and Destiny Will reign. I do not suggest these apartments. Yes the location is great and the interior is 65% well. However, the Authority within Legends of Memorial is irresponsible, as the Legal TAA Methods were not followed. The only employee I can say did some good in this is -----. For finding Our Rent Payments, and providing the appropriate receipts. However, no one needs to rent an apartment or studio that has no pantry, roach infestations, and incompetence from lacking employee Leasing Agents that do not have True Real Estate TAA Knowledge, such as -----, -------, ---, or -----. The employees should been throughly interviewed and hired for having communications, connections, Knowledge, Andy organizational skills.”
“Staff isn't that great. Parking is horrible. And me and my friends jokingly call it a roach motel. I don't really invite anyone over because it's so embarrassing. Ive fogged sprayed and done everything in my power to try to maintain a clean living environment. I had to move in here relatively quickly as my plans changed last minute before my last lease was up. Probably one of the worst decisions I've ever made. Can't wait until this lease is up and I never have to call this place "home" again.”

— 915 Silber Rd · Houston“No joke: this is my third time moving to Legends of Memorial in less than 5 years (moved for work continuously and personal reasons). This is the best value for your money without needing to compromise. Yes: the apartments are built in the 60s. Yes: the complex is small. But the property has been flipped to where you can't tell right off the bat it was built in the sixties. It is a quiet neighborhood right in the middle of uptown and the villages of memorial. I've came home late in the evening multiple times and never felt scared. The kitchens are adorable with clean black newer model appliances, and they have REAL granite countertops. The management team is awesome, They really do go above and beyond to make sure you're taken care of. They really do care. For what the complex has to offer for the price they go for and in THAT area, you really can't complain. I also lived in the complex during Harvey and not only did it not flood, but I didn't lose power, and even the UNDERGROUND parking garage didn't flood. Parking can get tight, but it's a small complex. Don't park on the line and keep your permit showing and you'll be fine. I've never had an issue with parking. No one can really complain with what the complex offers at the rate they go for. For only $700-$900 a month in that area they do offer more than other complexes nearby that go for the same price. If those small things bother you then you can go spend $1300-$1800 on a newer complex in the area.”
— 915 Silber Rd · Houston“This place is not for anyone that cares about having pride in where you live, or those with no self-awareness. I've lived here 11mo, 3 of those being during the summer. So far, it isn't July yet and the A/C has gone out(in multiple buildings at a time) 12 times. Example: I got an email at 11am that the A/C was fixed & by 5:30 O had to submit a maintenance request to have it fixed because it's 87 degrees(I have sick kids as well to add to the imagery). Broken glass across the courtyard ripped through paw of the new family puppy. And if you have dogs, there is nowhere to take your dog to do their business in the community. They advertise dog friendly, but they do not provide any accommodations. They require you to take the dogs off the property to do their business in a 4X4ft square that 20+ other dogs use(the family dog got Giardia twice, and both our dogs got distemper before we started having to walk them a quarter mile away just to pee). If you have kids: I remind you of the broken glass, the pool is closed by the city for undisclosed reasons, & the "security" gates work 20% of the time, but that doesn't matter because most have holes in them that you can reach through to open when the locks inevitably don't work again. So it's either you're locked out, or a "free for all" in this "gated access" community. Your car will be towed. Accept it. They don't care. One time it was because the tow truck driver "couldn't see" the parking tag(which was hanging off my mirror when I picked it up?) and another time because I parked on the line, which admittedly was on the line but not worth a $300 tow charge. I moved here after the hurricane and I honest to God would rather still be in the hurricane.”

Service requests are completed in a timely manor (lived in other apartments and it takes weeks to complete) Just found out the pools have been turned into salt water pools which is great! Parking use to be an issue but is starting to get better. The only minor issue is on the 910 Silber side the parking garage needs to be repaved, but other than that small issue I love this place and am looking to resign at the end of my lease for another year! Thank you Legends for a great place to call home.”

I'm very satisfied with my apartment its up to date, my favorite is that i have granite counter tops with wood floor. The location is great, very close to all the major highways. Friendly staff and property is kept very clean. Its a pet friendly community. I can't pick my neighbors but everyone seems courtesy and respectful. Requests are answered in a timely manner, rents are reasonable for The Memorial neighborhood. Plan to be here for the next few years!”

Roaches were falling off the ceiling, walking on walls, in my bed sometimes. MAINTENANCE, lazy people trained to just cover up the problems instead of fixing it. Always had to take it to regional management in order to get a problem solved, the office staff just are incapable of keeping track of work orders and make sure they get done. PARTIES? That's a different story, you will receive invutations, reminders and links to rate their latest event, but, they will always overlook or forget any urgent repairs you need at your home. They're office personel doesn't last, so they hire unprofessional people with poor customer service skills that provide a very deficient service that is far from fulfilling their "up scale, top of the top, luxurious apartment" that they advertise. I was there 4 years and I am leaving because they rented the apartment that I was going to tranfer to. I GUESS THEY FORGOT, AFTER ALL, I HAVE ONLY REQUESTED A TRANSFER 3 MONTHS AGO AND HAVE BEEN TALKING TO THEM IN PERSON FOR THE PAST 90 DAYS.”

According to what I saw, you should expect a lower rent and an apology letter... Like, sorry, we suck!!! The one star is purely for location and nothing to do with the apartments. 1) The new management and maintenance team is completely AWFUL! The front desk lady is rude and will not answer any request until you're yelling at her and she sits there and acts like its the first time she is hearing the complain or request. 2) Rent keeps going up. It BLOWS my mind as the quality of the place keeps going down. 3) Within a month the water has probably been shut off about 5 different times. Always someone else's fault of course (sarcasm) 4) Speaking of water, YUCK! I had to buy filters for the house because the water comes out yellow, sometimes brown. Its gross. I went to show management and she showed me a little tube with water that was apparently "lab tested" but also told me to let the water run for about 5 minutes then the water will be clear. Ummmmm ok 5) If you want to actually wash your clothes clean, their are a couple of Laundry rooms on Long Point about 5 minutes from the complex. The laundry room at the complex throws out hot water for like a minute then its all cold. Plus, Lord forbid I get yellow or brown water washing my clothes. 6) Valet trash. Sometimes they pick up your trash. Sometimes they don't. Sometimes they come at 9pm sometimes they come at 1 am. I can go on and on but you get the point. People keep saying you get what you pay for but at over $1100 for a 1 bed 1 bath no, they need to get it together. Do yourself a fovor and search elsewhere. Location alone will not be enough to keep you satisfy.”

The staff has been nothing but really nice and friendly since the first time I came for a tour. I don't have any complaints about maintenance since I hardly summit any request. When I was reading reviews before I moved in, I believed that people meant to leave only negative reviews and I should give it a chance just because of a great location. My big mistake! Now I would drive to work every morning from Dallas just not to be in this place. Even it says that place is newly remodeled, it is falling a part from outside and inside. My first week at this place everything broke down. Cabinet door, sliding balcony door, dish washer and the bathroom door literally stayed in my hands when I was trying to close it. It took them 3 weeks finally to come and fix it after 2 calls, one email and a visit to the leasing office. One evening I was sitting at the balcony enjoying the beautiful sky and on a sudden I noticed a huge rat sitting on a tree and staring at me. By the way I lived on a second floor. Had a hard time after that to fall asleep ,ohhh... I also have to mention that if you are a lite sleeper you will feel like the highway is going through your room. Forget to invite any of your guests, since they would not be able to find a parking spot. Even if you woke up in a good mood, by walking to your car it will disappear right away . On your way you will see unfinished gallon of a milk bottle, used condom and Walmart carts blocking your way out, since your neighbors stealing and driving them from Walmart. Terrible smell inside and outside of the apartment. Does not matter what you do , but be ready to have spiders as your roommates. The name is perfect for this place " The legends of Memorial" , I am so glad that now it is just a legend in my life. Hope I helped.”
