The parking situation is a lot tighter than leasing stated. Hallways are unkept. Pool area is unkept. Amenities are limited. Leasing agents are very nice, but that’s not enough for me to recommend anyone live here.”

The ball was dropped in many a ways and have been contrary to the warm greeting we were issued at time of touring. While some staff members have been helpful and communicative, the overall maintenance, upkeep, and management of the property have consistently fallen short of expectations. The property is advertised as a luxury apartment complex, but the living experience does not reflect that. Common areas, hallways, and exterior spaces are frequently unkempt, and pest issues persist despite ongoing complaints. Security and safety measures are also inadequate, which has affected residents’ sense of comfort and peace of mind. Transparency and follow-through are significant concerns. Many aspects of the property, including maintenance responsiveness and overall living conditions, are not accurately represented during the leasing process. This lack of clarity prevents residents from making fully informed decisions and results in ongoing frustration. Overall, while a few staff members are attentive and communicate well, the combination of poor maintenance, inadequate security, pest problems, and misleading advertising has made living at the community stressful and unsatisfactory. The property does not meet the standards expected for its cost or advertised quality”

The views from my windows and patio are awesome, the apartment has plenty of space, and the team here is hands down the best I’ve ever dealt with. Aimee is a rockstar, super efficient, quick to handle anything that comes up, and knows the area like the back of her hand. The apartment was spotless when I moved in, and I’ve been impressed with how consistent the events and food trucks are. The location is a major win too. You’re just minutes from the Heights, Galleria, River Oaks, and Montrose. Whether it’s tacos at Velvet Taco, brunch at Snooze, or a night out in Downtown, everything’s close and easy to get to. Couldn’t ask for a better spot.”

It’s been drained three times and refinished once since I lived here and it’s still green every summer when you need it the most the front gate or the gate to the garage is always broken and peoples cars are always getting broken into and wheels stolen one day there were three cars on bricks, my car has been broken into once. luckily I left the doors unlocked and they stole some sunglasses. They were $25. That’s why it was broken into but the fact that someone could even get in the garage to break in from residence and leave rocks or could be homeless people or vagrants that leave rocks to block the doors so they can get in without having to use the security system or people are letting friends come and go /being lazy”
— 4001 Fannin St · Houston“This is a message I just sent to management: I am writing to address my concerns regarding this entire move-in ordeal. First, we have been waiting since June for what was supposed to be an exciting move. Only to be hit with one issue after another. First, we were lied to about a move-in date of 07/27 by leasing agent number 1, who we found out a few weeks later was no longer with the company. Then, leasing agent number 2 not only felt that not communicating for two weeks because she was busy was acceptable and couldn't provide a move-in date, but was one of the most unprofessional leasing agent I have ever dealt with. Subsequently, leasing agent number 3 had a lackluster attempt to appease us. She did the bare minimum and then was moved to another property before we even signed our lease. Lastly, leasing agent number 4, who doesn't advise us that the air conditioning is not working until I'm there to pick up the move-in packet. So, now we're waiting for the air conditioning to be repaired before we can move in. Oh, but that's not all, I finally had the opportunity to see the unit that is supposed to be renovated. It is not impressive from the moment you walk up to the door. There is paint on the doorbell, separation between the floor and the cabinets in the kitchen, hardware missing on the drawer in the kitchen, the flooring is hideous and definitely not the color we were shown in previous units, and paint it already broken on the base board in one area. I'm sure there are other deficiencies. However, it was SO hot in the unit. I really didn't want to spend too much time in it. Lastly, leasing agent number 4 was supposed to give me an update on the air conditioning repair today, 09/24. It is now 5:02 pm and I have yet to hear from her. I will be posting this information everywhere I can and sending it to corporate. I feel we need some remediation. Especially since we have complied with every task asked of us in a timely manner.”

I was asked to move in early to an apartment where nothing was working and I have spent the past 3 months chasing every day yet there are still unresolved issues. The outside of the building is filthy. The pool has turned green, the elevators don't work, there is food everywhere outside in the halls. The trash is never collected and the building stinks.”
